Q: Our friend is a real estate agent. He just sold the house that we are living in. You are not obligated to use a real estate agent. Real estate agents work on commission, which means that they only get paid if they are successful in finding a buyer for a property or in finding a property for a buyer. If things don't work out for whatever reason, even if they make a good match, but the bank refuses to give the person a mortgage, then they don't get paid. They know about this risk, and it is part of what they get paid so much when they do get a deal that works.

The Real Estate market is still going. And every day new people get into the industry. First you should enroll in a real estate class and then take you state test. Once you have passed all your requirements, you almost have a choice of the office you want to work for. As for salary. if you don;t sell, you have no salary. Most Realtor's work on straight commission.

I agree, it is not the company but the RE agent that is the important aspect. If you don't have time to research, go to a couple open houses, see if there is an agent you click with. Some more experienced agents allow newer agents to sit their open houses, and these folks may have more time for you than an agent with 100 transactions going on. Remember you are going to spend a significant amount of time with this person, I think it is important that you find someone who will work for you and fits your needs. It is very easy to get your real estate license. There is a class you take and some fees associated with it but if you find a real estate you want to work for some of them will pay for your classes or 1/2 of it. There is no degree for it. Now if you wanted to start in real estate and work up to a loan specialist or something like that then schooling and a degree is necessary. But it may bbe different in different states.

The above ideas are good. Here is what I did (and still do). Business cards are cheap. Get a nice one made. hand them out to your waiter, delivery guy, etc. whenever you can. Ask if you can leave a few at the cash register, especially at motels or extended stay facilities. When you are wearing your name tag, once in a while wear it upside down.It will always generate a response and give you an opportunity to talk. Don't be bashful but you don't have to be tacky or loud either.

Buy a property for $40k, rent it for at least $500/month, build up enough cash reserves, say 4-5k in an account for that particular house to cover major repairs, then turn around and do it again w another house of comparable value (build up cash reserves), until one has 4-5+ houses? Is this how people typically do well financially by owning real estate? Slow, steady additions to their portfolios of houses?
When taking on large debt make sure someone else is paying for it. Rental properties follow this rule very well because when you take on a mortgage, large debt, on a property and you put it up for rent and the people who are renting the property pay for the mortgage.. But don't base your numbers around tax cuts. Do your research and make sure when you take on a mortgage that you can come out positive income on the rental property every month and look at taxes cuts as a bonus. This is a golden rule for veteran investors in real estate because the tax reform act of 1987 caused a depression because people were relying on tax breaks and when the government changed the tax laws and eliminated those tax breaks those people who used them as a factor when making a deal now weren't getting that money. Therefore the structure of their deal and agreements fell apart. There is thousands of pages of tax code and more is added and taken away every year so simply just don't factor in tax cuts when putting the numbers in to figure income every month or if an investment is smart or not. Also when considering a deal if you do not come out positive every month pass on the deal. And base your information on facts not opinion when making a deal for example if someone says the property will be worth x amount of dollars in x amount of years your going off that persons opinion and not facts. Learn to tell the difference between the two early on. Some more advice when investing in real estate is to put the money down and get things into motion. I say this because when you finally put the money down you learn more than can be taught in a book, but also remember with learning come mistakes and don't be afraid to make them and don't let them stop you for reaching your goals. One last thing when investing in real estate just follow the game of monopoly and get 4 red houses and turn them into a hotel!

Get a real estate license. Get a degree in Architecture. Build and design your own homes or buildings. Sell them. Be filthy rich by the time you're 30. All in a nutshell. For a 14 yo, you got your head on right! There's nothing that makes more money quickly in this country than owning and selling real estate. You've just stepped up your bank account by thinking about designing your own buildings too! Go for it and don't give up that plan! You'll be the next (young) Donald Trump!
