As a new law school graduate pursuing a real estate lawyer career, let’s say a client comes into your office regarding a real estate sale or purchase of a building. A number of things have already occurred behind the scenes without your involvement; usually, the buyer and the seller either know each other previously from working in the real estate business, or brokers have introduced the two parties. Further, in many cases the brokers have already drafted a “term sheet” reflecting the basic business terms of the deal. If the brokers have not drafted the term sheet you should do so because brokers will often not clearly draft the terms of the deal, and it will be easier for you to draft and negotiate the real estate contract if you have already drafted the term sheet..........Real Estate Agent Bendigo
Q:would you prefer a real estate agent with tattoos who is relaxed and easy going, or someone who drives a nice car and suit and both are equally helpful?
Why can't I have both? There's no reason an agent with tats can't drive a nice car and wear a suit. If it's my choice of the two, I pick the latter. Not because the first agent has tats, but because the second one has a nice car. If I'm running around all day looking at real estate with this person, I want to be comfortable, not jammed into a 1992 Nissan Sentra.

Each State has its own rules and regulations regarding Real Estate. Licensing usually requires passing a test and possibly also participating in course work for Continuing Education credit. It really depends upon the State you live in and what their particular requirements are. I'm sure you can Google search and find out quickly what your home state requires. You'd want to look for a State Real Estate Office or a Board of Registration for Real Estate. Then look for a Real Estate school. Alot of the Community Colleges have Real Estate course work as part of their curriculum Some Real Estate academy's have 3 day weekend courses that allow you to finish classroom quickly, rather then taking one class a week for three months. In Massachusetts the weekend course was close to $300 Basically there is no Degree awarded. You meet the hourly requirement for study, schedule yourself for the state test take the test and pass and viola. your licensed to sell Real Estate in your home state. Expenses you will have will be the cost of the classroom the cost to take the test and finally the cost to you to register in your state. Some larger Real Estate firms actually have their own classrooms setup to help new Sales Associates pass the test the first time. You should check that opportunity out as well Generally Real Estate Sales Associate positions are Commission only. So start your networking now get to know the people in your town and let them know your in the Real Estate business and good luck

Congratulations on your ABA!! It should go without saying that anytime you can build on your knowledge specific to your career is beneficial. Laws and real estate are state-specific, so not only will the knowledge you gain through additional schooling, but the initiative taken to build your resume will fair well in your job search. If you already have a goal as to who specifically you'd like as your employer, contact them and ask what it is they look for in an employee for just such a position. They may have specific directives that will point you in the right direction. Take it from someone who wishes she had done that BEFORE she spent four years in college only to then teach for a year and find out those 4 years were wasted. Q:i am looking into becoming an agent, i have my license but have not sold a home yet.. i am really hurting with money, i am working a full time job at night and currently supporting 3 kids and my wife. is it worth it to put all my extra time in starting my real estate career and suffer with the gas going up or is real estate so bad now and am i just wasting my time?
Times are very hard right now in real estate. Depending on your area, it could be months before you get any sales as a new agent. Research a few areas around you, and see where homes are still selling and concentrate on that area. You will have expenses such as newspaper ads, flyers, etc. to help get your name out there... or do alot of calling of friends, family and acquaintances. It might not be the best time to be getting into real estate, but it really depends on the area. Good luck!
Q:Ok I am working on getting my real estate license what are some ways to break into the Real Estate world other than becoming an apartment Leasing Consultant.
I don't know what real estate courses you're taking, but I recommend you stop because it sounds like you're not learning the fundamentals. EVERYONE knows that lease consulting is not the way to enter real estate. Most people enter it (with a license) to become a salesperson who SELLS real estate. Why would you enter it directly into property management or consulting if you don't have anyone to hire you for it (most of those people work for property management companies). You would enter it selling real estate. You will most likely start by helping realtors do open houses and ensuring an agreement is made between the two of you, you might get a cut of the sale, or keep the leads generated at open houses etc. That will be a good starting off point (I picked up two clients both looking to buy and one of them to sell as well with a budget of $1 Million to start). Or you can work as a licensed assistant as part of a team where you could be paid on salary or salary plus bonus or purely commission based. There's so many ways to approach real estate and you should delve deeper since your course doesn't do that for you.
Q:I signed the offer to purchase real estate on this past Saturday with the listing broker and my broker [represents me], but the seller did not sign it that day i.e., Saturday. On Sunday I had second thoughts so I told my broker don't want the house at 2 PM and she immediately told the listing broker the deal is off. The catch is on Sunday [time is unknown because no time stamp on fax] the seller signed the offer to purchase real estate. Is the offer to purchase real estate still valid and enforcable?The problem is the listing broker refuses to give me back the check, she deposited on this past Monday. I had my broker contact the listing broker, but that got no where. The listing broker supposely has hired a lawyer for consule. I don't want to go through an inspection to get out of it because it will cost a couple hundred dollars and would be a real hassle to face the listing broker not to mentioned the expiration date to do the inspection would be tomorrow i.e., 3/9.
Even if there is no time stamp on the fax, there should be a log in the incoming fax machine showing when the fax was received. By the way, what did the selling agent say to your agent when they were told that you were withdrawing your offer?
Q:I'm thinking about taking a course in real estate appraisal. I have no experience in real estate. Can anyone tell me if this is a difficult course? Also, could you find work in the field?
If you are curious about appraisal and want to take a course about it, I suggest a Basic Appraisal course at a local community college. There are several providers of real estate appraisal education. Most notable are the industry trade groups such as The Appraisal Institute or The National Association of Real Estate Appraisers. While this education is the best quality, it is oriented towards the experienced appraiser, occurs over a short period of time and it very expensive. Another option is a local real estate school. These places typically provide education for Realtors, Appraisers, and Inspectors. The Appraisal courses are usually 1 to 2 consecutive full days. Appraisers are required to have a certain curricullum of specific classes in order to obtain a license, and mandatory continuing education in order to renew the license every 2 years. While many providers will offer a course on the same topic, the course must meet minimum criteria to satisfy the licensure requirement. Therefore, a course in Basic Appraisal offered by The Appraisal Institute would qualify the same as Basic Appraisal offered by your local community college. Of course there is a world of difference in the style, cost and cache' of education, but I'm considering your lack of experience and speculative interest. Taking the class at the community college will cost less, spread the course over several weeks (no rush) and likely provide more interaction with the teacher in a relaxed environment. Prerequisites includes basic math, some technical writing and an eye for analytical detail. Appraisal is definitely a left brain profession.
Q:I’m planning on getting my real estate agents license in the next few months in California. I’ve heard that Century 21 and some other companies have their own courses. Is it better to attend their course or just a regular local real estate school. Also what companies are good for new agents.Any advice you can give is appreciated! Thanks!
If you can get Century 21 to give you the necessary courses to pass the state exam without paying a school. They have to teach you the classes that the Real Estate Board requires. Are you sure the classes at Century 21 are not the two classes you need after you get a conditional sales license? I went through the whole process of taking the right classes at Anthony Schools live, then took the state exam and passed. But I went to a few real estate companies and could not get hired because at the time in 2001 I did not have a computer or a car and I did not know how to generate my own leads. I thought they would provide leads but they didnt. I went to Prudential, Pacific Union and Howard Allen. These are in the bay ara.
