Q:I just graduated college with a bachelor's in marketing and I decided that want to get into real estate as a career. I know I have to get licensed, take pre-licensing courses. However, do I get licensed before I apply to different agencies? Or should I do this while I'm taking the classes, or do these places like to wait until your licensed before they hear from you? Also, does it matter where you go to take these classes? Like, in college, the more prestigious the college the better? Or as long as you get your license, thats all that matters? I know these questions sound completely amateur and I have been doing research over the past few days but, I can't seem to get a straight answer. Thank you!
Here's how you do it: Contact the two or three largest real estate firms in your area. Ask them about their pre-licensing exams. Most will offer them. Try to choose a company you might like to work with. But that's not a requirement. Take the pre-licensing classes in as short a time period as possible. A typical schedule might be two evenings a week and all day Saturday for 3 weeks. Something like that is good. Don't stretch it out over months. Reason: The only reason you're taking the classes is to pass the licensing exam. A lot of what you'll learn will have no real use...but you need to know it. So you cram it into your head. Don't do an online-only program. You'll need to ask questions and get understandable answers. Don't do it at a community college. Those programs take way too long--like 2 hours an evening once a week for 20 weeks. You'll forget most of it before you take your state exam. But it doesn't matter where else. No, it's not like choosing a prestigious college. The only thing--THE ONLY THING--that matters is getting the knowledge necessary to pass the state licensing exam. Once you pass the pre-licensing program, you then take the state licensing test. Once you pass it, you can work with (not for--you'll be an independent contractor) any brokerage you want. It makes sense to seriously consider the one that you took the pre-licensing courses with--but that's not required. As a newbie, look for one that offers continuing education and additional support. You'll get a lower commission, but it's worth it. They won't be interested in you until you get that state-issued license. Your questions are good. However, I don't understand how you could have been doing research for days and not getting a straight answer. That concerns me. Hope that helps.

I am very bad with talking espeically with job interviews. Please help...where can I start to talk about myself with what topic? I am a quiet student back then. So I'm not that active. If you are interviewing at a real estate company to become a Realtor things are completely different than any other interview you have ever been on! You have to remember you will not technically be working for them but will serve as a revenue source for them. You need to be prepared to ask them more questions of what they have to offer you than any amount of information they want from you. This interview is 100% a 2-way street because I am willing to bet there are dozens of other options available to you. It is good to be prepared for questions in an interview, but in this specific situation the issue is close to moot because they will offer you a job regardless! That being said, if you are shy and don't like to talk to people you don't know, you might want to rethink your career path. Real estate is a sales job and requires exactly what you fear to be successful. I am not saying you can do it, I am just pointing out the obvious.
Q:Are people still making decent money in real estate even with the exceeding numbers of foreclosures? What is the median range of salary for first year real estate agents? Also do you receive base salary as well as commission?
real estate agents make money when someone buys or sells a property. It does not matter if the owner of the property is making money the agent would still get a commission. Every agent I have ever met does not get a salary. They only get a percentage. It is pretty much like they are running a small business. So median has no meaning in real estate any more than the median amount a small business owner would make in the first year. Often an agent might actually lose money for a while. They would be spending money of education, licensing, supplies, clothes, larger car, computer and other things even before they make their first sale.
Q:I am looking for anyone that has information about Keller Williams Real Estate office in Riverside, or redlands, surrounding areas. I hear keller williams has good training. That its a great place to work for as a newbie. Anyone knows of what the monthly fees are, and if they help you get started to produce income right away. I already spend on the classes, I didn't know that there was gonna be monthly fees, other companies charge as little as 400 a month,. hi yannets, one thing about real estate, whether there's a good trainer, you going to spend a lot of money first to get into it. be careful, i was once victimized by real estate brokers (4 of them). i even paid a lot of money for training that they promised - real estate is an experience learned, nobody can shoot it in your head just like in regular school. they will not take your hand unless it is your mother, and lead you to your success. why? because you a competition of your broker, and other realtors. you have to be a member of the association and that itself is a lot of money (approximately 1200.00 up front). ask about referral commission this is when you refer a lead to your broker (if keller williams will be your broker), if they will give you a 10% out of that deal. every broker has different way of doing brokerage. make sure that you will learn all the forms that you need to be able to function in your office and forms to function to sell and buy real estate. foreclosure homes has different way of buying and selling houses - a little bit complicated than regular, and almost all houses now that's in the market are foreclosure - this is a good thing to learn too. and try to learn how lenders work with realtors too. goodluck.
Q:I want to be a real estate investor for rental properties. Ive been working at different jobs and none of it interests me. I want to be working in the field somehow and get some experience. I am 17 right now and completely clueless as I would get into the industry even at 18 which is just months away. A job as a secretary in an office would be fine I just desperately want to get a real job away from the fast food and retail industry. Thanks for any advice:)
You need capital to be an investor. Unless you have as trust fund that matures when you turn 18 I don't think you will succeed. Training is the answer to getting a decent job. Take a business course at a good Community College and get back to us in three years.
Q:I used the agent to sell my house and he took to to some houses I was interested in buying. I signed a contract with him but want to know this. If I found a house on my own and went there and the agent never showed me the house (although he did send it to me after we looked at it) can I buy the house and cut the agent out of the commission even if I was in a contract. The seller will move on price more if we do not have an agent as it is a new home?
It is far better that you wait according to the contract you signed, other wise the agents lawyer will make your life miserable for a long time.
Q:This is a feild that really appeals to me. I have always been interested. I know it's hard to start out...I have tried and gave up once because of the costs....I was going in debt...lol. I held off on real estate until my children were older because I did not have someone to drop the children off with at a moments notice.,(I was a legal secretary title company closer, which provided me a structured schedule that worked with small kids), and if you are working hard enough to get that phone to ring, there will be those moments notice. Strong buyers know they are few far between and expect to be treated appropriately. Both professions entail a lot of self marketing Know how. As the previous poster mentioned its go/go/go. You must enjoy people resolving issues. YOU are the one that has to decide what you want to do, take it from there. The plus with a small baby, he will sleep a lot so you have time to take online classes learn as much as you can. As to the companies, Interview them, decide where you feel comfortable, don't just run to the first one, but do look around and find your fit. I have met quite a few people who worked for builders and exclaimed how easy it was to get buyers, in most states that is not the case any longer and they are being let go, only a select few remaining. With a real estate company you will get as much experience as you want, I wish you the best and enjoy the baby..
Q:I have a BS in Information Systems from a private university. I'm currently working as an IT Analyst making 40k, I hate my job (although I'm grateful to have one in this economy).So far everyone who I've met who is in real estate sales loves their job. Are there day to day things that you hate? In my job for example, I am chained to my cubicle whether or not I have any work to do and I cannot do anything entertaining or I will be fired. This forces me to stare blankly at documents pretending that I am working. The minutes feel like hours.
In the current real estate climate, real estate agents are looking for other ways to make money. It is simply not a good time to become an agent. Even in good times, only a few make the really big dollars. If I were you, I would change employers instead of careers.
Q:I’m planning on getting my real estate agents license in the next few months in California. I’ve heard that Century 21 and some other companies have their own courses. Is it better to attend their course or just a regular local real estate school. Also what companies are good for new agents.Any advice you can give is appreciated! Thanks!
If you can get Century 21 to give you the necessary courses to pass the state exam without paying a school. They have to teach you the classes that the Real Estate Board requires. Are you sure the classes at Century 21 are not the two classes you need after you get a conditional sales license? I went through the whole process of taking the right classes at Anthony Schools live, then took the state exam and passed. But I went to a few real estate companies and could not get hired because at the time in 2001 I did not have a computer or a car and I did not know how to generate my own leads. I thought they would provide leads but they didnt. I went to Prudential, Pacific Union and Howard Allen. These are in the bay ara.
