- It depends on the type of business that one starts. If you start a business relating to investing in real estate, the advantages are long-term growth of the value of the property along with tremendous tax advantages. If you start a business managing properties, there will always be buildings out there that require management. If you sell real estate as a broker, there is a ton of competition, but if you carve out a niche and grow a nice book of business, there is a great deal of money to be made. Again, the competition here is tremendous, so you'd really have to work at it to make this business a success. - Yes Real Estate is a great part time job! Of course you need to analyze the market in the state you live in. There are some start up costs and ongoing costs that you have to be prepared to fork out and if there is an overabundance of real estate licensees in your area it may be difficult to obtain any market share. The best thing to do is get your license and host open houses so that you can find good buyers to work with. I have known many people who have worked in real estate part time on evening and weekends for years and have been able to steadily make an extra 30-50K per year.
- Q: What do i have to do to get or start to get my real estate license??
- Your state regulates the real estate license procedure. In Texas it is called the Texas Real Estate Commission. In most states if you change the word Texas into the name of your state and then look them up on the internet you will find the requirements to get licensed for you. To be successful it requires that you be self driven. You don't have a boss in the normal sense because you just don't get paid until and unless you actually sell something and the sale closes. So you better be able to motivate yourself.

- Agent? Take the Sales Agent course and pass it. Check local community colleges or talk wiht a broker at GMAC or Century 21 or your local RE companies. Sometimes they would sponser the cost.

- You don't get a salary. No realtor is paid a salary for selling property. You get a percentage of the fee your broker makes from your sales. The average earning is $45,000. That average is spread all across the country. For instance realtors in CA earn more because the property is expensive. They would make a lot less in a place like Alabama where property is much cheaper.

- As with any sales job, how much you earn depends on how dedicated you are, how aggressive, and whether you have a knack for selling. You can decide to be a buyers agent primarily, a listing agent primarily, or both. Or, you might decide to do appraisals - which are hot in this foreclosure market. You can make 40 bucks a pop - just taking pictures and filling out forms. A commission on a house might be a few percent, which you'll split with the selling or buying agent. If you sell a couple of $100K houses a month - maybe do some property management, put a couple of buyers in a house, maybe do some foreclosure work - you can make a decent living. Doing real estate full-time is a good gig. The realtors that I've been able to observe work really hard. The ones I know like to pretend that they aren't working all that hard - that they are sleeping in, driving fancy cars, are effortlessly successful, etc. But in reality, they are fielding early morning calls, late night calls, working on weekends and holidays, and always chasing the sale. They really have to hustle to make money and are on call 24 hours a day. Personally, I don't think it is a great idea to do a job only for the money. You should like real estate - like houses - like putting people into them. If you don't, then maybe you can find something else that you like, then figure out how to make money doing that. There are a million ways to make money - but when you go to a job that you hate - you'll feel like you've aged a million years. Find something that you like and then make money doing that. Good luck!

- First off you should work on building your credit. You can always look for seller financing. Just make sure your first deal is a slam dunk because that will set you up for many more to come.
