- Try okorder . It is well worth it and is easy to use. I tried it for $29 for six months enrollment and passed the first time. I would recommend it. They also have flash cards that helped me alot.
- Q: What is the best way to buy a house/comdo? Dealing with a real estate agent or just calling the phone number on the for-sale sign? what's the difference? What's the difference cost-wise also?
- There is no difference in cost to the seller. If you hire a buyer's agent that agent is paid out of the commission the seller has likely already obligated themselves to pay. If you use the seller's agent that agent will receive all the commission themselves. The seller's agent is obligated to get the best deal for the seller they can possibly and legally do. A buyer's agent is obligated to look out for your best interest. A buyer's agent may be able to negotiate a better price or better terms for you, and will make sure you get the home inspected and other things that will protect you.
- Q: I want to take some classes to better my Real Estate, but not real estate classes... Any advice?
- If okorder .
- Q: I have registered for a real estate course from my college, however, I was wondering if it was worth it to get my license or if it would just be a waste of my time.
- First let me say that jvazjr07 should tell us where he is getting his info from, because his is WAY off. According to CA Dept. of Real Estate the licensee count is 532,301 (brokers and agents), according to the US census (population projections 2007) CA’s population is 36,857,000. This works out to be closer to 1 in 70 than jvazjr07 1 in 5. You’ve got to be careful of that internet bogus info. I had a great time reading workfortoday’s response. He obviously hasn’t experienced a down market before. And while I’d love to believe in his timeline I’m not even remotely buying into it. So lets get to your question. And of course no one can really answer that for you. But my son, who is 20, just got his license about 6 months ago. Rather than listing and selling houses he chose to get into the mortgage business. He took a job as a loan officer a month or so before he got his license. The first place he worked the fees were outrageous and he didn’t make much, but got a real live education. After a couple of months he moved to a better shop. Now he’s pulling down $6k+ a month, paid off all his bills, and paid cash for a real nice motorcycle. I’m a broker in a couple of states and basically retired on the income from rentals and real estate investments. It can be a good life, but when you start out you have to work at it, my experience is that if you wait for it to fall into your lap, you won’t be in the business long. If you treat it like a “real job” and put an honest 40 hours a week minimum into it, it won’t be long before you will be trying to keep your on the job time down to 40 hours a week and making good money. One of the best and worst things about real estate is that you will be paid exactly what you are worth. Some flourish most quit in a couple years.
- Q: Im Still A Beginner to The Stock Market And Everything i Had Posted A Question Earlier about investing in SIRI but the answers given to me have helped me out tremendously into investing in Real Estate. I'm 15 and i would like to buy shares and have this for 2-3 years and i plan to graduate high school and go to College..i have 250 dollars as a budget..in the stock market its very little but im trying to do my best to invest in the next 2-3 years and make the best of my budget to later buy myself a car or use it for college funds. My Spotlight is reasonably on Real estate and i was looking at this stock that was referred to by a answerer by my previous question.
- Easy part first. You can calculate the number of shares you can afford as shares = ( AmountToInvest - Commission ) / pricePerShare There are many ways to invest in Real Estate via the stock market. There are homebuilder stocks, lumber companies, real estate management companies. There is a whole industry called REITs (Real Estate Investment Trusts), with subindustries for office buildings, malls, apartments, storage, etc. You could choose an individual REIT stock (example: CBL), an ETF of REITs (example: VNQ) or a mutual fund that invests in REITs (example: VGSIX). As you continue to learn about investing, you will see that there is a great focus on earnings and earnings per share (EPS). For REIT analysis, substitute FFO (Funds From Operations) for earnings. That is the basis that sell-side analysts use and how REIT estimates are expressed. A great source for info on REIT investing is NAREIT. For mutual funds, look at Morningstar.
- Q: I have heard that there is plenty of money to be made in real estate investing but I don't really know how true this is. I really want to know before I put in my hard earned money.
- Like the old joke goes, it is easy to make a small fortune in real estste: start with a large one. Bottom line is that while it may be possible to get rich in real estate or any other field, there will be nothing easy about it. And nothing certain. And it will probably take far more of an investment of money and effort and take far longer that you would ever anticipate. So you better get at it right away. Good luck.
- Q: I'm looking for a good site to search for Seoul real estate but am having a hard time finding one, any suggestions/links?And I would prefer the site in English please
- It is relatively hard to find real estate online in Korean. Things still work the old fashion way. You go to a real estate office in the neighborhood your interested in, and the agent( usually an older man) will take you around based on what you're looking for.
- Q: I'm going to college next year and will be studying real estate. I wish to open up my own brokerage which brokers high-end homes and property. I've grown up wealthy and lived in high-end homes, therefore giving me experience about those kind of properties. My aunt who is a top executive at Prudential said she will gladly help run my brokerage and I value that very muchShe recommends that I also do investment properties like house flipping and such. Having an investment department is something I would consider. Capital isn't a huge problem and I definitely have the BEST mentor-ship available. WHAT DO YOU THINK I SHOULD DO OR KNOW ABOUT GETTING INTO THE LUXURY REAL ESTATE MARKET?
- There is no need to go to college for that, invest your time in marketing or business administration. A brokerage doesnt broker homes. You employ real estate agents that pay a portion of their commission to you. They list the homes they want, doesn't matter if its a 20million dollar home or a 20k condo. Maybe you mean real estate agent? Focusing on more expensive homes? The problem there is finding the clients, if you came up in a wealthy social group it may be easier for you. Becoming a real estate agent is fairly easy and just requires classes and some fees. The brokerage requires you to be an agent for a few years first, more classes and licenses. I primarily do investments but I highly suggest spending a few years doing traditional real estate before stepping into this world. Whatever you may think of your mentor, if they are an agent working for prudential they are not that successful. The successful agents own their own brokerage and don't give a % of their income to a broker.
- Q: I am just starting out as the Administrative Assistant to a real estate agent team. I want to know is it possible to be a part time real estate agent if I decide to complete the license process. Are there any legal or ethical ramifications to doing this on the side of my full time job. Do I have to share my commissions/income with the team even if its on my own time or with another agency? How do you stay loyal but make extra money in this industry? -Breaking into the industry
- In every state there are: 1. Real Estate Agents 2. Real Estate Brokers Only brokers can receive commissions. Agents are subcontractors or employees of brokers. As such, agents can earn compensation off the broker's commission. An agent must be employed by a broker in order to work. Agents can only be employed by one broker at any time. So, if you were to try to sell real estate on the side, you would either: 1. Get licensed as an agent and work for your current employer (i.e., the broker that owns the office) 2. Get licensed as a broker and work for yourself. (As soon as your current employer learned of your broker's license, you would be fired.)
- Q: would like any advice on starting a real estate investment company in Milwaukee, Wi.
- this is the WRONG time to start investing in real estate. Wait until values decline further.
