I am from North Carolina and we have a real estate commission. You can contact your states commission and check to see what details you will need. Here in NC we have to take a class and pass that class. Once we have passed that, we send our application to the commission. Once they approve us we take a state test and once we have passed we come out as a provisional broker, then we can activate with a firm under a broker in charge, then we must take 30 more hours of class time for 3 years to become a full broker. We can take the whole 90 at one time. We have to be in real estate for 2 years before we can become a Broker In Charge.
Q: My parents own a house in a small subdivision and behind the house is a large area of undeveloped land that hasn't been taken care of for decades. I assume it is owned by a local real estate company, but not entirely sure. My parents cleared out all the kudzu that was creeping into their yard and made a space that goes about five feet out along the length of the fence. They recently started planting some vegetables in this area since its not in use and it seems whoever owns it has no plans to do anything with it but I am concerned they could get into some legal trouble if company who owns it finds out they have this small garden back there. So the question is, can my parents get into serious trouble with this?
Your parents won't get into serious trouble for doing this. Some one might one day come by tell them they can't plant there anymore. If they do plant on this land and use it consistently for 15 years they can claim the land as their own. The best thing to do is go to the county and find out who owns the land then go to the group that has jurisdiction over the land which will be the town, city, village level or county level and ask how the land is zoned and what the future plans are for this parcel. This will give you the best estimate of what will eventually happen w/ your property. They should have done this before purchasing their property and any decent real estate agent would have made sure this was done. Sadly in the residential real estate field only about 2% of the agents realize this is important. You could have the back alley of a Wal Mart coming in next year or a manufacturing plant, pig farm, etc. All of these will kill your property value.
Q: What is taught in Real Estate Classes (and dont reply saying Real Estate for the smart allicks)I mean like whats in the course outline?
Real estate courses usually have 4 parts.1 Appraisal,which helps you establish value for listings and making offers.2 Law,which helps you with contracts and language of Real Estate. 3 Practices and principles, which educates about listing agreements, your responsibilities,license requirements,and how your state operates in regards towards your license, and finally 4 financing,which explains the differences in loans and lenders. Helps you make informed suggestions to your clients and keeps you out of the trouble areas that might arise in the financing part of the deal. Other areas are vocabulary and minor areas of math. It not too hard to get through it all. You will find several areas of the courses overlap information and this repetition makes it stick. You will be lost the first couple of days, but it will become clearer the more you hear it. Good luck.

I don't feel that any real estate business opportunities are there in Jamaica rather you will get many more opportunities in Canada. I personally feel that Canada will be leading real estate business in coming years.

Most colleges, even at the junior college level, have real estate programs that are specifically for getting a real estate license. Check out the local junior college.

Real estate is all about building up trust between you and the clients whose homes you sell. Charm helps and so does hard work. You'll probably have to work long hours including evenings and weekends if you want to be successful and give it at least 3 years to build up a reputation. Word of mouth means everything in this kind of industry so you have to give it time and let it build slowly. I don't know Manhatten, but in my opinion, there are people who need to sell their homes everywhere in the world, so it doesn't really matter :) Good luck

I've grown up wealthy and lived in high-end homes, therefore giving me experience about those kind of properties. There is no need to go to college for that, invest your time in marketing or business administration. A brokerage doesnt broker homes. You employ real estate agents that pay a portion of their commission to you. They list the homes they want, doesn't matter if its a 20million dollar home or a 20k condo. Maybe you mean real estate agent? Focusing on more expensive homes? The problem there is finding the clients, if you came up in a wealthy social group it may be easier for you. Becoming a real estate agent is fairly easy and just requires classes and some fees. The brokerage requires you to be an agent for a few years first, more classes and licenses. I primarily do investments but I highly suggest spending a few years doing traditional real estate before stepping into this world. Whatever you may think of your mentor, if they are an agent working for prudential they are not that successful. The successful agents own their own brokerage and don't give a % of their income to a broker.

It is not easy. Selling real estate is tougher than most sales jobs because you don't have a product to sell all the time. Instead you have to sell yourself to a homeowner to gain their trust to market their house, or find an able buyer to represent them. Basically becoming an agent is like opening up your own business because you are your own boss and are only paid on how well you do your job. You could work at it full time and get paid nothing, which isn't uncommon for many new agents. Generally new agents are paid about 1.8% of the price of the houses they sell. This starts out with a 3% commission but because you have to split the money with your broker (often 60/40) it comes out less and then your have to pay taxes on the money including self employment tax. So if you sell a $200,000 house you would make about $3600 before taxes. But if you are lucky enough to sell 4 houses in your first year that is only $14,400. If you got a job flipping burgers you would make more. But if you are an incredible sales person you could make hundreds of thousands of dollars. The reason you see real estate jobs offered is because real estate is 100% commissioned. This means it doesn't cost the company anything to hire you, and if you do make money, the company makes money. Becoming a real estate agent does take an investment in education and other fees to get licensed and could be a great career for you. But as an agent, I highly suggest you find a different type of sales job first, to learn how to sell and build up your sales abilities. Then consider real estate. Maybe by then the market will be better too.
