- First of all, real estate doesn't pay well unless you sell lots of houses. In 2007 the average Realtor made $30,000 gross - that's before paying the split with their broker and their taxes. If you want to try real estate, keep your day job until you are sure you like it, and can make enough money doing it to live on. I don't know what the Kansas real estate market is like, but I suggest you do a whole bunch of informational interviews with agents, top ones and newbies and really try to find out. The brokers out there will want to recruit you because it is a numbers game with them and they keep trying to add agents to get revenue. They get 50% of your first year's worth of deals as a new agent. They win. You might not.

- If you already paid for university is smart to comply with via with the plan. You can paintings in different places and simply have the license. Mine expired just lately and I in no way used it. I simply appear at it as a private target completed.

- I think you need to contact the Florida Real Estate licensing agency. Also, try asking the broker in Florida under whom you plan on hanging your license. Minimally, you're going to need to talk to the IRS about getting an FIN (Federal Income tax Number). So that your broker knows what number to put on your 1099 at the end of the year. (you will need to pay taxes on this income) Is there a state income tax in Florida also? If so, why don't you try to get a license in a state (like Texas), with no state income tax. You'll keep more of what you earn that way. You can refer clients to any state in the country with a valid real estate license from any state, but keep in mind that the referral commission check will be written to your broker, and you'll get the percentage that you've negotiated with the broker. I guess you could try to find out what's the easiest state to get a broker's license in. Then you get 100% of the referral fee. Just had a last thought - do you have a Mexican real estate license? I think that would work. One more last thought. Have you spoken to the INS about a work permit?? Also, do you have an Israeli Real Estate License?
- Q:Ok. I live in New Jersey. I have a full time job that is smooth, and I go to school part time. On the weekends I had a part time also. But I want to get into something else part time. And I'm not really willing to leave my regualar job.....yet. lol. I know the market is down, and who knows when it will pick up. I live in North East Jersey, and a co-worker gave me a brochure for a list of schools. I can get my training in 5 weeks and be done by August. My question is, will it be worth it? I know of a couple of people who've done it and are sooo sooo good at it and yea,....they have MONEY. lol. I want to make money on the side. My financial advisor suggested selling insurance, but I dont know about that. He said the market is saturated with Real Estate people so I don't know. Some say go for it, others say don't. I just need to make some extra money. More than what my part time job offers. And my degree is still a few years away. I mean something for now. Please help. Thanks =)
- I agree with godged. It's very tough to work real estate p/t and be even remotely successful. A good way to get a feel for the business is to work as an assistant to a successful real estate salesperson (not a receptionist in a brokerage). The wages will be crap, but you're there for experience. You want to find out if you're cut out for RE, and this is a great way to do it. Checkout CL for positions or be a real go-getter (you are one right?) or call brokerages and ask for their top producers who might benefit from an assistant. RE people are making less money now, so he/she will be worried about overhead. Offer to do it for 3 months for minimum wage. Then they can evaluate and see that having you around helps them make more money. In an ideal world, you'll get your license and start working their open houses, working their lower priority listings, and basically partner up with him/her to break into the game. Good luck!

- Don't know about a mentor. I wanted one at one point to, but the mentor became reading lots of books on the subject. Now that I;ve been in real estate awhile I have no interest in mentoring someone else (lol, maybe I'll go write a book on it someday). I'd suggest just reading lots on it and calling that your education. Also, go get a real estate agents license. You only need to take a course and pass a test and you learn alot in the process. Also, being an agent you can save on commissions when you buy/ sell places for yourself, and you don't have to ever sell a place to anyone else (make sure you sign up with a broker when you split the commissions, and tell them what you are doing beforehand). So, the bookstore is the best place to go to learn (they'll have a whole section on real estate investing) and the books are your mentor (unless you happen upon another). Best luck.

- Q:I signed the offer to purchase real estate on this past Saturday with the listing broker and my broker [represents me], but the seller did not sign it that day i.e., Saturday. On Sunday I had second thoughts so I told my broker don't want the house at 2 PM and she immediately told the listing broker the deal is off. The catch is on Sunday [time is unknown because no time stamp on fax] the seller signed the offer to purchase real estate. Is the offer to purchase real estate still valid and enforcable?The problem is the listing broker refuses to give me back the check, she deposited on this past Monday. I had my broker contact the listing broker, but that got no where. The listing broker supposely has hired a lawyer for consule. I don't want to go through an inspection to get out of it because it will cost a couple hundred dollars and would be a real hassle to face the listing broker not to mentioned the expiration date to do the inspection would be tomorrow i.e., 3/9.
- You might be able to kill the deal with the home inspection. That will of course cost whatever the inspection costs. Have your agent request an extension on the home inspection period in order to figure out what you are doing. Insist that she does it tomorrow IN WRITING.

- Can't help you with schools on the east coast but can give you a bit of advice. Getting licensed is only your beginning. Be sure to go to work for a big company like Coldwell-Banker. Their hands on training is priceless. Get into a company that has a lot of agents who tour each week by bus. You learn more from the other agents, hearing them talk real estate than you will in your licensing course. Be sure you have a way to support yourself for a couple of years while you build your business. I'm retired now but loved helping people find their dream home and every home, no matter how modest, is someone's dream home. It might not be your idea of a dream but it is a step up for someone. From what I'm hearing this is not a great time to be in real estate so you might want to wait unless you are independently wealthy. I just heard that 90% of new listings in the NE are people selling because they are in default on their loans and that there is no money for financing so very hard to get a loan unless the buyer has the very highest credit rating and collateral. Tough times ahead for the industry like we had in the 80's with 18% interest on mortgage loans but we lived through it. Ate a lot of hamburger but made it intact. Good Luck and God Bless

When they touch basis on Depreciation and such, I get confused they say you can depreciate the land, building, and things like the pipes and wiring. - Depreciation occurs when the property has diminished in value due to time, environment and damage. For example, the value of the land will depreciate if the adjacent land was made into a garbage dumping area. Buildings, pipes and wiring depreciate in value when it becomes old and damaged.
