Q: We are planning small home improvements during the next year to prepare our house for sale. I would like to switch out our 4 year old formica countertop and replace it with granite tile. A slab is out of the question due to cost. We have a small kitchen and would need about 40 tiles. When I looked on the internet for costs, it seems I can get these tiles for under $300.00? Does that sound right, I think that‘s less than what we paid for the Formica. Also, my next question is can you use the same tile for the entryway, which is next to the kitchen, or it that a little too much of the same thing?
The tile will be cheaper, using a slab is always more expensive. Remember that the tile doesn't include the installation cost either. You can use it in the entryway just remember that granite is very slippery when used as flooring and caution must be taken. To get the best look out of granite tile for the countertop ensure that they are laid with very little grout space. Ensure you hire a good experienced tile setter one that has laid granite tile. You want them to ensure that the edges all have the finished edge. This will give you the best look, it's really not a big deal for an experienced installer. Don't use a wood edge and go for the tile, it will last longer and increase the value of your home more than formica. You can often find bullnose edge pieces to lay with your tile unless you are buying a rare granite.

Plus at some point, the old tiles will start to lift and fall off, which means it will ruin your new tile job. for what its worth - scraping them off is not a fun job, but its not a hard job and its something you could do yourself which would save money.

Q: I am planning on laying down tile in my dining room and kitchen. I recently saw an offset pattern with 12x12 tiles and liked it. I‘ve now decided to go with the same offset pattern but with 20x20 ceramic tiles. Would I still have to find the center of the room and start tiling out from the center or can I just start at one wall and go from there since i‘ll be using the offset pattern? Thanks in advance.
Starting at the center is the only way, regardless if the tile is in line or offset as you plan. Especially with the 20x20. it would look odd to have a 2 tile on one side and an 18 tile on the other. Remember, there is a vertical plain as well as a horizontal plain. Your pattern, with two rows and spacers should be layed out wall to wall up down as well as right and left. That is an easy way to determine your first and second tiles. Mark those two tiles with a magic marker. A rough starting point is determined by measuring the length of the room, convert to inches then divide by 20. This gives you the number of tiles aprox.,divide this number by two (2) and set the first tile at aprox 1/2 the distance from the wall

Tile won t stain under normal circumstances so I suspect the glaze is a bit worn off rt in front of the fridge.. That can be a wet spot that will dry eventually or stain the tile body in which you have no choice but to r and r the tile(s).. GL

You can install electric heated floor under your new tile too (keeps floor warm with little usage of energy) Depending on where do you live (and how big a bathroom is) - cost of labor will be somewhere from 3 - 6 $ per square foot (but not less than 400) heated floor - around 400 plus $5-8 per square foot.

You could try to re-seal the tile. Is your tile glazed? Glazed tiles should never need to be sealed, as the glaze is the sealer. Do a water test first to see if your tile is soaking up water. Put a little water on the tile if it turns dark, then your tile needs to be re-sealed. If you just want to make it shiny, you can try a topical sealer. Your local tile/flooring store should be able to help you pick the best one. There is also something called a 'wear layer' which is an acrylic floor finish that helps to keep you from wearing through the sealer. Again, your local tile store can help you with this step.
