- Stay with the job that you are at and start your real estate career part time. That way you will still be able to afford to pay your bills because when you first start out as an agent it may take you 90 days before your first transaction. The time is excellent to go to real estate school now so that when the market starts to climb you will be able to get out there right away. If you wait until the market is good, you'll be in school while everyone else will be hitting the ground. Do not take online real estate classes if you want the expertise of an agent who may be teaching a course at your local college or an independent real estate school.

- You are wanting to do a number of things some you can do without a licence and others you must have one. 1) you can buy real estate and sell it without a licence. It must be you personally or you and a partner who buys it. If you do not reside in the property or if you buy it and sell it within 2 years you must pay capital gains tax. This is to stop people from flipping houses. as a business. 2) Real estate courses are offered at local colleges, universities etc. they are about $600.00 I'm not sure about Ontario but you must be referred by a real estate company. to take it. 3) a broker also requires a licence and you must have your real estate licence to get a brokers licence. There are many books available to advise people how to buy a home. and most Realtors will help you also. Canada has the Canadian Central Mortgage and Housing. it helps first time buyers to obtain 1st mortgages with only 5% down payment. Banks normally require a minimum of 10%. Talk to any real estate agent, they can advise you about courses, also the Ontario Real Estate Board will have information about dates, areas, costs etc of licencing courses.

- Q: I had my house listed with a real estate agent for 4-1/2 months. The commission was 5.6%. This contract expired the end of 2008 but it states that commission is owed if there is a sale 180 days from the ending date.I don't think I want to renew the listing right now as we didn't have much interest and no offers. Also, does this seem to be a normal contract? By boyfriend thinks I got screwed on the commission fee.
- What that language usually refers to is if the agent comes in with a buyer within that 180 days they can still get their commission - or if someone they showed it to originally (prevailing cause) ends up buying it from your or another realtor after their contract has expired. It should not refer to ANY sell of the property after the expiration of their contract and they would have to be able to prove 'prevailing cause'. That's fairly normal language, but 180 days seems to be a bit long. Either way, you normally would not have to worry about having to pay them for any typical sale through another realtor or otherwise after their contract has expired. 5.6% is a fairly low commission rate as the national average is 6% and in our area it is 7%. I don't think you got screwed on the commission amount. It would always be a good idea to have an attorney look at the contract to make sure, but common practice in most areas would reflect my comments above.

- ...and there are many landmines with prohibited transactions, like selling property to an IRA or having the IRA buy property that you would ever touch personally. You trip the wire, and all of a sudden your IRA ceases to exist and you're looking at a total distribution with loads of penalties on top of taxes. There are lots of scams out there related to real estate in an IRA. Not a good idea.

- In North Carolina, one can only become licensed as a real estate broker. The study for a real estate agent has been combined. Loyalty floats out the window when you become licensed. Your fellow co-workers will wonder if they can trust you around their clients and the services they offer. For instance: 1. As an Admin. ***'t, you are probably a salaried (or hourly) employee (guaranteed income). Sales people are paid by commissions. No sales - no income. 2. If you were to represent a client interested in buying one of your co-worker's listings, then they'd have to exclude you from conversations. For instance: Your co-worker represents Client A (Seller). Your client (Client B) is a Buyer. If Client A's property hasn't sold in 3 months, and confides to your colleague that s/he is willing to accept $20,000 less - and you overhear of it AND tell your Client B - (and Client B has possibly considered offering full price), then your colleague and Client A will feel cheated out of $20k. Its unlikely that the Broker-in-charge of your firm will allow you to be in both roles. And yes, the BIC can/will take a % of your commission.

When they touch basis on Depreciation and such, I get confused they say you can depreciate the land, building, and things like the pipes and wiring. - Yeah land usually wont depreciate, you could say it will appreciate to more value. Buildings and tools etc in business often use depreciation methods like double declining, 150% declining, or straight line method. Straight line seems to be pretty common, just look up this stuff at google for more and better articles to really explain it if you want. Basically anything that gets worse with age, depreciates. Ex. wires get more worn and worse over time, so they depreciate in value.

- You okorder , This way you will get the MLS listings directly from the companies that are listing the properties and most now have virtual tours you can take of the property. But of course there is no substitute for actually going to each property and looking at it for yourself. And of course get a home inspection before you purchase. Just my 2 cents.
