- Real estate development is a vague term and can mean many things. For example it can mean to purchase a parcel of land, have it rezoned into smaller parcels, build its infrastructure (roads, drainage/sewers, utilities), build on each lot either commercial or residential improvements and sell to an end user, or opt to keep them self as investment property. Or, any fraction of the previous sentence. The key issue is to buy unimproved or under-improved land and develop it to make it more valuable to sell/rent at a profit. Real estate developers can approach development from a general contractor point of view, but to do so limits the profitability. Obviously one would need to have an expertise in: their real estate market, local zoning laws and subdivision of lots, infrastructure construction, commercial and/or residential construction, marketing, contract law and finance. Getting money to develop can obviously come from a commercial loan as it is an commercial enterprise. Though it is not uncommon to organize a group of private investors or equity firms to back a project for a cut of the projected profits.

- Taking the real estate classes will give you an over view of writing and negotiating the contract, property management issues, and principles, laws and ethics relating to the real estate transaction. You may want to take the classes, and if you want the license, that is a separate test administered by TREC, but is not required. If you are planning to buy and sell real estate for a commission, you will need to have a license, and hang your license with a TREC broker. If you are only buying and selling real estate for yourself, as an investor, a license is not required. The TREC real estate classes will not teach you how to make repairs, nor how to inspect or appraise a property. It will teach you how to price it right. What else? - Q: I did some research on the work of a real estate agent and I feel like I would really like the job. I know it all depends on me but I'd like to hear some opinions from real estate agents, brokers or anyone who has an opinion about the job.
- I'm starting next week on my studies. The comission is great. Lets say you sell a multimillion dollar house, you'll easily walk away with atleast half a million in comission. Typically, one sale equals several thousand. I'd say that and if your into looking at different homes, having your own hours, and being out in the streets while on the job; it can be very ideal. The major con, is the recession. The economy seems like it's shot even though they say the recession ended, what, about a year ago? The housing market is in a bad state. It would be tough to make a sale, especially for a new agent. But if you already have a part time job like me, I think you could do it without struggling financially any worse than you already are..

- Real estate is more expensive, especially in places like downtown Denver and some mountain towns. Colorado Springs and suburbs are cheaper (and I read a few weeks ago that C. Springs has the fifth lowest cost of living of all the cities in the U.S. I was kind of surprised by that though.) So if you're looking for a lower cost of living in Colorado, I would recommend looking in the Colorado Springs area.
- Q: I was considering taking fire science level 1&2 , and also paramedics to start training to be a fire fighter. On thee other hand I've always loved the thought of real estate, selling and flipping houses. I have good background in construction I can do practically anything to a house, and estimate cost of labor. I just need to know which would be a better financial decision. Is it possible just to become a real estate agent and not really have an office nor work for them?
- No, that is not possible. In order to have a license you have to work under a broker and pay all of the fees. There are no investment opportunities you can legally do with the MLS that you could not do without it.

- That is a problem that I have found with real estate people. they appear to be merely sales people that have been picked up off the street and run through some simple perfunctory classes for a few weeks and then they are turned loose to represent you on the most important financial decision that you will make in your life. A doctor cannot remove so much as a simple hang nail with out 4 years of medical school and 3 years of a residency on top of that . They also must pass a very rigorous licensing exam. Real estate brokers can do far more damage than that doctor removing a hagnail if they make a mistake. Yet real estate agents have almost no training and no real professional standards to speak of This needs to change. I recommend that you contact your Congressperson. Find out if they support rigorous new Federal Legislation to require much more rigorous federal licensing standards and federal licensing requirements for Real Estate Brokers and loan officers who are involved in a purchase or refinance involving a Federally Insured Loan. Federal Licensing will permit much more rigorous Educational, examinattion and training and experience requirements than is now required of real estate agents and real estate lenders. By introducing much more rigorous educational, examination and training requirements and also new tests of character requirements and financial responsibliity when they make mistakes we will weed out many of the frauds and the incompetent and will be left with a much more competent and honest group of people in the real estate industry. .

- There is no need to go to college for that, invest your time in marketing or business administration. A brokerage doesnt broker homes. You employ real estate agents that pay a portion of their commission to you. They list the homes they want, doesn't matter if its a 20million dollar home or a 20k condo. Maybe you mean real estate agent? Focusing on more expensive homes? The problem there is finding the clients, if you came up in a wealthy social group it may be easier for you. Becoming a real estate agent is fairly easy and just requires classes and some fees. The brokerage requires you to be an agent for a few years first, more classes and licenses. I primarily do investments but I highly suggest spending a few years doing traditional real estate before stepping into this world. Whatever you may think of your mentor, if they are an agent working for prudential they are not that successful. The successful agents own their own brokerage and don't give a % of their income to a broker.

- 1)Real estate is 100% commission so you can go months with no wages 2) You are self employed so you get to pay 15.3% self employment taxes on your net wages 3)You incur fees each month to your broker for office rental, insurance, franchise fees, advertising fees. etc... 4)Assume about $30,000 in net income first year. Do not plan on any more. 5)You get customers by calling on phone. I wish there was a more glamorus way such as a great direct mail pieces but this is old fashion cold calling. 6)Get ready for the most ridiculous of human behavior. Normal people will come up with the wildest excuses not to close!! You will have your paycheck ripped from your hand because a buyer changes mind at last minute! Ouch.
