- If you like real estate as an asset class but don't have the money to buy properties yet, consider buying some kind of REIT (real estate investment trust) shares, which trade like stock shares. You won't have to have a lot of cash to start, though you will of course need some! As the first answer says (that answer gets my vote for best answer!), you don't want to borrow heavily to invest in real estate unless you're going to live in the property. Real estate prices move in both directions, and without putting money down, you can end up owing more on a loan than the value of the property you bought with that loan.

- I am a real estate appraiser- got my license nearly 20 years ago- and one thing you need to think about before you put out money for school, is that you need to apprentice too. You cannot get an appraisal license without apprenticing under a licensed appraiser for 2 years in addition to schooling. I get calls all the time from people wanting me to take them on as a trainee. In my area, it is tough to find a willing appraiser and I know of people who completed the schooling and were unable to find an appraiser to sponsor them. Might want to check on this first. Your state real estate appraisal board has a list of requirements and approved schools on their website.

- Hi Carlos, call a few broker's in your area, and ask them for a meeting to discuss whether RE make sense for you. What you learn in 5 weeks of real estate school teaches you absolutely nothing about the working relationship of Brokers and agents. For example who pays,Errors and omissions insurance, MLS dues, NJAR fees, and advertising fees? These are just a few of the various expenses realtors incur while running their business . I'm not trying to tell you don't do it, I'm just directing you to a better place than this forum to ask more insightful business questions.

- You need to choose 1 agent and they will represent you as a BUYING AGENT. They will find properties for you that suit your needs even though it is listed through a different listing agent. You need to get a preapproval first, which will give you more power when making an offer. Plus the agent will more likely help you once they know what you can afford. Keep in mind, if you find a house, alot more goes into buying than just a walkthru and say you want it. The mortgage loan process which involves income, credit score, debt to income ratio, downpayment, home inspection, appraisal, survey, title search etc. Good Luck in your search and definetly deal with one agent that will respresent you as a BUYING AGENT
