- My okorder for info on that one. We did that years ago....and it works for a while. It is not a permanent solution however. I remember we had to clean it really good with TSP rinse, then sand it clean again with TSP rinse let dry, and then using I think an enamel paint to paint it. That takes awhile to dry too like a few days, and re-coat it. And let that dry for about 4 more days...It did work for a few months or longer as I remember....but we ultimately tore it out and re did the tile.

Then put down a tile sealer after it's dried. This will keep them from getting dirty again so fast. If they're ceramic and have hard water stains or whatever on them, you can use Tilex for the grout and CLR on the surface. Put a moist cloth down and pour the CLR over it to let it soak for about 15 minutes. The hard water stains should soften and come up easily. BTW - if this is a mildew problem (like in a shower or around a bath tub), don't use bleach. For some reason, even though it kills the mildew initially, it actually fosters the return of the mildew quickly.

I have done my research and have a good idea of what I will be doing - beef up the subfloor with plywood and lots of screws for rigidity; use cement based self leveler to correct a mild slope; install backerboard or decoupling membrane (not sure which yet) followed by the tile.I have a plan, but plans tend to fall apart after their first run-in with reality. - You could try to re-seal the tile. Is your tile glazed? Glazed tiles should never need to be sealed, as the glaze is the sealer. Do a water test first to see if your tile is soaking up water. Put a little water on the tile if it turns dark, then your tile needs to be re-sealed. If you just want to make it shiny, you can try a topical sealer. Your local tile/flooring store should be able to help you pick the best one. There is also something called a 'wear layer' which is an acrylic floor finish that helps to keep you from wearing through the sealer. Again, your local tile store can help you with this step.

- hire a professional!! this is no easy job. yes change to backerboard. when you cut the old out make sure to cut it square. tape it ,and then use joint compound just like drywall. textured ceiling....use the tile to your advantage. cut the texture out at the point where you are going to meet and move the tile to cover it all the way around.
