Q: I have been contributing to a few retirement investment plans and I think that I'm on the right track. i think you should figure out how to do both. certainly put as much as you can in retirement planning. but it make sense to me to own your home if you can instead of renting it

My husband used to sell real estate when the economy was in much better shape, and there were more times of famine than times of plenty. Much of it depends upon where you live. And there's no way you can keep up with the changing housing market, unless you want to live like a gypsy and move all over the country. I would do some career searches that are in related categories, and see what the job market is for those jobs. I've heard that now is the time to go back to school, if you can afford to, and gain some more skills or get that doctorate. This is too big a deal to trust to strangers though. But, if it's ideas you want, I guess you came to the right place. Personally, I'd re-think the real estate business, and find something else. Eventually, the housing market will change, but it might take years. If you're wanting something more immediate, this isn't it. <*)))><

You can list your own home for sale. The tricky part is if you are planning on taking a commission off your own sale. Technically, you would be paying yourself, and if you took the commission you would be subject to pay taxes on the amount of commission you charged. So, just sale the home and negotiate the other person's commission, or offer the buyer a cash incentive at close if they don't use an agent to help them purchase a home. Good Luck.
Q: Is anyone currently working in Real Estate selling homes? Or selling commercial Real Estate? I am interested in getting my Real Estate license but don't know if right now is a good time since the housing market is currently down. I spoke to someone at Century 21 in Central Florida, and the office manager said no time is the right time to get a Real Estate license to sell homes. Someone else on here said now is a good time to get into Commercial Real Estate, but the question was asked 3 years ago. Any opinions, stories would be greatly appriciated. Thanks.
The good thing about investing in real estate is that you do NOT need a license in order to do it. You can get started TODAY! Believe it or not investing in real estate is not this huge complicated thing. Most work is either done by a closing attorney or a title company. The part that you need to focus on is talking with property owners and coming to a meeting of the minds and agreeing on a price. Once you have done that you can flip the property to a buyer's list or purchase the property the conventional way with a loan or cash (not recommended for real estate investors)

If you want to be a Real Estate Developer you can study for an MBA that specialises in this topic, a good idea given that you have an architecture degree already. It's important that you do this as MBA's in finance can vary widely - from bond markets/derivatives to manufacturing finance. You wouldn't want to waste your time on those. MBA's with real estate finance will take you through property investment yields, land valuation etc. As for work experience, I suggest you contact a few architectural practices and possibly even property development companies. There's a huge difference between designing properties for construction and working as a developer. Developers are generally speculators and highly finance oriented. It depends what type of person you are; do you like architecture for the beauty of the design or the quick return you can make? Most property developers have little knowledge of architecture - the architect is the employee of their speculative enterprise. Finally, decide what type of property development you're interested in - residential or commercial. Perhaps a spell at some construction/building companies would help you decide - why not write to several. You may get lucky and get some invaluable work experience. These companies are often prepared to finance a part time MBA as well -then you've got the best of both worlds. Good luck!

Stock market - You can make money in short or long term. Very liquidable but more risky. Real Estate - You can only make money in long term. Not liquidable but safe.

Q: I was lying in bed halfway sleep this morning and i over heard a infomercial about how regular everday people where making big money in real estate buying and saleing foreclosed homes. They sounded genuine . I never realy considered doing this and don't know the first thing about it. Can anyone tell me how i get into it step by step?
A dear friend of mine is a Real Estate Broker. We were discussing this same thing the other day. His cut............there couldn't be a worse time to get involved in real estate for purposing of sales. The only activity is taking listings for homes that are at risk -and- might never sell, at least in the foreseeable future. The $$$ right now are in writing BPOs (Broker Price Opinions) whereas the Realtor is commissioned by a bank or mortgage company to set a value (opinion) on a home for inclusion into the MLS. You drive to the property, take a picture or two, write a description, assign a market value (based on comps,) and remit all to the requesting potential lender. These BPOs generally pay $200-$300 each -and- there are as many available to write as there are empty homes !!
