Q: Hi, I was wondering if the house appraisal for a house with all hardwood floor was higher than it is if the house has all tile. Thanks!: They would be the same. There is no place to adjust for individual items on a appraisal like flooring in the sales comparison approach. The appraiser can adjust for condition, age, effective age, quality of construction and they fall in to poor, fair, average, good and very good. One issue would be who wants a home will all tile flooring. The only place on an appraisal to adjust for flooring would be the cost approach and if the home is older than 5 years, no one puts any weight on the cost approach. I think real hardwood flooring would sell faster than all tile. Tile is nice in the baths or kitchen. Pergo and Laminate flooring is a cheep way to go and give you no more value than cheep carpet.

Q: I have recently glued mosaic (mirrior finish) tiles onto a wall of mine, however I have noticed a few tiles, have almost sorta withered away at the back, it also almost looks as if the mirror backing scraped away, now giving more of a clear look. I would now want to remove some of the tiles out, Would it be advisable to use a chisel and hammer, to chip away the tile, or is there anything I can use to repair the tile.Much Appreciated: I'm not sure if the tiles are individual, or part of a mat. Either way I wouldn't use a chisel because you could damage the surrounding tiles, you could loosen the backing (mirror finish) of the surrounding tiles, and you could even damage the backing the tile is attached to, especially if it's attached to drywall instead of backerboard. First you want to cut through any grout. You can buy a cheap blade for this, or if you have a dremel tool or something similar, they make inexpensive grout removal tips. If there isn't any grout, you'll need to cut through the webbing if the tiles came attached to each other. You can do this with a knife, box cutter etc... At this point the only thing holding the tile in will be the glue. At this point you can gently use a chisel to break the bond. Hold the chisel upside-down, so the back of the chisel faces you and the angle is against the wall. Some call this paring, basically it allows the chisel to ride across the surface cutting behind the tile. Using it the standard way will cause the chisel to dig into the drywall or backerboard. Q: my boss wants to remove floor tiles and stain the cement floor underneath the tile, what is a easy way to remove the old tile: It's according to your budget, the size of your arms and the shape your back is in. A 2 1/2 wide masons chisel and a 4 lb hammer will get it done about as fast as you can do it, if your body is up to it. If you have an air compressor you can buy an air chisel at Big Lots, Walmart, etc., for around 20 bucks and that will get the job done, along with the first answer for the real stubborn places as easy as you are going to do it. It will take at least a 2 or 3 hp compressor. Check the cubic feet per minute on both it and the chisel. I have done it using both when the compressor really wasn't large enough. When it runs low on air, grab the hammer and let the pressure build up. One last bit of info. Get you a little creeper seat or build you one that keeps your tail about 8 to 12 inches above the floor. You DO NOT WANT TO BE DOING IT ON YOUR KNEES. If you are a young buck like I used to be, when you get to be an old man like I am now, you will pay for it. Trust me, I am on disability now because of what I used to think was OK to do. Your body only has so many miles for it. Keep the speed down, if you know what I mean. Save something for the good times. And yes, mastic is glue. Good to put down but the worst to get back up.

Q: My family and i are thinking about replacing our floor tile this year and putting in something nice. How difficult is it to take out the old tile. What would I do with the tile once it is pulled up? Order a construction dumpster? And do we have to pull up the base board?I have seen it done on DIY network, doesn‘t look that difficult and seems like we could save money. And any suggestions on good looking tile that we could get cheap, maybe an outlet store.What‘s the difficulty level: beginner, intermediate or expert.: If you do not plan on replacing the old baseboard with new, then you should gently remove it using a small pry bar and mallet. If you can't find the pry bar, a flat head screwdriver works alright.. Once you have pulled it away from the wall you might need to remove the nails to get it off without damage. If your tile has been on there since the beginning of time, you might have a little trouble removing it as back then the mastic used was quite different then what is used now. It really stuck! I am guessing you are talking about ceramic and not linoleum or vinyl tile. You can get a long handled scraper at just about any hardware store and they don't cost that much. That will save you allot of time. If you do not plan on saving the tiles, a 8 lb . sledge hammer will do the job of loosening the tiles from the floor but please make sure you wear eye protection. Then just scrape them up as you go along. If your tiles are the vinyl ,peel stick, or linoleum a good hot hair dryer works to soften the adhesive allowing you to scrape up the tiles. I'm sure a professional would recommend a heat gun though. I have removed and replaced both types and just to let you know it is not a easy or fun job. Wear rubber gloves if you can and keep a bottle of baby oil close by just in case you get the mastic on your hands.

Cut off just enough to allow for the thickness of the tile and mortar. Then you can lay your tile with the edges up under the door frame for a nice neat installation. You can buy these kinds of saws at most any hardware store. Below is one at Home Depot.

Tile comes in MANY different sizes, materials, and shapes, but smaller tiles are almost always mounted to a backing like you have described and are *generally* one foot squares. Q: How to remove paint from wall tile in our 1929 home? Floor tile is original and in excellent shape. Help?!?: What type of paint and what type of tile? What is the base to your paint, in other words. Different paint and different tiles have different answers. Often with older ceramic tile and if you don't use oil based paint... you can simple take a fingernail and scrape it off easily with no damage to tile. You can try a small razor blade and be very very careful about it, which is what i've done many times. Paint thinner can help, mineral spirits as well. But can hurt many different types of tile. But without knowing specifics, i can't give a specific answer to the best method of getting the paint off.
