Q:I am a real estate major, and I don't intend to graduate and sell homes like others do. I want to get into heavy scale real estate investments and the like. I also want to go to law school after that and see how the combination goes. But I still dont' know what will make me a unique realtor from others who did not have a BA in it. Pls help. Thank you
The difference is your degree. In other fields, having the appropriate degree can enhance your salary and make you more promotable. In the real estate investment field, I'd imagine it will be an advertising tool. I have a 4 year degree specializing me to work in this field, unlike other real estate investment advisors who haven't bothered to take advanced training. That sort of thing.

It possibly a good inspiration to come to be an authorized actual estate agent. Courses are taught at most nearby neighborhood faculties. You want a base before you invest. The actual property direction, and expertise will give you that base.

The real estate schools teach you to pass the state licensing exam and you actually learn how to do the job from the Broker that hires you. Beware that you don't get paid until a property you list or sell closes escrow and in the meantime you have expenses to cover( ie office expense,cellphone,car and gas,advertising, mailings etc etc). Some new agents do not see a paycheck for 6mos to a year from their start date. Good Luck

As the others said, no you are not required to own property to be a real estate agent. In most states, you have to take a course, pass a background check, take and pass the test. It was almost $2,000 for the course, the background check, testing fee, membership fees, etc., etc. when I was licensed. You are essentially your own boss, so you have to be disciplined, organized and meticulous. It is very easy for new agents to fall into bad habits, and they do not become successful. There is a high percentage of people that enter the business and leave within 6 months without closing a transaction, most quit within 2 years. But if you have the right skills, are a people person, can develop good work habits, are self-motivated and are a good negotiator, you may do fine. There is no typical day for me in this business. It usually starts off with me checking my emails, looking at what is new on the market today, generally working on the computer. That is where any consistency ends. On any given day I could be showing property, going to a closing, fixing problems, working on my marketing, listing property for sale, cleaning my car (you take clients out in your car, it has to look good), developing advertising, holding an open house, chatting on various social media venues, negotiating offers, doing paperwork, volunteer work, it goes on and on.
Q:I checked ROTH IRA but that does not seem to allow for real estate investments. My goal is to put money in a retirement account and then withdraw to buy land and real estate with it.. any suggestions?
You are speaking of a self directed IRA account. I find this to be a very effective means of investing in real estate. There are tax advantages, that would kick in when you are at retirement age and would use portions of the funds in this account., There is no limit on how much the account is able to purchase and earn as there is on how much you are able to contribute each year to this type of account. You make the decision as to what the account would purchase, you may use this account to purchase mortgage notes make mortgage loans, bridge loans to investors that would need funds to rehab investment properties. I have not experienced too many negative things that would prevent me from continuing using this tool to amass retirement funds that are not currently taxed. You are required to have a third party handle any transactions of the account. Find a good local account manager that understand your goals and would be well versed on real estate investment. There are many IRA managers, however many are not knowledgeable about real estate investment. Most are familiar with stock and bond investments in these type funds. Investors an make money on houses in various ways, buying when the market is good, renting it out and allowing equity to grow, while getting some or most of the mortgage paid. Many buy and flip it within 30 days, which gives them their best shot at not having to pay many of the fees involved in the transaction. Others buy fixer uppers, short sales or foreclosures, keep it, flip it or renovate so that they can increase the value. Some do much of the work themselves (for the highest profit), others hire contractors. Realtors only do well if they sell very expensive homes and that is because the commissions are ridiculously high or, if they sell many, many homes. Not all realtors do well and some can't manage to sell one house. Sometimes, a large realty company will give someone two years or more to try because they aren't losing anything but, people are either are good at it or they are not. It is ironic how some realtors can make a really good living because it does not take any kind of degree to be a realtor. You can be a non-educated high school drop out. A short realtor course and a test (that practically anyone can pass) licenses you. However, if you can't listen to clients and realize what they want in a home or if you can't sell a home, you won't make it. Nobody is going to give you a listing without experience and initially, you will do a lot of driving, showing clients homes.

Real estate agent is a generic term and indicates the job title or description. It can mean either a broker or a salesman. Realtor on the other hand is a trademarked term and can only be used by real estate brokers who are full members of the National Association of Realtors. A real estate broker's license is a state licensing requirement to engage in this profession. A real estate salesman's license allows an individual to work in this profession under the direction and oversight of an employing broker. I hope this helps.
