- Sounds like the owners were pretty thorough in properly repairing any damage. If you are still concerned, you can ask to see the professional mold test review. You do not sound very convinced so, if you have any doubts or worries, I would steer clear of it and find a home you will be more comfortable in.

- Don't remove the insulation, unless it has mold in it too. Locate the source(s) of your mold problem inside your building... a high rate of interior bulk moisture, and eliminate that. Then make sure the bathrooms have exhaust fans that are wired-in with the light switch (so whenever someone turns the light on, the fan comes on too), and that the fans are vented out of your attic (otherwise you'll have mold inside your attic). Also, make sure the kitchen exhaust fans vent outside (and the clothes dryers too).

Currently it could be 18-25 per hr for employee or upto 40 per hr for contract depending on allowances and if you are providing your own vehicle or company vehicle. - The roof can also be heated enough to melt snow/ice by the sun. I wouldn't assume it's being caused by heat escaping from inside. That said, just because you have R50 doesn't mean it's perfect - it's not. Some heat will still escape. Prefect insulation is not feasible.
- Q: Would it be worth forwarding the offer to the client? Is the difference that substantial?
- You don't want that. If he offers 3.5 instead of the required 3, that is a different story. Otherwise he should give you more material thickness to provide an equivalent R of 3. Yes, the difference can be substantial and I wouldn't forward it to the client. The smaller the R value of the entire roof sandwich the larger the difference it makes. Like the change from 5 mpg to 4 mpg is a 25% worsening in fuel economy, but a change from 100 mpg to 99 mpg is 1%. It will mess up the heating/cooling of the building and the mechanical systems might be inadequate. They could save money on the roof and complain how the building is too hot/too cold or the mechanical systems never shut off and their energy bills are too high.

- Q: What can i do to add more insulation in a addition in my house?The Roof is flat on this addition (no attic room for insulation there).Looks like it's only 4 or 5 inches thick, starts from the inside with 1/2 inch drywall and the rest is plywood, and then that black sheeting on the outside.IS THERE ANYTHING MORE THAT CAN BE DONE TO ADD MORE INSULATION ON THE OUTSIDE?, (i can't do anything on the inside since the ceiling is already low) SINCE IN THIS ROOM IS VERY HOT, even touching the celing feels warm, PLEASE HELP!

- Q: Above the trailer roof is a metal pitched roof with no soffit and lots of air-flow. I plan to recess the insulation 6" to allow airflow. There is a suggestion that I need a vapor barrier. If I use a vapor barrier, won’t water collect between the roof and the barrier. I was thinking if using strapping crosswise every 4” to act as a channel for water runoff. Any ideas?
- The roof is already a vapor barrier, you won't need 2.
- Q: I would like to know which direction the one side with foil faces. The roof or the interior of the room?This is an attic room. Roof being "raw" i mean that it looks like cedar tongue in groove boards...then shingles on top of them. Which way do i face the foil side of the sheet..?thanx
