- You have to take certain basic Real Estate courses which are offered in some community colleges or you can take quickie prep courses at Anthony Schools which gets you to pass the state exam without in-depth understanding. Then you get a conditional sales license and have 4 years to complete two more classes and then you get a RE sales license. You put your license with a real estate broker. You then have to find leads and make contacts to get listings. The core course is Real Estate Principles.

- You should have a contract for your compensation signed by the broker and you. If you don't you might loose your cut, alot of brokers do this shady stuff. I would also go into the office and talk to them in person.

- Hi Cam, How do I say this and sound beliveable? I'm NOT a spammer, NOT affiliated with Carleton Sheets, NOR make a penny by saying this but I actually began my career by watching late night infomercials by him and Russ Whitney and bought these programs and the returns over the years are incalculable. I'm sure you can find these free somewhere now on the net, library etc. but suggest you buy since I think in those programs (I have the bank account to show it). Just seems fair for their time. Anywho, the biggest thing to remember is DON'T use banks if possible. I found partners, angels (private investors), creative financing, even trading a truck for a down payment on a rental, etc... and never borrowed a dime from a bank. It's common sense. Building/buying a personal home is TOTALLY different than investment real estate. I'll make it simple. EDUCATE yourself (I started before the net and now there are TONS of resourses available). I believe in basics. Beg, borrow, steal, buy, whatever Carleton Sheets course and just read it first. You WILL know where to go from there because it will open your mind. May sound corny but it sure worked for me. Good Luck

- I think real estate property administration is kind of a joke certificate/degree. I worked in property management, made about $33k with benefits, and had no background in it. I had some office experience. You certainly don't need 2 years of schooling to go for a real estate test! Requirements vary by state, but in Mass we had only to take a short course (usually offered in the continuing education branch of a community college) for like $250, to be eligible to take the real estate agent test. Real estate agents, at the entry level, are basically glorified door-openers. You drive around and unlock houses for people, and they look around. The broker does all the heavy lifting as far as legal stuff is concerned. Being a real estate agent is a tough business, most people don't make it a year, because you spend so much time and money in hopes of getting a paycheck, which is actually pretty paltry once a sale is made. To work in a property management office, they don't usually expect you to know everything, just be able to work a computer, fax, etc. Working in a property management office usually entails dealing with a lot of crazy, unreasonable, angry tenants. If it's something you want to explore, taking the basic course and real estate license would allow you to work as an agent, and it would also look good on a resume when applying to property management companies. This all sounds kind of dismal, but knowledge about real estate does really come in handy, and of course there are many avenues to pursue besides agent or office... like owning your own rental properties (which is tough but potentially lucrative, if you have gained the knowledge.) Can't really help you with the childhood education thing, cause I can't stand kids.

- Q: I was having a discussion with someone and we were discussing careers. I said that the best field to go into is medicine because you have potential to make millions of dollars, think about it, if you are a simple chemistry major who works in a lab and creates a drug or something that is very useful, there you go. I know that is a fairly vague example but you get my point. My friend said I should go into real estate because I am money hungry with isn't true but I do want to be a millionaire which isn't uncommon and I will be rich one day. Anyway, down to the point. Simply, how DO people in the real estate business rack in millions of dollars? I would assume you have to own your real estate business but that means millions of dollars that need to be there. How do some of these people in this field go from nothing to everything? Oh, and please no flaming, even though it is probably inevitable.

If you can put $400/month into a Roth IRA from age 25 to age 65, you'll have $3,600,000 Most people can, they just don't want to, because they'd rather spend $400/month on car payments.
