- They would be the same. There is no place to adjust for individual items on a appraisal like flooring in the sales comparison approach. The appraiser can adjust for condition, age, effective age, quality of construction and they fall in to poor, fair, average, good and very good. One issue would be who wants a home will all tile flooring. The only place on an appraisal to adjust for flooring would be the cost approach and if the home is older than 5 years, no one puts any weight on the cost approach. I think real hardwood flooring would sell faster than all tile. Tile is nice in the baths or kitchen. Pergo and Laminate flooring is a cheep way to go and give you no more value than cheep carpet.

- Yes, carefully remove the moldings before tiling. Using a utility knife, cut the caulking between the molding and the wall first so you can pry them off with a prybar or small putty knife. In the picture, it looks like they also tiled inside the window frame as well. I would consider this carefully, as those windows are probably designed to be removed from the inside and tiling there could prevent you from replacing them in the future.

- Ordinary glazed tiles can be hammer or dual-use drill with the impact drill, The tiles should be fitted with hand drill with glass drill.

Surround the toilet with full size tiles as possible leaving the area next to the toilet undone so you can make paper templates. Once you have the paper templates, cut your tile and stick it to the floor. Make sure that the floor is absolutely free from dirt, dust, water or anything else. - Its not easy by any means, but its something that I feel most home owners could handle over a weekend. I would recommend that you use a large heavy blade floor scrapper and a big hammer. Basically you smack each tile in the center, which breaks the tile loose underneath then you use the scrapper to take everything off to bare wood.
- Q: I recently removed some old tile in my kitchen that was bound to the floor with adhesive. I‘d like to either remove the adhesive or make that area of the floor level in order to place some stick tile.What is the best solution for this? Do I need a sealant? Should I chip up the old adhesive and then seal the floor?Thanks!
- its probably easierto lay down a thin underlayment such as luan or you can get a glue remover which is lots of work a quarter or 8th in floor board is simplest
- Q: The bathroom tile in my recently purchased house isn‘t finished. The previous owner used floor tile to surround the tub; he/she left many pieces of tile unfinished, but luckily left us a stack of the tiles so we could finish it off. - I'll try to answer this in layman's terms as best i can.. Take one tile and hold it exactly square with the tile just above the faucet Knob. Take another tile and put the edge of it dead center in the middle of the faucet knob(this will take another person to lend a helping hand obviously).The other edge of the piece of tile you are holding on the center of the faucet knob will come to exactly where you want to put the center bit of the tile hole cutter so mark that with your pencil take the piece your holding square on the tile above the faucet knob down and cut your hole using a tile hole saw bit that is slightly larger in diameter than the faucet knob.. Sorry if this sounds complicating but i think once you start doing it you'll see how easy it is.. Good luck..
- Q: I just finished grouting my tile yesterday I want to remove the haze with vinager should I let the grout cure for three days,then seal it and then scrub the whole floor including going over the grout lines (which would be then sealed) scrubbing with a sponge and avoiding the non cured grout is working but is taking far too long
- Clear water should work. You're supposed to get all that off before you leave it to dry. Do seal it after the curing process. Even dark grouts get dirty. Sealing helps a lot.
