- Q: Hi, I was wondering if the house appraisal for a house with all hardwood floor was higher than it is if the house has all tile. Thanks!
- REAL harwood floors (meaning the flooring is 100% hardwood and not a laminate of any kind) usually appraise SLIGHTLY higher. This means the floors are in great shape with no re-finishing needed.etc needed. It also means they are flat (not warped) or dinged and stain free. As with tile wood floors come in all price ranges. Laminates (like babmboo or pergo) won't be valued as highly as 100% hardwood planks. Tile floors are 'iffy'. Just like harwood there are all different grades of tile. Cheap tiles -ceramic,terra cotta- do not appraise as highly as porcelain,stone or marble flooring. But even with the best of the best of either the appraisal value would change only a few 100 dollars between the best quality and the worst quailty of either.Hope this was helpful

- i have set hundreds of tile and have had 1000's set for me. i am a lic. gen contractor. NO! if its a matter of the tile tilted, thats bs. lower or higher, how much? 1/6th of an inch maybe. this is not acceptable in my line of work. 12 x 12 is very easy to lay. we just had installed 600 18 x 18 tile and u can lay a level across them anywhere and maybe a 1/16th will show under the level in places. i would tell the guy u r going to hire someone from the outside to come and look and that if they agree with u, ( thats its wrong ) that u r going to subtract that amount from the job. also give them the chance to fix the bad tile and if they will not then u will have someone do it and again subtract that from their billing. then instruct them that if they do not agree to that then they need to sue u for the amount of the job. inform them that u will counter sue for the cost of court-lawyer fees-and amount to have it done right. all of which is legal. lic. gen. contractor
- Q: Is $4 a square foot a good price for labor? How about $1.49 for each 20x20 porcelein tile? Those are my quotes and want to see if I should do it. In Texas and they told me it will include taking out old carpet and laying down tile plus grout.
- The ideal way would be to remove the vinyl floor tiles and install your porcelain tile - HOWEVER, the issue is with the black glue under the old vinyl. Black glue was used many years ago and contains asbestos and petroleum. That being said, even if you keep it wet enough to keep the asbestos fibers out of the air, you still have petroleum residue on the floor which WILL interact with the thin set and the tiles will not stay down. I run into this ALOT in older homes and businesses, and it is best left alone, and proper steps taken to go over it. Put down wonder board, backer board, underlayment....whatever they call it in your area, and install your porcelain on top of that. Leave the old vinyl and adhesive alone.
- Q: im looking for tips about PORCELAIN floor tiles.I read everywhere they can look like marble but without the maintenance issues, plus it is a harder material.I like the polished finishes .. and saw some samples of them.. rectified porcelain.I can‘t find much info on the net about its shape uniformity, but looks like they are kind of not so squared?I would like them big.. 24 inches, and spaced at the minimum which i think it is 1/8. But a few persons told me that is too close for porcelain and i should go with marble?The problem is that marble is much more expensive... so i don‘t know what to do.Are there brands of porcelain tiles known for their good uniformity... how should i shop for them.,? i don‘t know what to look for. please help.Please do not suggest any other type of flooring... im not interested. - I'm not sure what you're looking at but all the porcelain tiles I've seen are square. All square. Very square. There should be no uniformity issues whatsoever. Go to a home improvement store and take a look. The tile type really has very little effect on spacing. However if you want 24 tiles I would suggest 1/4 grout lines at least. It will be extremely difficult to maintain a straight even grout line If you go 1/8. Imagine, if for some reason one tile was out of square a little or slightly offline (which does happen) the grout line would disappear completely. The grout would also be more likely to break if there was any movement in the floor. If you insist on 1/8 spacing, it can be done, but the results will be almost definitely poor.

- The box usually has pretty good instructions on it, otherwise ask the people where you bought the tiles. You can use the tiles themselves as spacers between the wall and the tiles so that there is a gap. Just place them on edge. Or you can get plastic spacers from any DIY store. This is to leave room for expansion so the tiles don't warp. You can then cover the gap with floor trim. Good luck. It is fairly easy.

- Q: Hi, I am thinking about placing vinyl wood planks over the existing ceramic tile in my house and I wanted to know if it‘s possible. The tile isn‘t completely level due to the grout and obviously not all the tiles are exactly the same height down to the millimeter. I wanted to know 1. Is it possible to install vinyl wood plank over ceramic tile, 2. If so how level the tile floor has to be, 3. How would I go about leveling the floor, with an underlayment or with some sort of mortar, 4. If I use an underlayment do I still need to use the mortar to level the tile?Thank you.
- While its always best to remove the tile and start with a fresh base for a new sub floor for the vinyl tile. This can be done .. You need to go over the tile with whats called an embossing leveler.. This will allow the vinyl to not show the grout lines. The high spots can be knocked down or floated so its barely noticeable. . By the time you do all this and the chance that you don t get any uneven tile floated out, your better off taking every thing out and do it proper. Any questions you can e mail me through my avatar.
