- Q: I am a single female considering moving and beginning a real estate career in Lincoln, Nebraska. - Being single has nothing to do with being into real estate. Your career and relationship status are to totally different/separate things. If you want to go into real estate, then do so. You do what you are most comfortable doing. If you currently have a real estate job with some company, keep it until your own real estate business takes off. That way if your own doesnt work, you at least still have a job. If it does work ut well (business is making a stable profit and you are able to hire certain amount of workers, in about 1-2 years after you start it), then you can leave your current company. One more thing, keep in mind, housing inventory is very low in most places and may or may not stay that way for sometime. That is a problem for many realtors and buyers.

- You can do it but only if you know what you are doing. However do not believe the companies which tell you it's easy and will explain it all for a large fee - it ain't! In the current market in the UK (and I guess the USA is the same) funds are tight, margins are squeezed and you can't get 100% mortgages. My advice is don't start now unless you have lots of capital and are prepared to do a lot of leg work to find good deals in the right places. The companies that offer to do it for you are usually taking a profit themselves as they buy at a discount, sell to you at a profit having probably also taken procurement fees mortgage and insurance commissions as well. All their profit comes off your investment and reduces your equity. PS If you are in the USA you could get a Real Estate licence but every other person has one and you are unlikely, in the present market, to arrange many sales. In the UK you can be an estate agent without a licence but the rules governing property dealing ane tight - Google Estate Agents Act UK

I imagine all you need is good credit. You'll learn the ropes when you flip your first home. Make sure you get a home inspector to inspect your first home purchase. - No, real estate is not the same as it used to be ! I am also wondering about future career aspects and considered a lot of different fields. I would say business anything in business from marketing to advertising. That is where the big bucks are ! People that work for real estate agencies are at risk because as soon as the economy drops you loose your job ! I advise you spend your time doing research anything that will keep you one step ahead of your opponent. Hope this helps.

- I worked in architecture and engineering as a graphics specialist and project manager for almost 10 years before switching full time to being a Realtor. We also have to engineers in our office that work part time as real estate agents. One of them, a structural engineer, quit his job this year as he made over 100k as a real estate agent. Considering this was one of the worst years in 10 in the Denver market. That's pretty good. If you want to be an Architect, I assume it's not about the money. It will be a long hard haul until your making good money as an architect. I would highly recommend taking an online course to get your real estate licence. I completed all the required course work online in about 5 days. The costs for the class, my license, insurance and my Realtor dues amounted to about $1500 for my first year. There are lots of small brokers/companies that would be more than happy to have you and there is potential for a lot of money even without going full time. Look for one with a niche that will make it easier for you to compete as a young broker. You would most likely be on a commission split between 50% and 70% on each deal depending on how you get your leads. You should look for a place that doesn't charge any desk fees. My last year part time with my architecture job I made almost 35k spending less than an hour a day following up with clients and leads as a Realtor. Bottom line, I highly recommend it. The return on your investment into being a Realtor will make you a better architect by having a better understanding of the value that your buildings will bring to your clients. And of course, you can make a lot more money than as an architect if you apply yourself. You can also be both without any real problems but you will have to learn to manage your time well as you will be getting calls on a regular basis. Good luck

- WHY do you specifically want to become a real estate attorney? Usually, you can't become JUST a real estate attorney - you usually have to do another field of law also. Right now, there are NO good reasons for becoming an attorney. Jobs in the field of Law are drying up FAST!! This is not a good field to invest time and/or money in!! Many reasons. THE main reason?.........We simply have WAY TOO MANY Attorneys! - we have a GLUT of Lawyers! So.........even IF you would finish law school, you probably won't be able to find a job when you are done. The law schools know this >they know the market/economy is SATURATED - but still they recruit and continue to churn out graduates. If you want a JOB when you are done with your studies, consider and look into the field of HEALTHCARE! <THIS is where the jobs are! and scholarships! Good luck.

- The steps involved are listed on the California government website (see below) - a relevant paragraph to your question state: Courses must be three semester-units or four quarter-units at the college level. Courses must be completed at an institution of higher learning accredited by the Western Association of Schools and Colleges or by a comparable regional accrediting agency recognized by the United States Department of Education, or by a private real estate school which has had its courses approved by the California Real Estate Commissioner. Search for approved statutory/pre-license real estate courses. Guessing a real college would be easier, but you might find an accredited online course through their listings (link on their page.)

- When you trade up in real estate, you're not actually trading anything. You're selling a property and using the proceeds of the sale to buy a better, more expensive property. Real estate only truly generates income by being rented or leased out. You buy or own the property, and you charge someone rent to live there. If this income is greater than what it costs to own it (mortgage, taxes, insurance, etc.), this is called a positive cash flow and you're making money. You can kind of consider a property value going up over time as being income generated. But, this income is only on paper, and is not realized until you sell and take your profit.
