Q: Why would they care about who buys the property?....Is there any way to get around such individuals?...I am just starting my Real Estate Investing career.
There could be different reasons for this. One, it could be a house that requires bidders/offerers to be owner occupants, which is not your situation. Two, they do not take you seriously. Three, you seem like a bottom feeder. There are some investors I will work with, and others I will not. One investor called me and wanted to write stupid offers on properties to see if he could get houses for a rock bottom price. I am sure you understand he said. That type of investor is waste of time, I could write 50 offers and get none of them together. The way you can get around it is find one agent to represent you that you are on the same page with. Once you start working together, they will most likely be willing to jump through hoops to get your deals done.

If so, is it better to just go with that than go to a real estate institution?Does my plan on going to college part time with general ed work? Real estate does not require a degree. If that's what you really want to do, don't waste your time getting useless general education degrees and do whatever you have to do to get your license and get with a real estate firm.

My friend bought her first home, and got $30,000.00 in grant money from her town and a bank! You really should learn about title insurance, 1st 2nd mortgages, and learn about your state laws! All real estate laws differ from state to state! you also want to make sure you protect your self, and that all of the requirements are met from the seller!

My financial advisor suggested selling insurance, but I dont know about that. He said the market is saturated with Real Estate people so I don't know. Some say go for it, others say don't. I agree with godged. It's very tough to work real estate p/t and be even remotely successful. A good way to get a feel for the business is to work as an assistant to a successful real estate salesperson (not a receptionist in a brokerage). The wages will be crap, but you're there for experience. You want to find out if you're cut out for RE, and this is a great way to do it. Checkout CL for positions or be a real go-getter (you are one right?) or call brokerages and ask for their top producers who might benefit from an assistant. RE people are making less money now, so he/she will be worried about overhead. Offer to do it for 3 months for minimum wage. Then they can evaluate and see that having you around helps them make more money. In an ideal world, you'll get your license and start working their open houses, working their lower priority listings, and basically partner up with him/her to break into the game. Good luck!

Getting into commercial real estate is much more competitive than residential so you need to figure out a way to set yourself apart he competition (ie, other job applicants). It's amazing - in residential there's often 50-75-100 agents in an office, whereas, in commercial it's much smaller. In my office, we have 12 brokers and that's it. Also, commercial real estate is a full-time career - so no part-timers, no dabblers, no retirees looking to do something to pass the time and make a little money. Having a college degree and/or a background in sales and/or finance is helpful, but may not be required depending on which company or industry focus you have an interest in.
