- Q: Our family just moved into an apartment with 4 year old carpet (the manager verified the installation date). We plan on moving in 4 years when my husband is done with medical school. We would like to pay to replace the carpeting, but the manager is claiming that the carpeting we are looking at isn't quot;commercial gradequot; and that it won't last after we move. The manager also claims that the carpeting that is currently installed could potentially last another 4-8 years. The current rule here is that if you damage the carpet and it must be replaced within the first 7 years, you must pay x/7 of the value. My question is: If we trash our carpet and move out in 4 years, they won't be able to charge us. Why can't I just replace it now with carpeting that I like? Does this sound right? - One reason you can't replace is because it isn't yours..you are only renters and until you get permission there really isn't much you can do If the carpet is bad, I would take pictures with or video with the date on them on hold on to that until you move out and get your deposit. He can't make you pay for normal wear and tear on carpet.

Let sit overnight, then vacuum. 7) Dry cornstarch sprinkled on rug and vacuumed. 8) Carpet Fresher 4 cups baking soda or cornstarch 35 drops Eucalyptus essential oil 30 drops Lavender essential oil 25 drops Rosewood essential oil or any combination of your favorite essentail oils Measure 4 cups of baking soda into a bowl, add essential oils. Break up any clumps that form, stir until well mixed. Before vacuuming sprinkle powder from a shaker type can or jar. Let it sit on the carpet for about 15 minutes then vacuum. 9) Herbal Carpet Freshener 1 cup baking soda, 1/2 cup lavender flowers Crush the lavender flowers to release their scent. Mix well with baking soda and sprinkle liberally on carpets. Vacuum after 30 minutes. 10) Sprinkle baking soda on carpets before vacuuming for a natural rug deodorizer

- Carpet is such a taste thing. I like level loop carpet (like most commercial carpet.) In fact, I like commercial carpet period, as long as it is made of nylon. IN your case, if you use commericial carpeting, make sure it is continuous backing that is water proof. Nylon will not stain, is very easy to clean with a steam extractor (buy one and keep it handy if you have doggies). The most important part is the water proof continuous backing...water cannot penetrate the backing and therefore, will not drag up dirt into the top when the carpet dries! Commercial carpeting is all moving towards squares that, when laid, look like a continuous carpet..the glue used makes it easy to remove and replace a square should it become badly damaged...no problems with the entire carpet! BUT it is expensive (and well worth the money)...figure about 30.00 a yard installed. No padding is used. Furniture does NOT have to be removed from the room. And it will last probably a lifetime under your wear/tear conditions. Install once and be done with it...therefore, choose a neutral tweed...biege with brown, black, gray, copper flecks will go with everything, anything in the future. Good luck, Goldwing
