So I typically turn down dual agency deals to avoid any potential conflict of interest. And to protect myself from a potentially confused buyer. The greatest misconception I see in the real estate world are buyers who think they are going to pay a higher purchase price because the seller has to charge a higher price to afford the buyer's agent. The commission is negotiated ahead of time between seller and listing agent. It's a certain percentage of the sales price. If the listing agent represents both sides, they'll get the whole commission. And maybe, just maybe, you haven't gotten compelling representation from someone who is only looking out for you. Because the listing agent can't only look out for you. Listing agents work for the seller. Remember that. A seller of a property should actually welcome a buyer's agent, since that deal is more likely to finish out well, with the buyer in particular pleased because they had their own neutral advisor. Bottom line, there is zero cost difference to you. If a seller wants a higher price, it's not because he or she is upset you have your own agent. If you're comfortable with someone who earns more the higher the sales price of the house (commission is a percentage of the sales price), then use the listing agent. Harsh? Yes it is. If you prefer an agent who will tell you point blank what the house is really worth, and represent you all the way down the line to handing your new keys to you, then find someone you like and trust to find you a place. Other than the 4 year degree that no one can take from you and can be used as a tool for advancement in your life as far as employment there is no difference having the degree or not in this business. In selling real estate you are still required to achieve the license, maintain your continuing education, and maintain the minimum requirements no matter if you have a degree or not. Good agencies will offer, in most cases, free classes to train and keep you updated on how to be productive and update you on changing laws. Our better real estate reps never completed/attended college. You can have all the education in the world on real estate but you have to know how to communicate well with others and market yourself and your agency in order to be successful, period. Salary? LOL Selling real estate is a 100% commissioned job, there is no salary. Its also self employment which has expenses. There is no typical in real estate since many sell very few to none, while others do very well. Half the people who enter the business in a given year, quit the business within that same year. Personally once I was licensed fresh out of real estate school I felt ready to take on the world and didn't realize I knew practically nothing about how to succeed in the business ready to commit full time. I also worked as an apprentice auctioneer (real estate auctioneer) when I first began so I was able to get a small share of commissions from the auctioneer I worked for, but didn't sell my first property until I was 5 months in and didn't get paid on it for another 6 weeks. I think I sold 5 houses my first year, when I was certain I would be able to at least sell one a month. The second year was much better because by that time I understood what it takes to develop business.

I was a realtor. I hated it when i took people out to see houses, spent hours and hours looking for houses for them, only for them to blow me off, ignore my calls, and buy a house with someone else (sometimes the one i suggested). i make no money but spent hours with them. the buyers agreement just gives you, the buyer, and the realtor a defined set of responsibilities. they have to represent you honestly and fairly, and you should be loyal to them. you can terminate the contract at anytime, as long as you do it in writing and both parties are in agreement. my advice is to have some morals and don't buy a house from someone who didn't first introduce you to the property. if you want to use someone else, write a small check or give a gift certificate depending on the amount of time and effort they put in with you. i would be delighted if people did that for me. as a buyer, it doesn't cost you any out of pocket money for your realtor's work. i stay stick with the realtor you chose unless they are not doing anything at all. even when you want to look at property or have questions, call them first. there is really not that much to being a buyers agent, just help them find a house and get through the process. no need to jump from realtor to realtor, maybe you are being an unrealistic buyer (that's hell for realtors, everyone wants something but doesn't want to pay for it).

Flipping means as you said an investor would buy a house for cheap and slap on a coat of paint and to a not knowledgeable buyer would sell the home to them higher than what it's worth. If they had a real estate agent then the agent would know more about what homes are selling for in that area. What makes flipping illegal is that you wouldn't as an investor be able to prove all the recent enhancements you added and the cost of them. Plus flipping increases the costs of homes in an area and makes them unaffordable to some people. You on the other hand aren't flipping. You are thinking that maybe over the years your property has gained in value. The 2008 mortgage fiasco the USA and world suffered lowered the value of homes. I'd say your best bet would be to get yourself a realtor or real estate agent familiar with your area who would price it accordingly. Once it's sold you'd talk with your CPA with regard to doing your taxes.
