To become a real estate agent you need to a peoples persons. You should love socializing, keeping long term relations and have strong interest in satisfying other people's need. These days no business works without IT knowledge. So you need to be tech savvy else you will be thrown out of the business, sooner or later. Real estate industry is quite volatile industry and sometimes agents go without any deal for months. One the agent who has steady income can afford to be a real estate agent. The rewards in the business are big, so when deals happen a lot of money comes. For that to happen you need loads of patience, commitment and intelligence. The sad part is that the entry barrier is so low that almost all become real estate on the side. So you face a lot of competition. But a good agent doesn't suffer when the market goes down, he captures market share.
Q: I'm going to look at a home tomorrow. I've never done it before and I'm wondering is the real estate agent going to try and "sell" me the house or will he give me the facts and even point out some things to look at that may cause me problems? What're your experiences?
After a decade in commercial real estate I can firmly state yes they are like car salesmen, but worse! They are rude, crude, and laugh about the people they have ripped off. Most are uneducated and rely on naive buyers who think they need to use them. Training consists of two weeks of classes and an easy test. The Managers at these offices just place people at desks and tell them good luck. That's it. Then they'll take half of the commission. Brokers will never give you a straight answer, only care about the commission, so have a serious conflict with their clients. These people are a serious problem to society when one considers that the largest investment most people will make is their house.
Q: Hello Everyone,I am going to complete my bachelors in Architecture from New Delhi, India this year. I plan to get my graduate degree from the States. I am interested in MBA in Real Estate and was wondering which colleges have good courses in this specialization. I did a google search and found Cornell and University of Wisconsin-Madison. Your MBA is an excellent background for real estate enterprises. First, find a really good national firm with an sterling reputation. Sign on for real estate courses, training and an apprenticeship. Then set your sights on learning as much as you can about the construction, development, marketing and financing of real estate as there is available. You have so much open to you, including appraising either commercial or residential properties. Check out the Appraisal Institute website to see what's involved. Q: i recently contacted a real estate agent in regards to buying a house, he told me my credit score was average an that he could consolidate all my debts into one monthly payment with a fixed interest rate for a fee of 500 dollars. is this fee too high? i just want to make sure im not getting screwed here. thanx in advanced
Well, Yeah the fee is sort of high, seeing as the Interest rate pays for the consolidation in itself. Go with Your local bank, and ask for a loan to consolidate your bills, There's no fee, just an interest rate, that is built into the entire loan. For example, if your loan was for 5,000 dollars, it might be 6,458 dollars, because of the interest, You might pick a 3 year loan for 180 a month. It really depends on your credit score, and how much debt.... but never go with a reaestate agent... If he asked you for that fee of 500 dollars, you might wnat to go to a differant Real Estate agent. a good realestate agent, will build in your Fees, into the Sellers rate. For instance. if the seller is selling a house for 135,000 dollars (rare). and a realestate agent goes in, and shows it to you, he SHOULD look around to see what he can use against the seller, say if it needs a new furnace, or a new kitchen or something, he will tell the seller, (we'll offer you 125,000 and we want you to pay 10,000 for such and such repairs.) So you will only pay 115,000, and the seller will end up paying the closing costs too. A GOOD realestate agent will do that for you.
Q: I have been thinking for awhile now that I would like to get into Real Estate. I am almost 25 and I have 2 kids. My husband has started his career and I would also like to start mine. The only problem is is that I will only beable to take the evening classes or weekend classes, and with that it will only take longer to get it over with. My husband asked me if this is something I can do and well I think and wanna believe I can but then I dont really know. I guess my question is is it worth taking night classes or weekend ones and is all the info hard to understand and im in texas is the state exam hard? You okorder for more practice. The test is probably multiple choice, so it is a matter of learning the testing style. I hate to sound like a downer. Probably 80% of new real estate licensees drop out in thier first year (similar to the success rate of new restaurants). The ones that have the knack for real estate can do very, very well. If you know a local real estate agent, I suggest you have a serious talk with him or her. You may have the personality and drive to do extremely well in real estate. You may also find it costly and frustrating. Either way, I wish you the best of luck!!!
Q: Recently I took my real estate exam in NJ and I failed (67 questions out of 77 needed to pass). I'm a 20 year old college student and I have studied diligently for the exam. However, I do doubt my methods of actually reading and learning the material. As crazy as it seems; I never actually knew how to "study." Anyone have a guidelines or tips on how to study real estate effectively? And what's a decent amount of time to study per day? Thanks.

Q: Can anyone tell me who is a real estate agent... I want to get my licence and I live in Iowa. I was wondering if I move out of Iowa how hard it is to renew your licence for another state, and how long does it take to change states? Any other info about real estate would be helpful. Maggiejo.. I don't want to be disrespectful to your mother, but if you like something you should at least give it a try. It doesn't matter if everyone in town is a Realtor if you love what you do and become good at it you will succeed. Tony Robbins says that if you have a passion for something, the money will come. It doesn't matter about your age either. If you meet the minimum age requirement for your State's Licensing, get the license. A good suggestion is to work as an assistant for a Realtor or in the office of a Realtor, even answering the telephone will get you into the door. Right now, there are only a few states that have reciprosity with other states for licensing; mostly you have to take the class work and pass the test in the new state. So it only takes as long as the class work requires and to take the exam. Most states require continuing eductaion of so many hours per year but you can have a Real Estate License in as many states as you can handle. The important thing to know is you may not receive a commission if you don't have a license in the state where the property is located. I've have been a Real Estate Investor for over 30 years and have been a Realtor for the past 4 years, I just wish I had done it 20 years earlier because it is so much FUN and you get to meet so many good people.

Check and research local offices and let then know that you are interested. they may hire you once you receive a certificate an d allow you to work hands on while finishing it only takes a few weeks and I think you obtain several certifications at different levels

I always mention: Please start by mentioning your state. I am from California, so I'll answer thinking that you are from California. You may check for rules in your state. You don't need to be a licensed Real Estate Agent. You can do mortgage even without the license. In California you can obtain a brokers license. I think it always helps to be licensed as a Real estate agent and do mortgage as you can switch to the business that works good. We know we are always faced with cycles and real estate is also cyclical. When interest rates are down mortgage works well as well as real estate, when the rates are dropping people stop busying and keep refinancing. You get the best of both the worlds if you are licensed as a Real estate agent.
Q: so i know to be able to get your real estate license i would first have to have 2 years experience to be a real estate sales person and get my salesperson license. i also know the requirements for that, i just applied for my college classes for real estate and i know that i have to pass these classes and then pass my examination test to get my real estate salesperson license...so i wanted to know how hard is the examination?what questions should i look out for?and how many times did it take you to pass?how many tries can you get?im gonna try to take mine after i pass my classes and i wanted to know if its PRACTICAL to believe that i can pass on my first try :P
you are incorrect. You don't need any experience to get your sales person license. However, many states require you to have 2 years experience as a sales person to get your BROKER license. The exam is not hard, but you need to know the materials. Take the class in person!!! The in class will teach for the test. They will tell you want is important. Online will not do this. Honestly, if you don't think you can pass it, you will not. My advise is grow up and stop second guessing yourself. If you feel this way now, you will never be successful.
