To own your real estate company, you gonna have to get a licentiate of real-estate transaction specialist (takuchi tatemono torihiki shuninsha) or hire a person who owns the licentiate. (If one person has the license, 4 more people can work at your company as a realtor, but only person who has the lisence can make rental agreement or agreement for sale by law) Having business (especially for rental apartments) can have more opportunities for you, but you will have to clear lots of things before you open your own business in Japan. Plus, if you are not fluent in Japanese it'll be super difficult either open your company or get hired by a company in here.... Every business is not easy. Being a realtor is kind of stressful because all clients demands more than they should. (better qualities with way less money)

- What do you mean how the whole real estate thing works? He's a real estate agent (I assume listing the home), so he is trying to help the seller sell the property. If the open house went well and he has an offer, it might get accepted. In which case, most savvy buyers would have contingency/subject clauses that have to be fulfilled. If this is the case, you might see the real estate agent when he's there for a few hours with the home inspector and also for a few minutes with the appraiser (or appraisers). Then you'll most likely never see him again. If you want to guarantee that you'll see him again, ask him out.

Meaning, if the realtor offering a property for sale at $100,000, can the agent offer to find a buyer who can pay $120,000 for the same property and to have the price difference ($20,000) as his/her commission? - In Real Estate EVERYTHING is negotiable if it has not been signed and agreed upon in a contract already. So if you guys already signed the purchase contract which is why you have a closing date already, you cannot fire anyone. The agent will get his/her 3%. I doubt the seller will want to negotiate again with you if he know he alredy has the home sold so I dont see how the seller could cancell the contract to help you bring in another agent and cut into their profits. You can put a complaint with your state's Department of Real Estate. You could also take them to court but I doubt you will want to spend lots of $$ in court. IF you have not signed the purchased contract which I dont think this is the case since you already have a closing date, you could fire the agent anytime and get someone that can represent your best interest in the transaction. - You okorder for more practice. The test is probably multiple choice, so it is a matter of learning the testing style. I hate to sound like a downer. Probably 80% of new real estate licensees drop out in thier first year (similar to the success rate of new restaurants). The ones that have the knack for real estate can do very, very well. If you know a local real estate agent, I suggest you have a serious talk with him or her. You may have the personality and drive to do extremely well in real estate. - You should take classes that are oriented toward business such as marketing, accounting, salesmanship, business math, English skills, Spanish if you don't already speak it and another language that is used in your part of Texas. You will need practical skills such as typing and computer use, public speaking and so on. I got my basic real estate sales course in the local community college and then I took the State exam after successfully passing the basic course. Each state has its own requirements and in FL that course was what was required. Once you have passed the state licensing exam you have to select a broker with which to work. I suggest that your best approach is to set an appointment with a local real estate broker and interview him or her. Take your questions with you and a notebook to write down the answers. Find out if there is an agent that would be willing to let you shadow her (go with her) and watch and listen to how she works her business.

- Step #1 - Do an excellent job for every client you get. Their agent and the listing agent on the deal will both notice. Stop in to real estate offices and visit with whoever is around. Go to agent's open houses, go on agent tour after the MLS meetings if that's possible in your area. Ask if it's OK with the agent if you put them on an automated e-mail for rate notifications. Send out flyers detailing new loan programs and offer to meet with agents one-on-one to go over programs if they seem interested. Realize that some of them will know the programs better than you do, so make damn sure you know what you are talking about. Stay in constant contact with the agents on both sides of a transaction and let them know what is happening (appraisal is in, package is at the underwriter, etc.) Get out of the office and meet with agents in person. They want to know who they will be sending business to. Realize that it will take a couple of years to get established and well known enough to rely on real estate agent referrals only.
