- Q: Ok I am working on getting my real estate license what are some ways to break into the Real Estate world other than becoming an apartment Leasing Consultant.
- I don't know what real estate courses you're taking, but I recommend you stop because it sounds like you're not learning the fundamentals. EVERYONE knows that lease consulting is not the way to enter real estate. Most people enter it (with a license) to become a salesperson who SELLS real estate. Why would you enter it directly into property management or consulting if you don't have anyone to hire you for it (most of those people work for property management companies). You would enter it selling real estate. You will most likely start by helping realtors do open houses and ensuring an agreement is made between the two of you, you might get a cut of the sale, or keep the leads generated at open houses etc. That will be a good starting off point (I picked up two clients both looking to buy and one of them to sell as well with a budget of $1 Million to start). Or you can work as a licensed assistant as part of a team where you could be paid on salary or salary plus bonus or purely commission based. There's so many ways to approach real estate and you should delve deeper since your course doesn't do that for you.
- Q: America is flooded with real estate agents. Im just curious as to what you think it takes to be a successful one? Is it more important to have a dynamic personality or be a hard worker? Does it matter who you know? or could you move to a new town with hard work be a success in the industry? Is it persistence that pays off or is it long hours?
- I have been in real estate sales for 30 years now. For me it is that I have gone out and become involved in a lot of groups. Once people get to know me a trust me they feel comfortable in hireing me to work to sell their home or help them find a home. I have met real estate agents that mostly seem to work with people they do not know. They seem to find people off of ad calls or open houses or whatever. If you need a boss to tell you what to do and when then this is not the career for you. You have to organize yourself and get yourself out to work. When you run an ad in a school program but don't show up at the game or concert or booster club- I think that is wasted money. Only back the events you will show up at. Make a list of what you need to do and when and do those things. Always have a long list of things to do and work hard at doing those things as quickly as possible. An example for me. I pass out calenders to established customers and people I hope to have as customers. I have a list of about 300 households. I feel like I need to drive out and knock on their door and hand it to them over the next six weeks so that so that they see me face to face at least once this time of year. That is 50 a week and I am more likely to catch them at home on weekends so that is when I schedule going out to see them. I schedule some sort of personal marketing at all times. The important thing is that I get them to see me as often as possible so that when they think of real estate they think of me.

- The primary traits of a good real estate agent is be an effective listener as well as a communicator and understand the desires and needs of potential clients. You should also be able to get along well with those you would need to accomplish your goal, such as title officers, escrow closing agents, insurance agents and those in the mortgage lending industry. You would also need to be able to write an effective marketing plan. This plan should keep the clients coming in the doors on a regular basis. - Beginners face competition from well-established, more experienced agents and brokers in obtaining listings and in closing an adequate number of sales. In a large firm, you might get a better desk after you make a sufficent number of sells or if you rearch some quota. Other than sells, there may be certain area or specialized markets which you can focus on, but I do consider these promotions. - Q: I would like to know how the whole process of buying real estate works. What I mean by this is house does buying a home to live in work. Also, I would like to know how buying land works, and where would be a good place to look to find inexpensive land. I have had a general plan for some time, now. What I am looking to do is buy some land and build my own house, myself. The only problem is that I do not know how the whole buying process works. I am sure there are taxes, and the buying process might be different in every state. If it helps answer my question to a finer degree; I live in Florida. Thank you.
- Hi Cam, How do I say this and sound beliveable? I'm NOT a spammer, NOT affiliated with Carleton Sheets, NOR make a penny by saying this but I actually began my career by watching late night infomercials by him and Russ Whitney and bought these programs and the returns over the years are incalculable. I'm sure you can find these free somewhere now on the net, library etc. but suggest you buy since I think in those programs (I have the bank account to show it). Just seems fair for their time. Anywho, the biggest thing to remember is DON'T use banks if possible. I found partners, angels (private investors), creative financing, even trading a truck for a down payment on a rental, etc... and never borrowed a dime from a bank. It's common sense. Building/buying a personal home is TOTALLY different than investment real estate. I'll make it simple. EDUCATE yourself (I started before the net and now there are TONS of resourses available). I believe in basics. Beg, borrow, steal, buy, whatever Carleton Sheets course and just read it first. You WILL know where to go from there because it will open your mind. - You have to hang your license up with some brokerage and theyll all have fees. My firm charges 300 a year plus if youre a realtor you have to have national dues also youll be paying MLS dues quarterly. Just fyi NAR dues are 450 a year MLS 150 a quarter.

- More experienced realtors usually hook up with land developers - some go exclusive with one corporation and some get a mix of low cost, mid-cost and high end developers in their real estate stable. It would actually depend on your target market and what you intend to sell to them. Another way of getting your foot in the door is starting within your immediate neighborhood and getting a listing of all the properties up for sale and promoting your business within your social circle. - First up - selling real estate. Good real estate agents make money in all housing markets. A slumping housing market thins out the herd of people selling homes. Good agents continue to sell and make a living. Less than good ones move on. Do you think the housing market will remain strong forever once it recovers? If you don't think you have the skill set to develop into a good real estate agent then don't bother. Interior design is very project intensive. As long as you have projects in the pipeline then you can draw a sustainable income. If the projects dry up, then it becomes harder to earn a living. Now...any business is only as profitable as the hard work, talent and effort put into it. Running a business is hard work. The hours are long. Even working hard, smart and long hours does not guarantee success. I do think a real estate/interior design firm could be a good meld. Many people who buy homes are looking to renovate here and there. If you do a good job helping someone to buy a home, then you may have an edge if they want to remodel or simply can't decide how to furnish the place.
