- There are no good online Real Estate Schools. Most of the Real Estate Agents that I have met are not competent to represent Clients because they are very poorly trained. I have been investing in Real Estate for over 40 years. I never use Real Estate Agents because they are incompetent. I do hire Real Estate Appraisers who are Members of The Appraisal Institute to advise me on Fair MArket Value of property because Appraisers who have achieved the MAI designation (Member of The Appraisal Institute) are competent. If you are serious about Real Estate, I recommend that you start your training with The Appraisal Institute. The Appraisal Institute has an excellent training program. Even if you do not want to be a Real Estate Appraiser, you need to be competent to estimate the Fair MArket Value of Real Estate if you are going to do a competent job of representing clients. I recommend that you do a Google search for The Appraisal Institute and contact them. Get information about their training program. Once you have completed the training program then get some experience working for a Real Estate Appraiser who is a Member of the Appraisal Institute. Once you have that experience, then you will be ready to get your Real Estate License and begin representing clients.

It will be a long hard haul until your making good money as an architect. I would highly recommend taking an online course to get your real estate licence. I completed all the required course work online in about 5 days. The costs for the class, my license, insurance and my Realtor dues amounted to about $1500 for my first year. There are lots of small brokers/companies that would be more than happy to have you and there is potential for a lot of money even without going full time. Look for one with a niche that will make it easier for you to compete as a young broker. You would most likely be on a commission split between 50% and 70% on each deal depending on how you get your leads. You should look for a place that doesn't charge any desk fees. My last year part time with my architecture job I made almost 35k spending less than an hour a day following up with clients and leads as a Realtor. Bottom line, I highly recommend it. The return on your investment into being a Realtor will make you a better architect by having a better understanding of the value that your buildings will bring to your clients. And of course, you can make a lot more money than as an architect if you apply yourself. ONLY in the field of real estate, is this a problem--not to reduce the trainer's skills/value in any way, AS of about 12 yrs ago, in the US, the world of real estate added a CRITICAL component to AGENCY. IN selling cars, boats, TVs and a myriad of other things, the store hires a store sales person. That is logical. NOT so in real estate!!! in REAL ESTATE--we have 3 types of agency and I think in 5 yrs, there will be only 2; today, we have listing --seller agency, we have buyer's agency [which my firm does] and we have DUAL AGENCY. IN no other biz does this exist and the difference gives real estate brokers, sellers an agents headaches....... I presume you have your license. YOU took classes on this already. YOU cannot, as you re-call, represent AS A FIDUCIARY, both the seller and the buyer in a transaction. YOU cannot NEGOTIATE for the buyer if you are a dual agent. YOU can submit offers to the seller-or seller's agent but you may not negotiate on price for a buyer if you are the one who took the listing. IT IS being debated nationwide, if a dual agent can reasonably represent the buyer. He may submit offers to the seller and that is it. CAN an agent, who knows the inside data on a listing, give that data to the buyer? NO. IF a sales person INSTEAD works for an exclusive buyer's agency, he can negotiate!!!! HAPPY NEW YEAR!!
