In the RE depression of the early 1980's where interest rates were abt 17%, the mort cos got creative w/ graduated payment morts, adjustable rates, balloons, etc. One of the best was the combo of grad payment, adj rate. Some Realtors that mastered creative financing then did well, one reason being there was little competition from those offering conventional 30 yr fixed financing @ 17%. Know financing, know the local market, and most of all, listen to your customers [and everyone else in the biz who knows what they'r talking abt], but esp, your customers. ===== It's likely not hard to get hired, bc most realtors are independent contractors. The company usually pays them nothing and their sole income is from commish.

Depends where you live. Around here so many homes are being built that the owners are renting them out, know one around to buy them. You know how renters are (most renters I should add), they will destroy these new homes.... Look at the market where you live at. Being a sales men is not for everyone...No regular pay or hours.

You couldn't have picked a worse time to become a real estate agent. We're seeing record foreclosures, banks not lending, record numbers of houses on the market with no buyers and those that are lucky enough to sell are taking big losses. Sorry to burst your bubble, but this is NOT a good time to get into real estate. All the For Sale signs may make it seem like a gold mine, but without buyers and the banks making it harder to borrow, a lot of people I know in the real estate biz are starving. Most realtors work on commission, meaning you take a certain percentage of the homes you sell - which is great when prices are up and houses are moving. In a stale market there's not much money to be made.
Q: I have my real estate license....somewhat new to it. My husband and I are looking to buy our first house. We currently live in Manasquan, I have my whole life and don't want to leave. We can't afford it. Our goal is to move to Brick for a few years and hopefully make some money off of a house, so that we can move back to Manasquan before our son goes to school. NJ real estate ballooned way to fast from 2001-2006, and since has tailed off considerably. it should be a little less profitable for awhile. the problem is as you live in Brick both areas will increase in value, but after time you will know if you can handle a bigger payment or not, and you might actually find yourself making very good money after a few years in Real estate. Learn your job well, and you will get back in Manasquan...but I would tell you from my experience get the hell out of NJ, it is a rip off, I lived there for 27 years, there are so many better places to live.

Q: I am asking this question for my mom. She is 46 year old and thinking of getting into real estate school. Here in Tennessee, she can get this in 6 weeks. She does not know much about the work, but likes that it is quick. she really wants to make money. though we are hearing that they make pay on commission and that in the long run she may not make much money. She was thinking about the option of a real estate appraiser. Does anyone know about this career and if it is based on hourly pay or commission also? Will it take long in school for appraiser? none! it all depends on how much work you want to do. They all require a lot of work and a lot of time. With a lot of money up front and very little payback for a while. If you stick with any of it the rewards will come but you have to work at it. I've been a real estate agent for years my husband an appraiser for not quite as long. You can make good money but it takes a lot of work. The last time I sat down and figured my hourly wage I made less than $5 an hour. If your in it for the money go work at walmart, you'll do better. If you really want to help someone get in the home of their dreams any of the above will get you there. I've never seen a statistic on it but I suspect most who got into real estate exclusively for money failed miserably. This is a people business. You have to love the people otherwise you'll give up and move on to something else. Oh and for the person who thinks an agent guess what if the home is listed at 6% the agent only gets approximately 1% of that. The rest goes to advertisement that the agency does, if the agent does any it is out of pocket and if the home doesn't sell they get nothing. It's a tough business and I love it but unfortunately everyone thinks we make such big money and we don't.
