The first answer to this question is very good. All I have to add is that appraisers are generally paid per job while agents are paid on commission. Neither one has a guaranteed salary. Also, appraisers may have to do things like go into crawl spaces/horrible basements and attics, where agents don't, so if your mom is the type who calls for someone else to come kill a spider, appraisal probably isn't her thing. The entire real estate industry is tough right now.

If you are not at all satisfied with how she is handling this transaction, here is what I suggest you do: Your listing is not with her, it is with her broker. Her broker is essentially the person/entity you have an obligation to. Call the broker directly and bring up your concerns. The broker can assign a new agent for you to deal with through the closing of your house... I would make it known that you are extremely unhappy with her entering your house without your knowledge searching for mail in your name. The broker's reputation is on the line... also the broker is liable legally and will jump to remedy the situation immediately. Don't hesitate to act on this... make the agent know that this is unacceptable and the broker will probably not allow her to take on the dual agency role in the future as its obvious she can't handle it (some agents can, but it is tough). Salary? LOL Selling real estate is a 100% commissioned job, there is no salary. Its also self employment which has expenses. There is no typical in real estate since many sell very few to none, while others do very well. Half the people who enter the business in a given year, quit the business within that same year. Personally once I was licensed fresh out of real estate school I felt ready to take on the world and didn't realize I knew practically nothing about how to succeed in the business ready to commit full time. I also worked as an apprentice auctioneer (real estate auctioneer) when I first began so I was able to get a small share of commissions from the auctioneer I worked for, but didn't sell my first property until I was 5 months in and didn't get paid on it for another 6 weeks. I think I sold 5 houses my first year, when I was certain I would be able to at least sell one a month. The second year was much better because by that time I understood what it takes to develop business.
