Q: i am a foreigner intending to invest in Real Estate
Plenty Americans have purchased estate in Spain, so why won't persons purchase estate within the US. Why do Americans whinge approximately foreigners. Their fine nation used to be established by means of immigrants.
Q: I see prices are being driven up by investors buying houses 20 or 30 thousand dollars over the fair price of the home. In my area I see prices have gone up like 60K in 2 years and with all the ghost inventory I get the feeling this can't be good. I just looked at a house last week and I see the estimate on every real estate website is like 30K under what the sellers are asking for it. Now if this home sells for that or even higher is just going to drive the price up for all other properties in the area, it's insane!

Real estate will always be the best long term investment.And having these ridiculous low interest rates, is a double whammy. There has never been the best window for real estate investment than it is today. Foreclosures lead to undervalued homes. Low interest rates lead to undervalued loans. This is the best opportunity, but of course if not making a good selection of where to make a home investment can also be disastrous. When selecting real estate, look for the value of the homes in the neighborhood. Getting an fair appraisal is the key for a successful real estate investment.
Q: Well i'm just about going to College, and i'm thinking now about going into real estate. Yet, just like any new goer i don't really know what i need for studies. I've taken Personal Financial Management in High School. But i want to be able to show people houses they might be interested in. hope this does not sound confusing. Being a real estate salesperson or broker [the sales person's boss] is a very very serious world, time consuming and wrought with laws--federal and state, that must be memorized BEFORE you can show a house to anyone! YOUR finance classes will come in handy--and if you wish to become an agent, you will be a combo PART lawyer, part hustler, 100% advocate for EITHER [you can rep both but it is stupid to do so] seller or buyer. YOU must pay for an application, pay for the schooling [only specific schools are authorized by each state], pay for the state test after you pass the school's tests, and then, pay for the license....and if you like NAR [most brokers are members] you must pay for a membership there too. Figure 100 hours of very focused concentration, $300 out of your pocket NOT counting NAR before you earn one penny--and that penny comes only after a buyer and seller close escrow with your help! can guide further

I am with Glenn on this, starting in RE is starting your own small business. The majority of your success will depend on how you are with time management and people. I talk to alot of people, work on marketing my listings, getting more listings. There are no set hours, you make your own schedule, which is part of the problem for some entering the business. If you are not focused, it is too easy to goof off, spend hours dinking around on the internet, going to play a round of golf on a sunny day rather than going door knocking, etc.. I did not feel the licensing process was difficult, but I know people that took the test a number of times and never passed. Whether it is worth it is up to you. You dictate your success. It is rough starting out, and you can go months and months without getting paid, so you will need means to sustain yourself while you get going.

Q: OK, I'm only 18 but that is old enough for my state. My older sister also got her real estate license at a young age although never followed through because of her drug addiction.I know there's a state test, but what are the normal hours...? Are there any or is it your own schedule? Do you ever have to work in the office and if so what do you do in there? What's the personality you need to have?
You work when your clients want you to work. If you are a listing agent (selling a house), you work in the office to get the house advertised and get other agents to show it - since you will almost always (hopefully) have multiple listings, this can be a lot of work and expense. In many brokerages, you will also be expected to help answer the phones. If you are a selling agent (work for a buyer), your hours are dependent upon your clients. You show houses when the client can make it - in many cases, evenings and weekends will be your busy time. If you don't work with your clients, they will find a different agent, so there is no way around giving up evenings and weekends. As you can probably guess, most agents represent both buyers and sellers, so they split their time. As a beginning agent, you will need a bit of cash. The advertising you do for clients comes out of your pocket, not the clients. Since you don't get paid until you make a sale, you will have absolutely no income for the first 45 days or more (even if you sold a house on your first day, it takes at least 45 days to close and for you to get paid unless the buyer is paying cash, then you will get paid quicker - very unusual since most buyers need a mortgage). As for personality, outgoing but able to listen to clients.
Q: Hi I have taken the real estate exam 6 times and this question keeps coming up and I cant find it in the book anywhere. it is a general question, please ONLY PEOPLE WHO KNOW ANSWER QUESTION PLEASE.... it was something like this....Sales Associate "Laura" is employed under Broker "A" and finds a prospective buyer "C" to sell a listed property to. When sales associate Laura finds out that Broker "A" wont pay the commission she thinks is fair, she tells buyer "C" to wait to make an offer, until she finds a new broker. Laura leaves Broker "A" and is now employed under Broker "D", and prospective buyer "C" is okay with this. Which answer is correct?"this is illegal""this is legal, but unethical""this is ok if buyer "c" agrees
200% illegal Sales Associate Laura is employed under Broker A and finds a prospective buyer C to sell a listed property to. --this is being a dual agent, but we will skip that part --- When sales associate Laura finds out that Broker A wont pay the commission she thinks is fair, she tells buyer C to wait to make an offer, until she finds a new broker. ---no such thing. When a property is listed, it comes with a commission to be split between both selling broker and buying broker AS LONG AS THE SELLING OWNER has agreed to this. 95% of sellers do ----the agent's commission is listed in advance as long as the listing BROKER agreed to do so. NAR requires that. --- Laura leaves Broker A and is now employed under Broker D, and prospective buyer C is okay with this. ---of course the buyer is happy but it is not important for the buyer to be ok-- Which answer is correct? whoever wrote this question was drunk--as it is the dumbest thing I have read in 45 yrs. When a property is listed--it requires a %, to be split. culturally, it is 7% for residential, and higher for other types of property. ---I have never known for this commission to be split in any way OTher THAN 50-50 BETWEEN BROKERAGES. IN this case, it seems that the same brokerage will be the listing brokerage and the buying agent's brokerage-- dangerous but legal still as long as the Realtor who found a buyer got the buyer to sign a dual agency agreement. ---So, for at least 3 reasons, this question makes no sense. I am presuming after reading this 3 times that the property and listing agency is in the UK, not the USA. THE agents may not negotiate the % AFTER THE FACT. [AFTER THE LISTING HAS BEEN SIGNED BY THE seller and listing broker] That agent will lose their license anywhere............ and if wherever this was done, a listing % IS NOT set upon the listing being taken--several laws and rules are being broken.
