It really just depends on the level of commitment and amount of time you have. If you want to make a life out of real estate then find the portion of real estate that suits you best. If you don't have a strong sense of determination, you'll come out broke and kicking yourself for ever even thinking about a career in real estate. If you work hard and are self-motivated, you can clear 6 figures and THEN some. It's not all glamor and money there's a lot of sacrifice involved. Most of us work long and wierd hours, we work weekends, and you'll NEVER EVER EVER catch us without our mobile phone in-hand or glued to our heads. Your significant others will have to be very understanding and your friends will have to take a back seat to your career more times than not. The real estate market runs in cycles, always has and always will. Sometimes it's up and sometimes it's down, but it always returns either way. Lucky for me, I live just outside of DC so there are plenty of jobs and always a huge demand for housing, so this so called bubble won't effect my business.

first you should talk to a lender that you can trust , may be the bank where your account is in. He should pre qualify you and that will tell you if you can really afford to buy a property (which I think is a great idea) if you are in the right circumstances, like if you can afford the monthly payment ,taxes, maintenance etc.in this market property values have gone down but also lenders requirements are more tighter. Also if you work part time you could provably can consider having a partner so the two can combine incomes. I t will make it easier to qualify. good luck.

it looks like Pearson as the test giver; I hope not as Pearson is a BS company that has BS'd the state. so I am hoping it is anyone else no RE test is an open book test. Buy direct into a REIT such as Inland Real estate. Sit back and re-invest your dividends. Watch it grow. By law they must distribute 80% in dividends. Then you buy more shares at a discount. Been doing this for years.

You will have to take several courses and get your real estate salesperson's license and work for a broker, you can find more info at the California Department of Real Estate website. There is no salary generally, real estate agents in CA work for straight commission which is good in a way because there's no ceiling in your income, but bad because there's also no floor.

Well you should not give up one for the other, do them in parallel. Real Estate takes time to advertise and get your name around. Especially if you are new, people likes to transact with experienced salespersons, this is their life's worth you will be dealing with. So do them both, in a recession the house market drops, but the car may go on far longer and possibly survive the recess... Whether Prudential, Re/Max or Century21, my suggestion is look for training initially rather than commission splits, until later after you have established and decide if this is for you or not.
