- If you can get Century 21 to give you the necessary courses to pass the state exam without paying a school. They have to teach you the classes that the Real Estate Board requires. Are you sure the classes at Century 21 are not the two classes you need after you get a conditional sales license? I went through the whole process of taking the right classes at Anthony Schools live, then took the state exam and passed. But I went to a few real estate companies and could not get hired because at the time in 2001 I did not have a computer or a car and I did not know how to generate my own leads. I thought they would provide leads but they didnt. I went to Prudential, Pacific Union and Howard Allen. These are in the bay ara.

- Q: I am looking to buy a condo in Agoura Hills, CA (north LA County) within two years, but have noticed that prices have gone WAY down this past year. A friend who is into real estate says they will continue to go down next year, but I won't be able to buy for another two. Should I bite the bullet and buy in a year if prices are outragously low?
- Anyone can predict what will happen to the real estate market. The question is, who's going to be right? From what I've seen and heard, the real estate market will continue to be flooded with foreclosures and short sales for another year or so before this inventory begins to subside. But, what's happening to prices? The doom-and-gloom sensationalist articles in the local paper would have you believe that prices are spiraling downward on a monthly basis. But, that can be misleading. A lot of homes that were subject to mortgage fraud (for example, artificially inflated appraisals so a fraudulent mortgage broker could make a huge commission) are going into foreclosure now. These may be homes that were valued at $1.5 million in 2005, but that are realistically appraised at $750K today. These drive down the median and average sales prices (the real estate price indicators), which makes it seem like all real estate has lost 50% of its 2005 value and is still falling. In reality, the concensus is that the market will hit rock bottom as late as mid 2009. It will peak up a bit as investors clamor to get in the market, and then flatten out or even dip a bit over the next year (mid 2010). Then, with the foreclosures out of the way, we'll start to see a steady increase - albeit a slow one - in market prices. But, what about affordability (how much you have to pay each month on a given property)? Concensus is that mortgage rates will start to climb - also slowly - in the next couple of years. So, even if prices are dead flat, the monthly cost of owning a given property will keep going up. I wouldn't be so concerned about timing your purchase to hit the exact bottom of the market. Anything you buy from now over the next couple of years will turn out to be a huge win over the next 7 - 10 years, when the real estate cycle comes back up to beyond the 2005 level (which it has for the last 60+ years).

- According to a Real Estate broker's analysis in September of this year, the median price went from $513,750 to $548,000. However, there was a 25% increase in homes available on the market, without a commensurate increase in sales. So that at least is a sign for buyers. I also recall reading in the Rocky Mountain News (sorry, I don't think it's still online) that central-Boulder's 80302 and 80301 zip codes had gone up, while suburban and rural Boulder's 80303 and 80304 zip codes had gone down and stayed flat, respectively. - Real estate courses usually have 4 parts.1 Appraisal,which helps you establish value for listings and making offers.2 Law,which helps you with contracts and language of Real Estate. 3 Practices and principles, which educates about listing agreements, your responsibilities,license requirements,and how your state operates in regards towards your license, and finally 4 financing,which explains the differences in loans and lenders. Helps you make informed suggestions to your clients and keeps you out of the trouble areas that might arise in the financing part of the deal. Other areas are vocabulary and minor areas of math. It not too hard to get through it all. You will find several areas of the courses overlap information and this repetition makes it stick. You will be lost the first couple of days, but it will become clearer the more you hear it. Good luck.

Flipping is the most commonly used strategy for real estate business. So, if you have no extra money but you want to make money in real estate investment then you can apply this method. - Check with your state's real estate commission to see the requirements to become licensed, because it varies by state. Classes are usually available through community colleges and by privately owned real estate schools. The latter usually costs a little more, but the classes are usually shorter (i.e. four 2 day weekends, 8 hours a day at vs. a semester at a CC). Most people that I've talked to preferred the private schools because learning the information in a compressed time worked better for them. You're more likely to have forgotten material you learned in January for a test you take in June. Plus, if you have a family taking the class in a compressed schedule may prove to be less disruptive. I attended a private school every weekend for about a month for those reasons. Finally you'll usually have to pass a criminal background check, credit check, then state test in order to become licensed. Like a previous poster, I got my license earlier this year. I plan to continue working my full-time job for a while. Keep in mind that you'd be working as an independent contractor. So you'd be responsible for your own health insurance, retirement, etc. And like others have said, don't expect to make any money for a while. Depending on the agency you decide to work with you'll likely have to pay desk and/or regional fees every month. At a minimum you'll have to pay monthly access for the MLS, annual dues to the National Association of Realtors, and various fees to the state in order to practice and maintain your license. Additionally you'll have to take continuing education classes every year. Good luck!

- You should ask them to tell you if they are able to answer questions for you. For example, some real estate agents can only go to houses with you and smile and nod politely. Other real estate agents can give you their opinion on what they think about the house versus the asking price, how much repairs might cost, what do they think of the neighborhood, would they buy this house, etc. I know I personally enjoyed having a real estate agent I could talk to about the house like they were a 3rd person helping me find a home instead of someone just tagging along for the ride. You do want to ask them how long they have been working, what their background is, and possibly even for some references. You want to make sure you feel comfortable with this person and not like they are a yes man who will not be of any help. You want the best team possible for the purchase of this home.
