Q: My ex landlord is charging me pro-rated costs to replace the entire carpet. While I don't think the carpet needs to be replaced, they said they couldn't get all the carpet installed before the new tenant moved in that they will replace the carpet upon the exit of the new tenant, whenever that may be. Can the legally do that? They've sent me receipts for the carpet cleaning have deducted the pro-rated amount to replace all the carpet. FYI I moved out the end of June, they sent me estimates the end of July now in January they've just sent me the invoices, I asked, for the work they completed, the new tenant moved in-in August.
They can't charge you for cleaning the carpet and also for replacing the carpet. If the landlord fails to replace the carpet I would sue him for the full amount that he deducted for the replacement. If he didn't replace it he can't charge for replacing it. It should not take more than a day to replace all the carpet in a normal sized apartment. Him telling you that he didn't have the time to replace all the carpet is total bull crap. In California the landlord is required to provide you your security deposit returned or a statement within 21 days after you surrender possession itemizing the reasons he is not returning any part of your deposit and the itemized cost. Also in California the landlord is required by law to give a tenant the opportunity to have a move-out inspection prior to vacating the premises. If he failed to ask you if you wanted an inspection you could be entitled to your entire security deposit to be returned to you.

Oh yes, a rug under the table is very popular in a dining room. There is often less textiles in a dining room compared to other rooms in the house, so a rug fits the bill. In order to pull this off and have the rug look right, it has to function correctly in two regards. First, it has to be in proportion to the scale of the room. Secondly, it is wise to get the right size which allows the chairs freedom of movement. Step foot into your dining room with a tape measure. The rule of thumb for a room size rug is to have the rug set within 12 to 24 from the walls--that is for a room size rug. An area rug under a dining table can be smaller and is measured as such: Pull the side chairs and the chairs at the foot and the head of the table out just far enough as if you were going to sit down. Now, measure how wide and how long the chairs are away from one another. That is the size of the rug you should purchase for under the dining room table. Idealy, the rug should be large enough so the chairs always are on the rug. Sometimes you can get away with being short, only if, when the chair is pushed under the table, all chair legs are on the rug. Q: My cat is 2 1/2 yrs old and I've had him since he was 6 months old. Within this past couple of months he started pooping for some reason on one of my kitchen rugs. I've tried everything to correct this. I've used Nature's Miracle, Vinegar, other pet odor removers, put food in the spot so he would avoid the area, and not only changed litters but changed to scoopable. NOTHING has helped!! At first changing the litters seem to help and I scooped it out every couple of days. My only other choice is to scoop it out every day and/or put him in a cage for a week all day long with his own litter to try and break the habit. Other than that I feel I've run out of options! HELP...I'm at my wits end!!!
You need to take your kitten to the vet. Cats will stop using a litter box if they have any kind of infection because it hurts to go to the bathroom and they associate the box with the pain. Their thinking is if they go somewhere else, they won't have pain because they figure the box is somehow hurting them. Any time a cat goes to the bathroom outside the box on a regular basis, the first step is seeing the vet to rule out any sickness/infection. If it's not an illness, your vet can offer suggestions to correct the behavioural issue.
