Real Estate is only good if you are wanting a long term investment. To invest in real estate, it means you purchase a piece of property (house, duplex, apartment/condo, shopping complex, etc). Those who should invest are those who can pay cash and buy at less than 70% of the appraised value of the property. Real Estate value always goes up, so it's a good investment. Real Estate is an Asset if you make it one, and a liability if you let it be one...if you try to sell quickly or in desperation. Talk to a real estate investor one on one and find out more details there if your wanting to get started.
Q: What is the best way to buy a house/comdo? Dealing with a real estate agent or just calling the phone number on the for-sale sign? what's the difference? What's the difference cost-wise also?
A seller's agent (listing agent) always works for the seller first, and think that is true even in a dual agency where the agent is supposed to fairly represent both sides. As in: you called off the sign, you use that agent to represent you. The seller is paying the commission and as a listing agent myself, it's very challenging to NOT feel the seller is my client first. So I typically turn down dual agency deals to avoid any potential conflict of interest. And to protect myself from a potentially confused buyer. The greatest misconception I see in the real estate world are buyers who think they are going to pay a higher purchase price because the seller has to charge a higher price to afford the buyer's agent. The commission is negotiated ahead of time between seller and listing agent. It's a certain percentage of the sales price. If the listing agent represents both sides, they'll get the whole commission. And maybe, just maybe, you haven't gotten compelling representation from someone who is only looking out for you. Because the listing agent can't only look out for you. Listing agents work for the seller. Remember that. A seller of a property should actually welcome a buyer's agent, since that deal is more likely to finish out well, with the buyer in particular pleased because they had their own neutral advisor. Bottom line, there is zero cost difference to you. If a seller wants a higher price, it's not because he or she is upset you have your own agent. If you're comfortable with someone who earns more the higher the sales price of the house (commission is a percentage of the sales price), then use the listing agent. Harsh? Yes it is. If you prefer an agent who will tell you point blank what the house is really worth, and represent you all the way down the line to handing your new keys to you, then find someone you like and trust to find you a place. He or she can call on that sign for you. Good luck!

Ive done both I spent 5 years in the car biz – made a great living and hated the hours and competition. Now Ive been in the real estate game for almost 8 years. It wasn’t easy, getting started and getting my RE biz off the ground took a lot of time and hard work. As far as timing.. I got in at a much better time than you are looking at today. Its a lot more “dog eat dog” today. Its a lot harder! You can make a great living, you can do well by I wouldn’t quit my day job (not in todays market). See if you can take some shorter hours and work on both at the same time. If you work HARD you can and will do fine. As far as the Broker (Prudential).. the name doesn’t matter the people inside are all that counts. The system, support and staff are so different from office to office regardless of the name. Just pick a broker that you can talk too. Someone who is willing to show you the ropes and answer the cell phone when you’re in a bind. To be quite honest, if you looking for a stable income, real estate might not be a good fit. Commission income is not very predictable. I don't know what the fees are in TX as I am licensed in RI, but here are the fees that I pay; $30 per month for MLS, (I paid about $500 total to get my license), $450 per year for board dues, and there are a lot of advertising expenses (overhead) etc. The benefits are that a career in real estate can be one of the most exciting and rewarding fields out there. You have a LOT of freedom and can make your own hours. Every aspect of real estate is fun an exciting to me. Sometimes I feel like I am living the dream. I don't need a steady income though. My commissions come in when a property sells or when I help a buyer find a home. The best way to be in real estate and love real estate is to not think about the commission or the money. If you are focused on the dollar sign and making a certain amount of $$ all time, you are destined to fail. You have to focus on the client at all times, building a successful business (because you will work yourself essentially) and everything else will come- money, reputation, referrals, stability (will come with time and experience)... Its definitely a career that requires patience. Hope this helps.
