It means someone is feeding you a line of bullcrap. Don't listen to any expert in Real Estate. There aren't any. Real estate is common sense. If you don't understand it stay away from it. Someone is pulling your chain. I could show you how to make (not a seller and not interested in your money) how to make INCALCUABLE returns (this doesn't mean big money, it's a silly numbers game all the big shots play). Doesn't mean anything. Real Estate is just like the stock market. If you don't understand that PARTICULIAR area then don't invest. Again, DON'T INVEST because someone is jerking you around. I don't know what discussions you claim (I have never heard of it nor would I believe it). Anyway, you asked. I answered. Plz no best answer. Just another email I will delete without reading.
Q:I was thinking of getting my real estate license but i want to to know whats better what and gets more money?
It depends on which state you are in. Some states don't have agents, all of their real estate professionals are brokers. Some states (like mine, Ohio) have agents and brokers. Agents can not be paid directly for any real estate commissions, all commision payments must all go thru a licensed broker. Brokers have more training and usually more experience. In Ohio, you have to have a certain number of transactions (listings/sales/leases/etc) to apply for a broker's license. Also, you have to complete more real estate courses and have a minimum of 90 credit hours of college coursework. You also must have been an active full time agent for at least 2 of the previous 5 years. This is all in Ohio, so it may be very different where you are. As to which pays better: that depends. Brokers generally get either a percentage of each agent's commision or they are paid monthly desk fees by each agent. But they also have to pay out overhead expenses for the office as well as supplies, etc. It really depends on how each brokerage is set up. If you are an agent, you have to pay the broker, either as a percentage or monthly fee (or however else your particular office is set up, it does vary). But as an agent, you don't have a lot of the headaches and hassles that a broker has. They are responsible for a huge amount of stuff, including making sure that all agents are doing their jobs correctly. Because generally if the agent gets in trouble with the state for some licensing violation, the broker is also in trouble because the state feels they weren't properly training and/or supervising their agents. In answer to your question, you probably need to get some experience before you think about a broker's license or running your own business. Real estate is much more complex than it first appears. The amount of rules, regulations, laws, and canons governing real estate transactions is kind of mind-boggling.
Q:I am still 17 years old, in my senior year of high school. I know you cannot take the liscense exam until you are 18 and must take courses. I am wondering if you can take courses whether that would be online or class courses, while you are 17? (my birthday is in may). I am going to college next year majoring in business with real estate emphasis, and minoring in international business. Follow you dream and study now. Take the test once your 18. While you're going to school, refer deals to another realtor. You won't have time to do it yourself. And clients want to work with full-time Realtors. This way, you can concentrate on school and gain some real estate experience at the same time. Tell your family friends what you're doing. You can't be shy about this. Ask them to keep an eye out for people they know looking to buy or sell. Refer the deals to your full-time Realtor partner. They do the rest of the work, but you still get paid. For licensed real estate sales people or brokers, the usual commission for a referral is 25% of the company's commission. On a $500,000 sale, for example, 25% of 3% is a cool $3750. Do that once once or twice a term - not a bad part-time job that can turn into a career. The real estate market is cyclical. There are no good online sources for you to learn real estate. The best place to start is at your local junior college. Take the real estate classes that they offer. Get to know the instructors. Offer to help the instructors for free in their business for the purpose of learning the business. One very important skill to learn is how to determine the true fair market value of a property. The best source for that is The Appraisal Institute. Contact The Appraisal Institute and tell them that you want to learn to be a real estate appraiser and that you want to earn your MAI (Member of The Appraisal Institute) designation. Take all of the training classes offered byTheAppraisal Institute and go to work for a firm that is owned by a Member of The Appraisal Institute. Earn your MAI designation. This is the best foundation that you can get for a real estate career. You can then get your real estate brokers license,, which is easy to get, and sell real estate, invest in real estate or you may decide that you wish to stay on as a real estate appraiser. If you do what I have outlined for you, you will have a better foundation than 99% of the people out there who are running around with real estate licenses but do not know what they are doing. With respect to renting or selling houses. I have been investing in real estate for 40 years. I do not recommend that you sell realestate if you do not have to. I recommend that you build up a portfolio of rental houses and keep them. The rent that is paid is a good stable source of income, and the houses appreciate in value. I wish you great success with your new career.
Q:Also, would it be worth gaining a degree in interior design? My goal is to open a real estate/interior design company by 2013-2014. Would that company be profitable? Is it worth the time to gain a degree (A.A) in both? or should I focus only on one trade?
First up - selling real estate. Good real estate agents make money in all housing markets. A slumping housing market thins out the herd of people selling homes. Good agents continue to sell and make a living. Less than good ones move on. Do you think the housing market will remain strong forever once it recovers? If you don't think you have the skill set to develop into a good real estate agent then don't bother. Interior design is very project intensive. As long as you have projects in the pipeline then you can draw a sustainable income. If the projects dry up, then it becomes harder to earn a living. Now...any business is only as profitable as the hard work, talent and effort put into it. Running a business is hard work. The hours are long. Even working hard, smart and long hours does not guarantee success. I do think a real estate/interior design firm could be a good meld. Many people who buy homes are looking to renovate here and there. If you do a good job helping someone to buy a home, then you may have an edge if they want to remodel or simply can't decide how to furnish the place.

Q:I have a small business doing homes repairs and don't won't use my own house as a home base business office and I about get a $100,000.00 business grant from Leadership Grants in 2-3 months. So my question is they say no real estate speculation with the grants money, I like to know if I can use some of the money to buy a cheap small house as a office for my business cause I live in New Orleans and lot of these house sell for $3,000.00 and I just need a office for my small business and don't won't do no real estate flipping with this house for a office. And the Leadership grants say to use the grants money for business use only for my small business and would this work for me?
It appears as if you would want to stretch the limit of the or the spirit of the grant. You currently know that real estate speculation is not allowed. You want to know now if you would be able to purchase a house with a portion of the funds from the grant. Why would you not simply find a office in a commercial part of the city in which you reside. Why does it have to be a house and not an office. Why, if you don't want to work out of your home you would now want to purchase another house to use an office? You might re-read the conditions of the grant and the purpose of the grant. There might be penalties for use the funds of the grant to purchase this proposed house to do conduct your business out of. You might also ask of your case worker if this might be an option for you. Things like this cause those that come along behind for the same grant money to be scrutinized more. There are those that would always stretch the limits of a contract. You might be able to utilize the funds in the manner in which yo want, however,with the stipulation about real estate specifically in the grant approval,would lead me to believe that you would be walking a thin line for $3,000 I hope this has been of some benefit to you, good luck.
