Then set your sights on learning as much as you can about the construction, development, marketing and financing of real estate as there is available. It can be done either way. There are companies that provide licensing courses, some R/E companies offer training or you can study on line. You will need a broker to sponsor your license if you pass the state exam.

You do not need a real estate license to invest. You need a passing mark of 80% to get the license. The course is not cheap and monthly expenses as an agent are very high. Do some research.

If you feel as if you would want to hire one for some reason then that decision is yours to make. Most states have in place a lot of agencies that would protect you and make sure things are handled properly according to the state laws of the state in which you reside. In California we have escrows and title to handle most of the paper work in closing real estate transactions. These two companies working together make sure the property is properly transferred, they ensure that all the funds are given and paid to the proper individuals. They also make sure a clean title is passed on to you as the buyer. In a few states, such as Georgia there are attorneys that do the closings as oppose to escrow officers. These attorneys work closely with the title company making sure that all the proper paper work is completed prior to the closing of any real estate transaction. These attorneys do not represent the buyers or sellers. They are there simply to ensure that the transaction close according to the state laws governing real estate sales. In the early stages of purchasing property you would be dealing with a mortgage banker/broker or bank to obtain proper financing. Then you would have a real estate agent to assist in obtaining your house you are seeking to purchase. I consider my self a good looking, charming young man with a silver tongue. Bottom line, is it a smart move to go into real estate (in Memphis, TN) right now if I have to make at least $40k/year?
First, it takes as much work to sell a house as it does to sell a $5 million strip mall. Second, a silver tongue is a liability. A successful agent is one whom clients trust. No a fast talker. Everyone has a bull detector, some more accurate than others. If you're hoping to make commissions from those with poor detectors, you won't be a good salesman in the long run. Third, you'll be successful if you're doing what you love. The best agents are those who love their job, not those trying to make commissions. Find a field that you really enjoy rather than thinking about the money first.

I will tell you what I tell anyone looking into RE as a career. The majority of people that become real estate agents leave the field within 6 months without making a sale. The vast majority leave within 2 years. And 20% of the agents make 80% of the money - meaning the top producers do most of the business and the rest pick up the remainder of the business. RE is unique as you have to pay to do it and you are an independant contractor. You have to pay something to your brokerage, desk fees, advertising, E&O fees, franchise fees, copy fees, postage, whatever.... there are tons of potential expenses to each agent in the office. As a independant contractor, RE is also unique as the risk to your broker (i.e. your employer) is fairly low, so most brokerages are going to want to have you. They do not have to pay you unless you produce! To your specific questions: The risk is that you go through all the hoops to become and agent, then find you cannot do what you need to do to be successful and you did all that for nothing. There are no average sale or income. You get out what you put in. Chances of failure are high. How long it takes depends on your state's licensing requirements. What we do is put transactions together and solve problems. It can be demanding and stressful, as we do not have set hours, there is no one making you accountable for your actions or lack there of, and clients can be tough! You get clients by working your sphere of influence and find ways to meet people. Good luck in whatever you decide.
