- Q: Can I buy real estate in Australian while being a Russian Citizen and can I travel back and forth and what Visa do I need?
- This is what I was told when checking on property myself. Thank you for your enquiry through Real Estate.Com in regards to the above property. If you are an Australian citizen or resident you are able to bid at Auction in Australia. If you are a non resident you may need permission to purchase a property in Australia from the Foreign Investment review board. You will need to pay a 10% deposit and the settlement is scheduled for 30 days from the day of the auction. You will be signing an unconditional contract which means that once signed and the deposit paid there is no pulling out or you will lose the deposit.

- Q: How did you get started? How did you get the money to purchase your first house? How many homes do you own? Do you flip houses? Please explain...Any pointers to a young female trying to get involved in investing in real estate?
- All those answers are excellent. There is one sure way of making a lot of money in real estate but you must be smart and know ALL the figures. This method is NOT for amateurs: Seniors everywhere are downsizing, pssibly selling their homes they bought in the 50's or 50's and giving the money to their children in order to avoid death taxes etc. These people are looking to rent but only a BANGALOO, one floor is a must and about 1500 sq ft or so. Now if you can search and find such a home, even a fixer upper that needs a new high efficicency furnace and some insulation and perhaps new windows and you can buy this in a decent district and within walkiing distance of some stores and at a price about $130,000 (thisis just an example), you can spend $10,000 and rent it easily for $1000 a month. Your bank will want $10,000 down and you can get a 5% open mortage for the balance. After taxes you will be earning $3000 a year on this small investment. And if you put it up for sale within a year or so you will likely make another $10,000. Little packages like this is what millionaire friends of mine tell me they did, over and over, e.g. buy one little house, rent it and sell it .
- Q: I have been looking into this for a while. Can you guys tell me the UPS and downs of this career? Or anything you know about real estate agents. Please and thank you :)
- You do not have to be 21, or at least not in some states. I received my real estate license at the age of 19 and have been/and will be working as an assistant until this summer when I will start being a full time real estate agent. Most likely a company will take you in, but keep in mind that selling expensive houses and gaining respect will be harder than you originally imagined, especially if you are just selling as a side job.
- Q: i want to buy a real estate in usa . do anyone who can tell me a procedure of that purchase a second hand house . thanks
- OF COURSE YOU CAN BUY,$$$ IS MONEY. YOU WILL NOT BE ABLE TO GET A LOAN BUT IF YOU WILL PAY THE FULL AMOUNT THE HOUSE IS YOURS. MY BROTHER LIVES IN GERMANY AND HE BOUGHT A HOUSE IN AZ.
- Q: My girlfriend is set on being a real estate agent after high school. She has always said that she doesn't want to go to college because she doesn't want to go into debt when she doesn't need to. She thinks that you don't need a degree to be competitive as a real estate agent. Is this in correct? And if she would be better off with a degree, what should she major in? I thought Real Estate would be the obvious one, but it doesn't seem like it's a degree widely offered in schools that aren't giving it online. Would something like a degree in advertising be better?
- You ask if she would need a degree to be competitive...I would say no (and I'm a college professor that understands the value of a degree). The top broker in my city decided he wanted to be in real estate in high school...he enrolled in all the courses online and then moved to a larger city for one year to work under a top broker and learn the business. Then, he returned here and started his own agency. In less than two years, he owned the top agency in the city and was a millionaire several times over before the age of 21! A degree can be an asset, but in my opinion, real estate is a game of experience, contacts, and a sales personality (natural salesmanship)...the first two you can learn on the job...and the last is something you either have or you don't. ...and no, a degree in advertising would be a waste of time unless she wants to work in advertising. A degree in marketing would be better (more versatile)...but if she already knows that she wants to work in real estate, then she needs to get a job in the field as soon as possible so she can start learning what it takes. She can always go to college in a few years...perhaps when she's making enough in real estate to avoid going in to debt!
- Q: 1. Is investing in real estate time consuming?2. What's the cheapest way to invest in real estate?3. Can you buy a house or property in any state? Is it a good idea to buy a hourse or property outside of your state? If you think there are any other details I should know, please let me know. Thanks!
- 1. Yes, very. 2. im not sure what you mean, if you want cheap land look at places like Kansas and Oklahoma (although they may not apreciate much). REITs are a good option if you want to spend no more than a couple K's and want to benifit from land appreciation. you could just buy at a low point in the market (which certainly isn't now) 3.yes, although if you are planning to rent it you should probably buy land that you have quick, easy access to. if you are looking at running a multi-property out of state operation you could hire a manager to look after your places, find tenants etc. You should know that the US is way overbuilt housing wise and you would do well to wait a good 8-36 mos before investing.
- Q: Am I too young to start business as a real estate agent? I know a local place where I can take a course to become an agent and everything. If I like it, I'd like to become a broker eventually. Is it necessary that I have a college degree to do well? (2 or 4 year and what kind) Thanks.
- YES! As long as you haven't gotten any criminal convictions under your belt, that is. No felonies on your record. A degree isn't required, but if you plan on going into investing, or dealing with a lot of commercial transactions, some extra education along that line can only help you. To become a broker (at least in NY) you must have had your salesperson's license for at least 1 year..making you AT LEAST 19 years of age before taking the course/exams. This (in NY) is soon to change to TWO years of salesperson licensing before becoming a broker, making the age to become a broker 20. My best advice to you is to be a salesperson for quite some time before branching out. That way, you'll be better prepared to take on the heavy responsibilities of being a broker
- Q: Real estate has always been a dream of mines. I know its challenging but challenges build character. It seems fun and it has always been an interest. now this is a multiple questionwhat do you guys see in real estate in CTdo i need my license to flip housesdo i need my license to start a company like CT homes LLCalso when i go for my license who should i go with century 21 school, or through a college?
- Can't help you with schools on the east coast but can give you a bit of advice. Getting licensed is only your beginning. Be sure to go to work for a big company like Coldwell-Banker. Their hands on training is priceless. Get into a company that has a lot of agents who tour each week by bus. You learn more from the other agents, hearing them talk real estate than you will in your licensing course. Be sure you have a way to support yourself for a couple of years while you build your business. I'm retired now but loved helping people find their dream home and every home, no matter how modest, is someone's dream home. It might not be your idea of a dream but it is a step up for someone. From what I'm hearing this is not a great time to be in real estate so you might want to wait unless you are independently wealthy. I just heard that 90% of new listings in the NE are people selling because they are in default on their loans and that there is no money for financing so very hard to get a loan unless the buyer has the very highest credit rating and collateral. Tough times ahead for the industry like we had in the 80's with 18% interest on mortgage loans but we lived through it. Ate a lot of hamburger but made it intact. Good Luck and God Bless
- Q: How difficult is it to become a real estate agent in Beverly Hills or Malibu or Bel Air ECT places like that? How would you go about getting into a brokerage in the area? Any information you think I should know that I didn't ask of?
- Not difficult at all. First you go to Real Estate Sales Agent School and if you pass the course and exam, you apply for your license to be a sales agent. Once you have your license, you go to several real estate offices and apply for a job as a sales agent. Once you have been a sales agent under the guidance of a Broker for 3 yrs, you can go back to Real Estate School and study to become a Broker. Once you have your Brokers license, you can open your own office anywhere you want.
