Once you get started tell everyone you know, everyone you meet, that you are a real estate agent (and a Realtor if you join the local Realtors). Then tell them again. Then remind them to tell everyone else. Be of service to your community and let people know that you are able to offer this service because you have chosen real estate as a career. It doesn't mean anything. Delinquent real estate taxes don't go to the state. It's a nonsensical statement.
Q:I am just working on becoming licensed as a real estate agent in Michigan, I have found 2 brokerages that I really like and am working on narrowing it down to 1, any tips as I begin this career I have full researched it and know the risks and the disadvantages. Good day TJ, Real Estate is a great career to persue as long as you have the patience. But I am sure you know that, I am not a Realtor but I do own a Title Company here in Florida, my background has been on marketing and I can give you a few tips. The one strongest and most effective method of marketing is Word of Mouth, make sure that anyone and everyone that you come in contact with knows that you are a Realtor, be confident when you speak to them, about your company, people sense your strength and weaknesses by the way you speak. Concider your business cards as little seeds, the more that you plant the most likely that you are going to have positive results. After you make a few sales and the customers are happy, ask them to send you some referrals, it never hurts to ask, keep in contact with them, do not be like many other Realtors and make the sale and forget about them, know their birthdays, spouses birthdays, you always want to continue building reports with them. Follow up and Follow through. Remember that you are what you say in this business. I would stay away from spending money on advertising on the beginning, but once you get rolling, then I would invest some money but if you have happy customers, they are the ones that will keep you busy all of the time. Find a company that is willing to teach you and continue training you on all of the marketing and selling techniques that are available for you. Q:I am asking this question for my mom. She is 46 year old and thinking of getting into real estate school. Here in Tennessee, she can get this in 6 weeks. She does not know much about the work, but likes that it is quick. she really wants to make money. though we are hearing that they make pay on commission and that in the long run she may not make much money. She was thinking about the option of a real estate appraiser. Does anyone know about this career and if it is based on hourly pay or commission also? Will it take long in school for appraiser? none! it all depends on how much work you want to do. They all require a lot of work and a lot of time. With a lot of money up front and very little payback for a while. If you stick with any of it the rewards will come but you have to work at it. I've been a real estate agent for years my husband an appraiser for not quite as long. You can make good money but it takes a lot of work. The last time I sat down and figured my hourly wage I made less than $5 an hour. If your in it for the money go work at walmart, you'll do better. If you really want to help someone get in the home of their dreams any of the above will get you there. I've never seen a statistic on it but I suspect most who got into real estate exclusively for money failed miserably. This is a people business. You have to love the people otherwise you'll give up and move on to something else. Oh and for the person who thinks an agent guess what if the home is listed at 6% the agent only gets approximately 1% of that. The rest goes to advertisement that the agency does, if the agent does any it is out of pocket and if the home doesn't sell they get nothing. It's a tough business and I love it but unfortunately everyone thinks we make such big money and we don't.

Real estate agent is a generic term and indicates the job title or description. It can mean either a broker or a salesman. Realtor on the other hand is a trademarked term and can only be used by real estate brokers who are full members of the National Association of Realtors. A real estate broker's license is a state licensing requirement to engage in this profession. A real estate salesman's license allows an individual to work in this profession under the direction and oversight of an employing broker. I hope this helps.
Q:Hi I have taken the real estate exam 6 times and this question keeps coming up and I cant find it in the book anywhere. it is a general question, please ONLY PEOPLE WHO KNOW ANSWER QUESTION PLEASE.... it was something like this....Sales Associate "Laura" is employed under Broker "A" and finds a prospective buyer "C" to sell a listed property to. When sales associate Laura finds out that Broker "A" wont pay the commission she thinks is fair, she tells buyer "C" to wait to make an offer, until she finds a new broker. Laura leaves Broker "A" and is now employed under Broker "D", and prospective buyer "C" is okay with this. Which answer is correct?"this is illegal""this is legal, but unethical""this is ok if buyer "c" agrees

When a property is listed, it comes with a commission to be split between both selling broker and buying broker AS LONG AS THE SELLING OWNER has agreed to this. 95% of sellers do ----the agent's commission is listed in advance as long as the listing BROKER agreed to do so. NAR requires that. --- Laura leaves Broker A and is now employed under Broker D, and prospective buyer C is okay with this. ---of course the buyer is happy but it is not important for the buyer to be ok-- Which answer is correct? whoever wrote this question was drunk--as it is the dumbest thing I have read in 45 yrs. When a property is listed--it requires a %, to be split. culturally, it is 7% for residential, and higher for other types of property. ---I have never known for this commission to be split in any way OTher THAN 50-50 BETWEEN BROKERAGES. IN this case, it seems that the same brokerage will be the listing brokerage and the buying agent's brokerage-- dangerous but legal still as long as the Realtor who found a buyer got the buyer to sign a dual agency agreement. ---So, for at least 3 reasons, this question makes no sense. I am presuming after reading this 3 times that the property and listing agency is in the UK, not the USA. THE agents may not negotiate the % AFTER THE FACT. [AFTER THE LISTING HAS BEEN SIGNED BY THE seller and listing broker] That agent will lose their license anywhere............ and if wherever this was done, a listing % IS NOT set upon the listing being taken--several laws and rules are being broken.

Q:I'm in Architecture school (want to be a developer and design my own projects).I'm currently working for a broker and planning on getting my broker's license as well.Is this a good way of getting experience towards getting a job at a Real Estate Development company after graduation?I have an associates in Real Estate and soon a Bachelors of architecture. In the future I might get an MBA in Finance. Is this a good plan or what do you recommend?
No... the real estate agent route will not get you there. In most states, getting a broker's license takes 3 years of being an RE agent, and it does not really help you in development projects... you will save the 3% on buying of the land and selling of the properties, but there are other ways to recoup those costs (just being an agent, or having a referral license come to mind. If you want to be a developer: work for a developer, if you are learning architecture, you hae skills they would need. Other options; engineering (civil) firms, City or county planners office, Large local utilities (gas/water/electricity) in their development office. Real estate management company might help also.... HUD... a bank that has real estate holdings...lots of options... RE broker is not one.
Q:So right now I just finish high school see the thing is School is not for me im working at burger king right now making about 15,000 a year full time. Real Estate is not as easy as most people think. But if that is your passion, I say go for it. Read Millionare Real Estate Agent by Gary Keller. It will give you insight about being a real estate agent. There is much more to being an agent than selling houses.
