Q: I recently read about Raffaelo Follieri and i could not understand how a real estate scam works. I then googled "real estate scam" and found nothing explaining it. The only part that was clear is paying people with bad cheques. But it seems to go on for years. Wouldnt it look suspicious if multiple people were sue ing a person for unpaid service? You have to take a specific course, there are real estate schools that give them and typically the larger real esate firms give them also. After finishing the course you take 2 tests, one on general knowledge and one on info specific to your state. Once you pass those 2 tests (may take a few tries - the tests are pretty hard), you are not licensed. Next you find a broker to work under and sign up to work for/with them. They give you a place to work and review your work, you in turn split your commissions with them (according to a pre-determined split you work out with them). After a few years you can become a broker but this is a pain in the neck - gotta be real serious to go it on your own.

check the local realtor, they often hold classes to get you certified to get your license and take the exam.
Q: I am still 17 years old, in my senior year of high school. I know you cannot take the liscense exam until you are 18 and must take courses. I am wondering if you can take courses whether that would be online or class courses, while you are 17? (my birthday is in may). I am going to college next year majoring in business with real estate emphasis, and minoring in international business. Follow you dream and study now. Take the test once your 18. While you're going to school, refer deals to another realtor. You won't have time to do it yourself. And clients want to work with full-time Realtors. This way, you can concentrate on school and gain some real estate experience at the same time. Tell your family friends what you're doing. You can't be shy about this. Ask them to keep an eye out for people they know looking to buy or sell. Refer the deals to your full-time Realtor partner. They do the rest of the work, but you still get paid. For licensed real estate sales people or brokers, the usual commission for a referral is 25% of the company's commission. On a $500,000 sale, for example, 25% of 3% is a cool $3750. Do that once once or twice a term - not a bad part-time job that can turn into a career. The real estate market is cyclical. By the time you're done college, we might be experiencing another real estate boom. Good luck!
Q: I did some research on the work of a real estate agent and I feel like I would really like the job. I know it all depends on me but I'd like to hear some opinions from real estate agents, brokers or anyone who has an opinion about the job.
I'm starting next week on my studies. The comission is great. Lets say you sell a multimillion dollar house, you'll easily walk away with atleast half a million in comission. Typically, one sale equals several thousand. I'd say that and if your into looking at different homes, having your own hours, and being out in the streets while on the job; it can be very ideal. The major con, is the recession. The economy seems like it's shot even though they say the recession ended, what, about a year ago? The housing market is in a bad state. It would be tough to make a sale, especially for a new agent. But if you already have a part time job like me, I think you could do it without struggling financially any worse than you already are..

It is possible. The classes only cost $350. Then you interview at a few offices. You can be working in 30 days. It is a fun career and you are surrounded by nice people. You never get a salary. You only make money if you sell a house. Very stressful at times.
Q: I hate having to pay 6% to real estate agents and on top of that the additional fees. So if I've found a buyer, what are the steps needed to sell a home in California without going through any real estate agent?
You'll need an attorney. You can do it without one, but you are opening yourself to a world of hurt if you screw one tiny little thing up. You also may be short-changing yourself on how much your house is worth. What additional fees other than the commission are you referring to? You will still have all those fees, but you will be handling all those tasks yourself. By the way, I've done FSBOs and I've sold with agents. Hands-down I won't do it on my own ever again. You'd be amazed at how professional preparation, staging and marketing will increase the likelihood of your house selling for more than it would if you do it yourself. Yep, it cost me 25k to sell the last house I sold, but it was listed for more than I thought it should be, the realtor staged it (at his expense) and it sold on the very first day for full price. Realtor handled everything after the deal was signed - and yes, the buyer was a pain in the ***. My realtor actually pitched in $2000 cash toward a plumbing fix the buyer was demanding in order to make the deal go through. Worth every penny. I know for a fact I ended up with more money using a realtor than if I hadn't. Then again, it all depends on the realtor. You have to have someone good.
