Q:My apartments carpet has been totaled over the years. I was living with a bad roommate and the carpet in his room has been ruined in various places because of stains. But i was looking at my lease and it says that it has a 5 year scale of 1200 dollars. I live in Ohio What can i expect when i move out in regards to the carpet. I have lived in my apartment for 8 years when my current lease expires.
It sounds to me that since you have lived there for 8 years the 5 year scale has expired. Most carpets in the apartment rental business are prorated during the 1st 5-7 years. The $1200 must have been the value of the existing carpet or replacement value. Over the 5 years of the carpet's life if ever it were damaged and needed replacing, the $1200 would be prorated with X number of dollars deducted for each year of wear and tear. This means that after 8 years the landlord would get nothing for the carpet as it lived out its expected life. It is true that carpet quality varies but rest assured it is likely that an average quality carpet was installed when new. Prorating a carpet is based on: age of the carpet, quality of the carpet, how much the landlord paid, and expected life. I don't think you are going to owe anything for damage to the carpet unless the carpet was still in pristine condition and even then you would not owe very much.
Q:could i turn my highland out in winter with a summer turnout/sheet with a rambo fleece underneath ( best fleece on the market ) because hes a highland i dont want him caked in thick heavy turnouts. i just think a summer turnout would be enough to keep the snow off his fleece which is really what i want. i will only use this method on snowy/frosty days.
Yeah maybe. But the thin rug may rip easily if he rolls on frosty ground and catches himself, or the snow may melt in the middle of the night and the water will seep through the rug and soak the fleece. You would be better off buying a proper turnout rug. Just use a old summer sheet and see if it works, if not, buy a turnout rug. Good luck! x x :)

Very common in a staple type carpet.. It will go away after a while.Only a continuous filament carpet will not do this.. There should have been a label on the back of the samples you looked at and they usually stated this.. Mine did in my store

If your putting it in just to sell it, why do you care if it lasts 10 years or not? Materials and labor for under 2000 may be a stretch, especially if you have a large area you want to carpet. If I were you, I would look into carpets that are not as expensive. The people who buy the house may not even like the carpet and rip it out and put hardward or a different color anyway, so lasting 10 years should not be a concern. That is a big part of your expense right there!

Rugs are normally synthetic so don't need the same daily care as leather tack. They are also not expected to last as long. If taken care of well leather tack can out last your horse, so it's well worth caring for them properly. You want to keep the rugs clean and dry for the health and comfort of your horse, but how this is done varies form owner to owner. In my case: My horse wears a sheet (or fleece cooler when it gets colder) next to her skin and I wash it regularly in the washing machine so she has a clean layer. Over the top she wears her turnout rug. When I groom her I first brush over the rug with a dandy (if it's dry) and spot clean if necessary. Then I remove it and put it over a fence or stable door and bang it against it. I can remove the sheet and shake it more forcibly (the turnout is too heavy for that). If the sheet or cooler is wet at all I hang them to dry and replace it with my spare (I have two of each). If the turnout is soaked through I'll replace it with a stable rug and pay a fee to use a heater to dry the turnout quickly (if I didn't the rug would probably still be wet that night when my horse is turned out out again). It's usually fine though and I use the turn out as a stable rug too, it fits better then the stable rug, and modern rugs can be breathable and waterproof. In spring both the turnout and stable rugs are either washed by hand or sent away for cleaning (my washing machine isn't big enough to take them) and the turnout is reproofed. It's also important to remove and replace the rugs at least once a day even if you don't ride. The horse must be groomed as sweat and grease can built up under the rug and the horse will also enjoy a good scratch with the brushes as they can't do that for themselves when they are rugged.

Holes in the wall are unacceptable although some scratches on the lower walls and baseboard are to be expected. If you have a stain master carpet it is guaranteed. Check the paperwork that came with it. For the prices they charge they should fix everything.

Generally (not a hard rule) leave about 1ft- 3ft if you are doing a rug for the whole room. A 6x9 rug is fine for 10x 10 room. It is easy to find for a ready made rug in retail about 6x9. I more expensive but good choice is an 8x8 square if you can find it. 5x8 would be ok but I would say don't go any smaller. Put the furniture on the rug you get, rather than pushed all against the wall.
