- If you own your own home, you may have equity built up in it. If so, you could use this money as a down payment on an investment property. With your high FICO score, you will get good terms with a loan. If you do not own a home, BUY ONE!! Talk to a lendor and see what your options are and what you will have to do to purchase one. I bought my first home 4 years ago with $2,000 that I borrowed from an ex-girlfriend; since I have turned that home into 7 properties by this process. Last, search for deals, search for deals, search for deals; if you can find a good real estate deal, you can find money to purchase it - at the least, you could partner with an equity partner that would be happy to be a part of a good deal. - Real Estate is only good if you are wanting a long term investment. To invest in real estate, it means you purchase a piece of property (house, duplex, apartment/condo, shopping complex, etc). Those who should invest are those who can pay cash and buy at less than 70% of the appraised value of the property. Real Estate value always goes up, so it's a good investment. Real Estate is an Asset if you make it one, and a liability if you let it be one...if you try to sell quickly or in desperation. Talk to a real estate investor one on one and find out more details there if your wanting to get started.

- Q: I am looking into different options for becoming a Real Estate Developer. Unlike going to college to be a teacher or an lawyer there is no "one path" to become a Real Estate Developer. I took several architecture classes in high school in a program that is considered to the best in the Texas (winning several state awards too) so I have a very good foundation in architecture with a portfolio to match.I'm wondering if getting my Bachelor of Architecture (B.Arch) then a Master of Business Administration (MBA) in Finance would be a more well-rounded education opposed to a Bachelor of Business Administration (BBA) then the MBA.

ProSchools offers online courses that are fairly comprehensive. * Construction Contractors Board (CCB) * Employer requirements and employees’ rights * Contract law * Construction lien law * Taxes, record keeping and business practices * Project management * Building codes * Occupational Safety and Health Administration * Environmental law It's a 16 hour course with a state certification exam at the end. - Q: I became licensed over a month ago. Since then I have worked constantly to get my name out there and gain a client. - HE COPIED MY ANSWER!!!! Real Estate is like any other commission sales business. Some years it booms and some years it flops. Never believe figures that quote average when it relates to a commission job. That's what Real Estate is. If you're a good sales person, you're going to make millions in spite of a slump. Ask Donald Trump. He made millions in Manhattan where there was no more real estate to sell. He got creative and went selling upwards versus the traditional selling outward. The rest is history. If you are not creative in generating sales, go do something else. Real Estate is not for you. Flipping properties is a horse of a different color. You have to have capital to improve what you buy. It must be done quickly, inexpensively and almost have a buyer waiting in the wings. Many flippers already have a buyer lined up. They know what the buyer wants and they go find it. Fix it up to meet expectations and turn a good profit. Unless you have a purse with real deep pockets and can sit on a piece of property for months, then flipping real estate can send you to the poor house very quickly.
