Bigger tiles are less labor intensive, easier to clean grout as there is less and more with today's styles. Purchasing it is not as expensive it's the labor. If you can measure the square footage then you have the area measured to call for estimates and can price/purchase tile based on that as well. I know that my bathroom floors seemed to be about $300 for labor or less. It took him a 1/2 day to lay it and then return the next day or two later to grout it.
Q:I want to rip up the old linoleum in my bathroom and install some tile. The previous owners laid the current layer of linoleum on top of the original linoleum. From the little bit I‘ve peeled up to look underneath it looks like chip board underneath that. Does that mean I need to lay some kind of backerboard underneath the tile? I also plan on tearing out the curent cabinets and installing new ones. Should I install the tile or the cabinets first?
A chip board product as underlayment for the tile would not work to your best interest. You can probably add the backerboard or a layer of plywood over the chipboard and deal with the added height, or you can peel up the chipboard and install a good layer of plywood and use that as your base.
Q:I am purchasing a home and need to change the flooring before moving in. I have hard woods and tile (bathrooms are tile). I HATE cleaning them. I do love not having any laminate in my house though! If I were to get tile again, I'd install warm floor underneath (they are cold in the winter, cool in the summer) and get a larger tile pattern so there is less grout to get dirty and need cleaning. Laminate, while not of great value for a home, is awesome if you have pets or kids and don't plan on going anywhere for a while. I would also consider hard wood sustainable options, like cork or bamboo.

Find the largest open square in your floor. Strike a cross from corner to corner of this square to get a center point. You can lay out some tiles based on this center point to see how it ends up running toward the door opening (also a significant sight line) and the walls. You don't want slivers of tile cuts at the walls or door opening so you want to manage the center point around these areas. Allowing for larger grout joints can help you with this issue as well though larger grout joints just make for more sanitary issues in a bath floor.
