- You need to remove the toilet-it will give you a much better job as you will never make good cuts around it..The toilet wont crack your tiles..and a deep wax seal should work fine.After you pull that carpet I strongly suggest putting down wire mesh, or Hardi-Backer,,I dont care what some thin-set makers claim--I dont believe in putting tiles right on the wood.

- There are clay, concrete and wood/cement fiber roof tiles, but I am not familiar with ceramic unless you are referring to the ceramic granules that are used to surface some brands of metal tiles. Metal tiles are durable, cost efficient and light weight. The ones with the ceramic granules will reflect more heat than the crushed stone ones, but the ceramic colors will fade more than the natural stone. Clay tiles are light weight and will last a lifetime, unless broken from impact, but you will pay dearly for the real clay. Clay is the color of the natural soil that is is made from so the color doesn't fade. Concrete is very heavy and is usually painted, so the finish eventually weathers off and you see the typical gray concrete color coming through. Since the concrete is so heavy, most structures require added support to firm up the roof deck. There are lighter weight concrete tiles available, but these are made with wood fiber filler and break very easily. Most structures will need framing support added for these also. For the best price, metal tile is a very good choice and most will have a manufacturers warranty for 50 years

- If you can get one tile to carry as your sample, then check stores that sell tiles. Doubt you will find them. Best bet is take sample to store that specializes in tile; they MAY have outdated tiles in their warehouse. Dig out some from area that could use contrast colors. Use pulled up ones (extra work to 'clean' back of old tiles) and replace the cracked/broken tiles. Use contrasting tiles around visible outside wall border or center of area. Now have 2 different colors but not replacing entire floor.

- Depending on the age of the cement subfloor, it would be my first choice, even if I had to prep it first to insure a good bond. Definitely not cement board, it's not designed or engineered to be walked on, the results downstream would be disastrous. There is a grade of board specifically called underlayment, and it would be my second choice. It needs to be nailed down to cement subfloor about every 6 inches in both directions, very tedious. Not so bad on wood, can be screwed down.This is not hard job, just hard work. Hands and knees, get up to cut a piece, back down to hands and knees. Spread mortar or adhesive, set tile, check for level, spread - set - level, over and over. And level in both directions, North - South, and East - West, and level from tile to tile as well. Really good tile setters make very good money. Very important for you to know: floor tile is thicker than wall tile. It should be 3/8 inch minimum, or 9 mm. Wall tile is generally thinner, and will crack under the stress of weight on it.

- As answer 1 states and you already have priced, 12x12 is fine. Even in a small room the larger tile creates an illusion of larger space. The issue for the floor will be cutting, also as answer 1 states, but divisible is not as much the issue as how you square the room and where you set the center, allowing the most number of full pieces visible as possible. That's not only for aesthetics, but determining cuts and where the cut pieces will be least visible. If you have cove base molding you can assume 1/4 inch from the molding as the final grout line and throughout 1/4 inch is usual. What that does however, in your measuring is to add/subtract 1 inch for every 4 pieces of 12 x 12 tile. IE: If you think to tile in a 4 ft. wide area you will have to cut the tile at least on one side of that, allowing for the grout lines. Addressing wall tile size. I tiled my shower walls in a 16x 16 terra cotta but I don't advise it. The usual would be 4x4 or 6x6, in that size range. It's not impossible to use large tile but is more a challenge.You should use a rapid set mortar/mastic, still use spacers, even at 1/8 inch and set the lower course first, allow to dry/set 24 hours, then build your way up the wall. In my case with the size and weight I had to brace each tile to hold it in place. Given that these are rentals, I'd make the job as easy as possible, probably with smaller wall tiles, even mesh backed. In any case a poly blend mortar/quick set and the same in a sanded grout DOC

- A good construction adhesive will work even though you should have incorporated the baseboard in with the wall tiling. After the adhesive dries you can use a silicone caulk around the edges.
