- Do TONS of research before a deal. You need very very thorough inspections and you want to be familiar with some local contractors and know how much they will charge to fix each thing. It would be very helpful, although not required if you had a real estate license. The real estate commissions will eat up a big chunk of profits if you have to pay realtors every time. If you can process the transactions yourself, you basically earn commission on your own sales. Plus you can probably work as a realtor for other buyer and sellers in addition to doing your own houses that you are trying to flip. My other advice is to become familiar with general construction practices. If you can do some of the work yourself, you save money by not paying contractors to do it. I recommend some business management classes, some real estate classes, and if you can find them, some construction management classes.

Well she said so, so I didn't hire anyone, and I thought she is going to help me for every little thing as my agent as well because she is getting double commission. But she is not doing as well as i expected. When I ask help for something she simply tells me to figure out by myself. Also, i talked with restaurant owners about my situation, they all say I should have my agent. So I want to hire my own real estate agent But I don't know if I can do so now. I already signed the purchase agreement, and escrow is about to open. Is it too late to hire my own agent?? Someone help me!!!
- If you signed an agreement that said she represents you or that you agree to not have representation throughout this process than you probably can't hire anyone. Take a copy of your agreement to a reputable real estate office like Long and Foster and read over it with some one. They will explain the representation options, or lack of options to you. For future reference... the sellers agent is hired to do everything for the benefit of the seller. In fact helping you would put her in breach of her fiduciary responsibilities to her client. You got a bad deal in that area. Take your agreement and have it looked at as soon as possible.... Next time hire your own agent (a buyers agent) who's job it will be to protect you from exactly this kind of situation. - See if there is a local real estate school that you can attend. After you take the course, you will most likely have to take a state real estate test. I know each state licenses real estate agents for that state so I'm not sure how you will work nationally or internationally unless you get a license in each place you want to work. The teacher at the real estate school can probably help you.
