Q: I want to paint my garage floor. I have never parked my car in there. There are some paint spots on the floor when I painted the walls. My questions are: Do I need to prime the garage floor to paint it? I saw something in HD today about etching it, what the heck is that? What would be the suggested way to properly do this? I'm not getting the paint with the colored flakes in it, i would just get regular garage floor paint.: Etch it with Muriatic acid. Follow instructions. Rinse well and let dry for a day. Marine epoxy with sand sprinkled on top as you roll it out will be very durable and last a long time.Again, check the directions as you may need to primer first.You can even wipe oil up off of marine epoxy paint...

So is it just a floor problem or is the entire house drooping, or settling?: Swagging floors can be caused by improper spacing on floor joists. However, when you throw the nail popping from the ceiling this becomes a concern. I would get a structural engineer in there ASAP. There is a chance that your house is sinking, and it's better to find out now then after you try things to fix just the floor. The other concern is that I seriously doubt, if your house is sinking, this is a new problem. I would check with the county where you live to see if there is a history of any building permits to fix a problem such as this. Also talk to neighbors, they usually know what's up.
