All tile grout haze must be off the tiles prior to sealing. I use a hand pump spray bottle and just concentrate on the grout lines. Let soak for approx 10 minutes and buff dry tile with a clean light colored towel.. Don t let the sealer dry on the tiles.Then seal a 2nd time. Penetrating sealers will last for a long time, silicone sealers need to be redone every 6 months to a year depending on the amount of foot traffic and floor cleaning you give it. Especially with the 20x20. it would look odd to have a 2 tile on one side and an 18 tile on the other. Remember, there is a vertical plain as well as a horizontal plain. Your pattern, with two rows and spacers should be layed out wall to wall up down as well as right and left. That is an easy way to determine your first and second tiles. Mark those two tiles with a magic marker. A rough starting point is determined by measuring the length of the room, convert to inches then divide by 20. This gives you the number of tiles aprox.,divide this number by two (2) and set the first tile at aprox 1/2 the distance from the wall

The green paper peeled off when removing the old tile exposing the brown cardboard stuff.
- tile mastic is usually a dry powder and you add water to it. tile adhesive is a premix that's like peanut butter that you could apply to the wall or the tile. The primer is to help glue the paper back one the gypsum. Then when you put the adhesive on, it'll stick longer. If you get the grout and adhesive mix, then you won't have to grout later, and I use it a lot in doing quick fixes. Comes in different colors and I use the unsanded cause it doesn't have to have much space between tiles to work. Put enough on the back of the tile along the edges so it oozes out. Good luck

- Wow, Hi Steve, My opinion, and I haven't read any other answers yet, Green board is fine for walls adjacent to areas that may endure water intrusion, but not as a substrate to install tile over. I understand it has been done, and certainly was an offered option before backer board was introduced, but it's water resistant properties are negligible. I do tile, every day of my life, and I get it that the customer is always right, even when they aren't, but I never had a negative call back, nor do I wish one for you, even years from now. Another positive aspect of the concrete backer board is texture; a surface allowing better adhesion for thin set, which green board does not offer. Good to see you again.
