- Q:Are there any real legitimate online courses you can take in CA that could get you a real estate license that is actually accredited?
- Like okorder as a place to take your license courses. You will see them on the state list as American School of Real Estate Express. Great State-Approved school with a long-time reputation in the world of real estate education. Good luck with your search!
- Q:I am a senior in high school and i want to be a real estate agent. what is the best way to go into it? go to college? is there a degree for that? or jut take one of those classes. i want to know all about it and what kind of real estate is the best and how much they make. please help!
- It is very easy to get your real estate license. There is a class you take and some fees associated with it but if you find a real estate you want to work for some of them will pay for your classes or 1/2 of it. There is no degree for it. Now if you wanted to start in real estate and work up to a loan specialist or something like that then schooling and a degree is necessary. But it may bbe different in different states.
- Q:what is the best real estate school for a business student in michigan (metro detroit area) ? (not really interested in online courses)
- My experience is that real estate school is only good for helping you pass the test and getting your license. When you get your license you should work with some experienced and successful agents and learn from them how you can be successful. So when you are judging the best school just look at what percentage of their graduates pass the test, at least I think nothing else matters because they don't seem to be able to actually teach how to be successful. ******************** Every real estate school I know is structured for people trying to pass the test. So if you want real estate knowledge for other purposes- I would decide exactly what you want to know and find a business school at a full university that teaches that particular thing. There are a lot of different areas that fall under the umbrella of real estate. For example look at the wide variety of questions in this category.
- Q:I have my real estate license in Texas but have never done any deals so I am very new to this. I want to sell my own house and wanted to make sure that I can list my own home for sale.
- As long as you are sure that if you met a complete stranger who had just gotten their license and had not had a single transaction that you would hire them, then by all means hire yourself. I don't mean to sound mean I'm serious!! Why would you represent yourself alone in such a complicated, litigious, costly area as real estate? You surely do know that obtaining your license didn't teach you how to actually do the JOB. Go to the office of your choice tell the Broker your plans and ask them how can I save the most money on selling my own home and do myself the least damage? They will think you are a genious for even having the good sense to ask. Then they will get someone to help you and give you a nice % discount.
- Q:Is there a website caculator, that shows how to live off Real Estate Investments. By borrowing the equity that has bult up in the property's. Continuing to rent them out, then Borrowing the equity that has built up again? Thanks
- Before you start, obtain a Real Esate license so you can do your own sales, make money that way too. You will also meet the right people and know the correct laws.
- Q:i am looking for a job in real estate or some sales job can anyone help?
- The biggest problem that I have seen with realtors is that they do not know how to accurately value a house. All they know is a bunch of sales baloney. That does not provide me as a buyer with any value whatsoever. If a realtor wants to have the privilege of representing me as a client, I expect that realtor to be willing and able to give me an accurate and competent estimate value of the true value of the house before I make an offer on it. Instead all I have seen is a bunch of realtors who are full of a lot of sales baloney but who have absolutely no competence when it comes to providing accurate information about the value of the house. How can a realtor do a good job representing a buyer if they do not know how to value a house? One of the most important pieces of information a realtor can give a buyer is an accurate estimate of what a house is worth so you know how much to offer and when you should walk away if the seller is not realistic about what his house is really worth. I am in the market for a house right now and I have talked with a number of realtors. They are all anxious to have me buy a house from them, but none of them can do a convincing analysis of what the houses are really worth. I have found my best source of information to be a real estate appraiser that I know. In fact I have recommended to him that he get his real estate license, because he would be much better than any of the realtors that I have talked to when it comes to providing an accurate estimate of the value of the house rather than a bunch of sales B*** S***. I recommend that if you are serious about real estate as a career that you get your appraisal license first and get at least several years experience as a real estate appraiser before you get your real estate license and start representing clients who want to buy real estate.
- Q:I bought some investment property 2 years ago for $15,000 , rec'd a quit-claim deed, now 2 yrs later I am applying for a loan to fix up the property; have been notified by the title company there is a $21,000 lien agains the property; the perrson I bought property from had taken a loan out 6 months prior to me purchasing; now I cannot get my construction loan until the $21,000 is paid to the lien holder; I know I screwed up 2 yrs ago by not checking the title; lender is not pursuing the borrower of the loan for default in payment and will not give me any information to locate the person I bought property from, lender advised me he has over $500,000 worth of real estate transactions with this person and is not going to do anything to him. What recourse do I have if any? I believe this is some type of fraud; and only way I can proceed with my loan is to pay the lender the $21,000 for him to release the lien. doesn't seem fair. please help, Thank you Tammy W
- Let me make sure I have the facts straight: 1) 2 years ago, you paid someone $15,000 for some investment property. You paid this amount of money without having a title search done, and getting a warranty deed? 2) You are now complaining because in order to get a loan for the property, you are being held accountable for the lien on the property. 3) If the the person you purchased it from was a realtor, and/or you used the services of a realtor to represent yourself, you *MAY* have a suit for professional negligence/incompetence. It would be, in my opinion, professional malpractice for any real estate professional, (including an attorney if one was involved) to allow the sale to go through without a warranty deed and a title search. As you probably know by now, a quit claim deed makes no warranty of title. It just says that the person granting to you the property does so. A warranty deed, on the other hand, warrants or guarantees to you that there is a clean title. You need to consult with a real estate attorney in your state to determine what might be done. The attorney will assist you in finding the individual to help recover your money, because it is probable that there is fraud involved. Unfortunately, the chances of you recovering any monies from this individual may be pretty slim, based on the fact pattern you gave us. This should be a reminder to everyone reading this: DO NOT buy any piece of real property without a title search and a warranty deed. Never sign anything you don't understand without asking a lawyer about it. If you need a lawyer and don't have one, contact your local or state bar association and ask for a referral to a real estate attorney in your area.
- Q:I am a college student in Tx. I read up a bit on how to get a real estate license. I am considering taking classes at a community college. Has anyone ever done this?
- Go to the local Realtor's Association (You should be able to find them in the yellow pages). Our Realtor's Association offers the class as an 8 hour a day, 2 week course for significantly less than the tech school (though it is exactly the same materials and often the same instructor). The Realtor's Association will also be able to give you an idea of the fees you will pay to hold a liscence, and a list of Broker's with whom you can interview for a position upon completion of your course. I love real estate - it's fun and interesting and all the wierd little twists that have cropped up on the last year really keep me on my toes! Good luck!
- Q:Im taking the 75 hour required course for the New York Real Estate License and I was wondering if anyone can tell me what exactly I should focus my studies on. Im not looking for whats on the test exactly, but more of what certain aspects should I focus on that will get me more prepared to take the exam. Thank you in advance.
- Sounds like fraud to me. Look it up. Did you are taking the elemental licensing direction? Sorry, however I feel that if you're taking into account the way to cheat in simply getting the license then after you have it you are going to now not be an excessively well agent. But, I knew plenty of them in my day. Oh, incidentally, when you do have a license and do some thing that's said you'll be able to mainly be arrested for a prison. At least that's Florida legislation and I suspect that NY has identical legislation. I recommend you are taking the examination your self or discover another employment. Perhaps you would run for public workplace.
- Q:I am just starting out as the Administrative Assistant to a real estate agent team. I want to know is it possible to be a part time real estate agent if I decide to complete the license process. Are there any legal or ethical ramifications to doing this on the side of my full time job. Do I have to share my commissions/income with the team even if its on my own time or with another agency? How do you stay loyal but make extra money in this industry? -Breaking into the industry
- In North Carolina, one can only become licensed as a real estate broker. The study for a real estate agent has been combined. Loyalty floats out the window when you become licensed. Your fellow co-workers will wonder if they can trust you around their clients and the services they offer. For instance: 1. As an Admin. ***'t, you are probably a salaried (or hourly) employee (guaranteed income). Sales people are paid by commissions. No sales - no income. 2. If you were to represent a client interested in buying one of your co-worker's listings, then they'd have to exclude you from conversations. For instance: Your co-worker represents Client A (Seller). Your client (Client B) is a Buyer. If Client A's property hasn't sold in 3 months, and confides to your colleague that s/he is willing to accept $20,000 less - and you overhear of it AND tell your Client B - (and Client B has possibly considered offering full price), then your colleague and Client A will feel cheated out of $20k. Its unlikely that the Broker-in-charge of your firm will allow you to be in both roles. And yes, the BIC can/will take a % of your commission.
