- Q: Hi, I was wondering if the house appraisal for a house with all hardwood floor was higher than it is if the house has all tile. Thanks!
- They would be the same. There is no place to adjust for individual items on a appraisal like flooring in the sales comparison approach. The appraiser can adjust for condition, age, effective age, quality of construction and they fall in to poor, fair, average, good and very good. One issue would be who wants a home will all tile flooring. The only place on an appraisal to adjust for flooring would be the cost approach and if the home is older than 5 years, no one puts any weight on the cost approach. I think real hardwood flooring would sell faster than all tile. Tile is nice in the baths or kitchen. Pergo and Laminate flooring is a cheep way to go and give you no more value than cheep carpet.
- Q: I will be doing my first tile job soon. I will be removing/replacing the tile on my kitchen countertop. I have got most everything figured out with the exception of removing the existing tile on the backsplash. I believe the tile was placed directly over sheet rock (tract home). Any suggestions on how to remove the tile without too much damage to the sheetrock. If I have to do sheetrock replacement I don‘t think I could ever duplicate the texture now applied to the surronding sheet rock Thanks for any tips.
- Well you can use a hammer and a 1/2 chisel with safety glasses to start. As for sheetrock replacement...since it will be under the tile, the texture wont be seen and shouldnt be a problem. The coat that you will use to adhere the tile to the sheetrock will cover any inperfections caused by the tile removal. Are you talking about sheetrock or wonderboard?, sheetrock is also called drywall. If the base behind the tile is a hard ,cement based backing then just adhere the tile to that. I have never heard of anybody setting tile to sheetrock since it isnt waterproof. Good luck.
- Q: How can I find out how many tiles I need to buy?
- It is sold by the s/f ,even if you buy a 8x8 tile for example. Some places will only sell in whole boxes.You ll need extra for cuts and waste anyway. When buying from the big box places ,look and make sure you get all the same dye lot and run number. If you buy from the mom and pop store, you ll get the same dye lot always. - it isn't really as easy as you'd think. 1. create a background 2.make sure to check the box labeled Use as tile set 3.open up the room you want the tiles to appear in 4.there should be some tabs below the upper left corner 5.click on Tiles 6.under the big gray blank space(wich is just below the tabs) there should be a place to select the tile you want to use 7.after selecting the tile the gray empty space should show the tile. 8.click in the room on the spot you want the tile. remember, tiles are basicly drawings. so objects sometimes go over or under them. experiment with the layers to solve this :)
- Q: Tomorrow I will be laying porcelain tile in my kitchen and need help in figuring out how to cut a hole in the tile for the floor vent? Any input would be appreciated.
- I've done this: I've used an angle grinder to cut a rectangle in one bathroom tile. Straight cuts are easy using an angle cutter and a diamond wheel designed for cutting tile. I've even cut a round hole for the commode. But the commode had a tile seam under it, so I wasn't cutting a hole in the middle of a tile, I was able to cut and nibble away until I had a semi-circle in each tile. Just make sure you have more tile than you need. If (when) you make a mistake you have more to work with. And don't try to accomplish the entire cut all at once. Take little passes at it until you work your way through. Hope this helps. 'av'a g'day mate. '')
- Q: If so, what do you clean it with? I have one in my kitchen I hate it! I‘m always cleaning it and we don‘t even wear shoes in the house but yet it always looks like it has blackheads! I have used the magic eraser to get the marks off but it‘s a p.i.t.a. :)

- Q: I‘m installing new tile in my bathroom and had a few questions.1. I understand that I‘m supposed to remove the toilet prior to laying the tile. - As far as the toilet, remove the toilet and tile as close to the flange as possible. You will need to make a few cuts in your tile. When it is time to reinstall the toilet use two wax rings one with the plastic flange and one without. When you are done but a small bead of caulk around the base of the toilet and tile. As for your vanity, you can do it either way. You can install it first and then after tiling install a small shoe molding around the base. If you tile first you will still need a shoe molding. In the bath, it is a good idea to caulk all the baseboards and around cabinets so in the event you ever get water on the floor it doesn't seep under the floor.

- I advise using ceramic tile rather then regular tile. It costs a little more, but it's worth every penny. Also, you'll be really pleased in the end if you choose a mingle of darker earth tones. We removed all the carpet from our home and had ceramic tile put in. My spouse chose a gray-cement tile for the upstairs. I chose the mingled earth tones for the downstairs. Cleaning these tiles is like night and day. Everything shows up on the gray. Whereas the downstairs tiles have never appeared to be dirty even when they are sometimes. I think we paid between $1.50 and $1.75 per tile at an outlet store. Don't let people tell you that shouldn't buy tile that is no longer being produced, since if one breaks you won't be able to replace it. All we did was buy more than we needed. The extra box remains unused because none of our tiles have ever chipped or broken.
- Q: I have travertine tile in my bathroom that apparently wasn‘t sealed properly. Now it has water stains that are visible when viewed from an angle. It‘s ugly and I can‘t get rid of them. Any suggestions?
