- They would be the same. There is no place to adjust for individual items on a appraisal like flooring in the sales comparison approach. The appraiser can adjust for condition, age, effective age, quality of construction and they fall in to poor, fair, average, good and very good. One issue would be who wants a home will all tile flooring. The only place on an appraisal to adjust for flooring would be the cost approach and if the home is older than 5 years, no one puts any weight on the cost approach. I think real hardwood flooring would sell faster than all tile. Tile is nice in the baths or kitchen. Pergo and Laminate flooring is a cheep way to go and give you no more value than cheep carpet.

- the slab may have cracked under the tiles the proper coverage of thinset may not have been used under the tiles too little of a thinset notch or using too stiff of a thinset may have contributed to fix the two tiles, use a grout scraper (available at a hardware store) and scrape the grout out around the offending tiles, use a hammer and chisel, or screwdriver and pop out the cracked tiles, scrape the thinset off the concrete slab, if any, and set two uncracked tiles in their place. make sure when you make up your thinset that you make it up a nice consistency between runny and stiff. it should be thick and sticky like peanut butter. grout the tiles.

- Most tile have a glazed finish so unless it dose not have it,it will be difficult to seal.You don`t mention wheat her its wall or floor tiles,if it wall tiles you might get away with it.If it floor tiles I think it will cause a problem by walk over it.
- Q: I am going to lay bathroom floor tiles in my bathroom but I have some questions before I start. 1. Can I lay the new tiles over the existing floor, which is vinyl flooring? Or do I have to remove that first? 2. If I have to remove the vinyl flooring do I have to add cement backer board? Or can I lay the tile right over whatever is under the vinyl flooring? 3. I have trim along that floor that I will be re-attaching, do I lay the tile right up to the wall or do I put a space in between the wall and the edge tile? Do I then grout into that space between the wall and the edge tile?
- pull up the vinyl and mortar AND screw down Hardybacker board . dont buy that crap gypsum board from lowes or that foam stuff. dont EVER lay tile down over wood... EVER lay your tile 1/4 inch away from the walls. and then your base board and base shoe will lay over the tile and it'll look great. grab some 1/8 spacers.... lay with a 1/8th inch gap and it will look much nicer.

- Some tiles are rated for indoor or outdoor use. Others aren't. Check with the place you bought them from to find out. If not, they will rot and deterioriate quickly.

- Yes,You can. I have installed hundreds of them. As long as you have a smooth even surface under the new floor your fine. Make sure you glue down any lose ends or corners that may be sticking up now on the floor you want to tile over. There are 2 options..You can put a very,very light skim coat of floor adhesive over the old floor..(In the main traffic areas) let it tack up for 30-40 mins. then lay the tile. Or you can just go with what adhesive is on the back of the tile. I always put a very light skim coat of glue down cuz i don't want to hear the tile pop on different spots where the tile adhesive from the back of the tile didn't adhere to the floor. Make sure you have a can of mineral spirits if you use the floor adhesive. This cleans the glue that may come up between the tiles. Just make sure you use a plastic throw away trowel and use the SMALL TOOTHED edge and lay it on THIN!!. Last but not least...always start with a full tile in the doorway and work you way into the kitchen,bathroom,foyer areas. DON'T line the tile up with the existing tile!!! Make sure when you lay the new tile over the old tile..your first piece should cover two tiles. The tiles are 12 x12..make a 6 in. mark in the middle. Then when you lay your first tile..make sure that mark lines up where both tiles meet that your going to cover. I hope that doesn't confuse you. Good luck.

- Q: im going to tile the floor next weekend with 16x16 ceramic tile, and i could use some advice2 questions actually...1. when i lay my backerboard, and tape the staggered seams, do i keep that thinset over the tape very thin? im afraid of a hump in the floor when i go to lay tile.2. how much pressure do i apply when seting the tiles in the thinset? ive seen websites that show very little pressure..and some that show alot of pressure. does it need to float on the thinset or mash it down in the thinset. i just want this to turn out good...its my 1st time, and ive done alot of research, but the information varies from person to person. any added advice or tips on this project would be greatly appreciated.
- There is a really neat product called anti-fracture membrane available at most tile stores or in the tile section at home depot. The product is applied with a roller over your substrate whether concrete or backer board. A couple coats will prevent cracks from telegraphing up through your floor and prevent moisture from migrating up or down. Thinset is applied directly over the membrane. At work we trowell the thinset as flat as possible, no more than 1/2 thick and no more than 1/4 high. We also apply thinset to the back of the tile to insure a good bond. You shouldn't have to press the tile down very hard. Apply firm and even pressure to the tile pressing it down to your line. You can tap lightly on the tile to check for voids, you can hear if it is hollow. If you have to press really hard or if lots of thinset squeezes up between the tiles use less thinset. It can be frustrating at first but after a few tiles you should get the hang of it. A bucket of clean water and a sponge are helpful as even the best of us get a little thinset on the tile. good luck
