Every state is different, but most have a bureaucracy that handles the licensing of Real Estate Agents, and some states have their real estate transactions handled through attorneys. In California, all you need to be a Real Estate Salesperson is a license from the Department of Real Estate. You do not need a college degree. Rather, you need 3 college level courses and then to pass the state-issued test. There is a higher standard to become a broker. If you become a salesperson, you must necessarily work for a broker. There are many different skill sets used in Real Estate, but not any particular major (again, no college degree needed). Writing skills, people skills, analytical skills, sales skills, and common sense are all good to have! Finally, Real Estate Agents do not make a salary or regular paycheck. They earn money as they successfully complete each transaction, on commission. In times when the market is hot, it is possible to make quite a bit of money, but in a bad market, it can be extremely difficult to pay the bills. Many Real Estate Agents have left the industry during these difficult times to find a steady paycheck in another industry.

Yes Real Estate is a great part time job! Of course you need to analyze the market in the state you live in. There are some start up costs and ongoing costs that you have to be prepared to fork out and if there is an overabundance of real estate licensees in your area it may be difficult to obtain any market share. The best thing to do is get your license and host open houses so that you can find good buyers to work with. I have known many people who have worked in real estate part time on evening and weekends for years and have been able to steadily make an extra 30-50K per year.

I'm not a real estate agent, but when I moved down here from NY a couple years ago I couldn't meet anyone who DIDN'T have a relative selling real estate. I tried working with 6 different ones of them. None listened to me about what I wanted. They all kept pushing their own ideas trying to put me in a development. I thought the agents in NY were bad (from a consumer's point of view), but let me tell you - YOU DON'T KNOW BAD. They are what drove me to start doing my own searching for a home, signing with a custom builder only working with a realtor, under duress, to find the right lot to build on. The other answerer is right. Go into one of the many medical fields opening up as all the baby boomers get older. At least you know that will be an industry that will expand over the next 20 years or so.
Q: Located in Florida now.After hours of reading, it seems the more certifications/licenses you have the better (as opposed to working your way up)Step 1 is attaining the following:- Florida Real Estate License- Florida Real Estate Appraisal License- Florida Real Estate Brokers License (Don't really see the point of this one)- CCIM Designation- (someone even mentioned a mortgage brokers license)And obviously in between read as much as I can on the field.After attaining these licenses, do I simply apply to work for a company?Should I try to get a job as soon as I get my basic license and get the others on the side over time, or is it best to get ALL of them ASAP and hit the ground running?Any advice here? Go to your favorite bookstore, grab a comfortable seat, and check out the most current books, since the market has changed considerably. Dearborn makes a good set of books tailored to help with prelicensing and post licensing classes. They would definitely give you a taste for what you have to learn: real estate in general, real estate law, financing, title and survey, closing procedures, commercial and residential properties, ethics, licensure and continuing education, and a little bit about marketing and business plans. Real estate is tough these days. You start by hanging your license at a firm that has strong programs for new agents. They do not park you in front of some stupid videos or webinars, they get you real training. How long it takes you to make it to the top depends on you.
Q: Is it possible to start collecting renthouses while working a trade? Im a floor layer and im trying to pick up a part time job if i get the part time job i should start making around 800 a week. Is that insufficient to take on a journey like real estate?
Most real estate investors get involved in investing in real estate on the lower rungs. They would purchase a cheap property that is in need of repair. Fix that property up and use it as a rental or flip it so as to have sufficient funds to repeat this over again. Keep in mind that ole uncle Sam is taking a look at your income, so make sure you immediately place some stock in keeping at least one of the flips as a rental to offset your investment income in paying taxes. You would want to do the following in order to be successful in doing real estate investment #1. Books Purchase or read as many as many books as possible about real estate investment, the type properties you would or should purchase. These books would give you theory about real estate investments #2. Real Estate Investment group You would want to join the local real estate investment group. This group would verify the theory you are learning from reading the books as most of the investors you meet would have experience in most phases of real estate investing. Normally you would be able to attend a few of the meetings prior to joining. You would be required to pay for the cost of a meal. Normally the cost to join is not that much. Q: I was lying in bed halfway sleep this morning and i over heard a infomercial about how regular everday people where making big money in real estate buying and saleing foreclosed homes. They sounded genuine . I never realy considered doing this and don't know the first thing about it. Can anyone tell me how i get into it step by step?
I just got licensed, and I don't plan on quitting my day job anytime soon. I am not depending on it for making any money for a while. I have been doing some advertising and I hope that someday I will make some money from it. I have made some $$$ on a home in CA and moved to MO and have 2 rentals plus my own home. I have also bought a bit of land I can build on. Whenever the market turns, I plan on using the equity in the rentals or selling them to slowly build out the land I have. I have been licensed for only a couple weeks, and only talked to a few half way interested people but nothing is yet to come of it.
