Your license isn't valid without being under a broker, and that brokers insurance. A broker has to be legally responsible for you. So yes, you will need to be under a broker, as well as a member to the local RE board, to access the MLS.
Q: I am about to start looking for a real estate salesperson job, but my credit rating is a little sketchy and I'm worried about whether the agencies in NYC tend to do credit checks on their employees. To become a commercial real estate broker you need to get your real estate license in the state where you are planning on practicing. I believe there are online courses and exams to get this done. This was supposed to be nation wide, and 48% of those lawsuits were supposed to have taken place in California. I should have asked for her source, but didn't think of it until afterward. Most real estate agents do not get good legal/ethical training -- it's not like they're getting master's degrees or something to get licensed. Even the ones that get something tend to blow it off, or not understand it. It can then seem like a waste of time to do due diligence with a property, and there's a tendency to cut corners. Many get reputations for not being totally honest people. Real estate agents are often chasing money first and foremost, and they can want to hide or ignore as much as they can. Then someone buys or rents a place, and something is almost certain to come up that was not properly disclosed. You can rapidly have something like health issues or property damage (of the contents) involved, and it's not easy for the agent to get away from it. Given the thousands of dollars likely involved, it's not easy for the buyer/renter to ignore and move on either. And it's very very likely the cause was the agent not being properly responsible in investigating a property, or disclosing what they knew, etc. Also, most people are going to use doctors or real estate agents sooner or later. Other fields (like contractors) may have problems, but they're frankly more likely to be legally aware of things, those who use their services are more limited, and they're more likely to be able to discuss and negotiate their way out of something.

Commercial brokers I think earn more, at least they did in the past. But neither job is doing that well in this economy. I live in Seattle and some developer put up a 'glass tower' like two years ago. It's sitting there absolutely vacant (about 40 stories tall). On the same note, developers threw up very many condos around here in downtown Seattle. I can look out my window and see them. Guess what? They are like 95% unoccupied. So-called 'zombie condos'. People are having trouble affording real estate in this recession. (I have a nice apartment across the street from these massive condo buildings. I never see any lights or TVs at night in them when I look out my window - that's why I know that those buildings are for the most part unoccupied). So, five years ago, real estate was kind of a booming business here in the USA, but the bubble burst. It's going to be awhile before it really comes back - I'd estimate ten years, if ever.

I have never heard of an investor mentoring a newbie for only a percentage. They are putting a value on their knowledge and services, for that you have to pay up front then typically a percentage on top of that.

Make sure everybody you talk to knows you sell real estate. Advertise even if you have to borrow listings from other agents. Always answer your phone alot of people don't like voice mail. When I checkout at a supermarket and I am asked how I am doing I always say Fantastic another exciting day selling homes That way I just told about 4 people that I am a Realtor and I always get asked how the market is doing.
