I don't live in the states but if you are looking at carpet... I would look at the density of the carpet and the material used to make it. in the synthetic material you tend to have the Olefin being the bottom end, polyester being the middle and Nylon being the top. If you want to save money but let it last longer upgrade the underpad and use a less expensive carpet. The extra thickness in the underpad will extend the life of the carpet

Replaced carpet has to be reasonably same quality carpet. Since you have no knowledge of what was paid, the quality/pile/density, etc. there's really no way you could argue this. But generally if a renter is the type of person that damaged a carpet enough to need replacing, they shouldn't be arguing the matter anyway. These kinds of renters either have kids or animals that have destroyed it, or they themselves did it and had no regard for what happened afterward. In such a case there's really no one that would blame a landlord for anything he'd do to fix the place up afterward. Don't let yourself be one of those types of renters. It's supposed to be your home albeit temporary...it's not an animal crate.

Clear club soda works fairly well for spot cleaning on carpets. Club soda is simply carbon dioxide infused under pressure into water. It works in two ways: CO2 in water forms a mild carbolic acid which has an oxidizing effect on many stains; the bubbles go into the carpet fibers and help lift dirt to the surface where you can get it by blotting or with a strong shop vacuum. You can buy club soda anywhere or make it yourself with a soda maker. Lately, I've also been using a solution of Oxyclean for some yellow stains. Of course for greasy stains, a solution of dish detergent used with a fingernail brush works great. (Dish detergent is formulated specifically to capture and hold grease.) I use a solution of vinegar for cleaning piano keys, windows and mirrors but have not found it useful on carpets. Good luck with your new business.
Q: I've never heard of carpet tile. How do you install them and what are the advantages/disadvantages compared to a roll of carpet?Are the tiles cheaper? Easier?
Some hotels and even my Grandpa's nursing home are installing carpet tiles because of the ease of repairs - make a spot just lift up and replace the tile (not the whole carpet). But, in my Grandpa's nursing home the carpet tiles are fraying at the edges and it is pretty noticeable that the carpet is just carpet tiles because you can see each edge is....fluffy. Is that a good description? The fringe looks tacky. I think regular carpet would last longer. Especially if it's a high traffic area - or if it will ever get cleaned with a carpet cleaner - carpet cleaners really tear up the tiles. Seems like a huge waste of money to me.

Q: I have a new rug, 6 months old at this point, that constantly sheds. There's 'rug dust' all over the house. It sticks to my daughters feet and even ends up in her diapers. Does anyone have suggestions on how to minimize this problem. We love the rug and do not want to get rid of it.
Most rugs shed, but they do get significantly better over time. You just have to stick with it. Vacuum it regularly to tease out the bits of fluff that are ready to go. I myself got a new rug on Saturday, but it sounds like the next 6-12 months will be hell...!
Q: I have been instructed by my HOA to quot;Carpet all floorsquot; as I laid a vinyl plank and it's against HOA rules. Could I get away with laying carpet tiles over this? I have pets and I believe carpet tiles will work better as I can replace a tile if it becomes damaged.
