- Q:I just graduated college with a bachelor's in marketing and I decided that want to get into real estate as a career. I know I have to get licensed, take pre-licensing courses. However, do I get licensed before I apply to different agencies? Or should I do this while I'm taking the classes, or do these places like to wait until your licensed before they hear from you? Also, does it matter where you go to take these classes? Like, in college, the more prestigious the college the better? Or as long as you get your license, thats all that matters? I know these questions sound completely amateur and I have been doing research over the past few days but, I can't seem to get a straight answer. Thank you!
- Here's how you do it: Contact the two or three largest real estate firms in your area. Ask them about their pre-licensing exams. Most will offer them. Try to choose a company you might like to work with. But that's not a requirement. Take the pre-licensing classes in as short a time period as possible. A typical schedule might be two evenings a week and all day Saturday for 3 weeks. Something like that is good. Don't stretch it out over months. Reason: The only reason you're taking the classes is to pass the licensing exam. A lot of what you'll learn will have no real use...but you need to know it. So you cram it into your head. Don't do an online-only program. You'll need to ask questions and get understandable answers. Don't do it at a community college. Those programs take way too long--like 2 hours an evening once a week for 20 weeks. You'll forget most of it before you take your state exam. But it doesn't matter where else. No, it's not like choosing a prestigious college. The only thing--THE ONLY THING--that matters is getting the knowledge necessary to pass the state licensing exam. Once you pass the pre-licensing program, you then take the state licensing test. Once you pass it, you can work with (not for--you'll be an independent contractor) any brokerage you want. It makes sense to seriously consider the one that you took the pre-licensing courses with--but that's not required. As a newbie, look for one that offers continuing education and additional support. You'll get a lower commission, but it's worth it. They won't be interested in you until you get that state-issued license. Your questions are good. However, I don't understand how you could have been doing research for days and not getting a straight answer. That concerns me. Hope that helps.

- it all depends on the company you work for. RE can be the best thing and can be the worst business for yourself. Prepare to dedicate a lot of time building your business and clientel. Also referrals are a must to survive in this business

- To get a California truly property license you have got to take the California Real Estate scan. It does no longer topic wherein you are living. There are many books on the way to go the California REal property examination. Do a google seek.

- You need three things to be a real estate investor: 1. Capital (money). 2. Knowledge. 3. Patience. Forget trying to flip houses on a shoestring budget. Those days are over.

- Do TONS of research before a deal. You need very very thorough inspections and you want to be familiar with some local contractors and know how much they will charge to fix each thing. It would be very helpful, although not required if you had a real estate license. The real estate commissions will eat up a big chunk of profits if you have to pay realtors every time. If you can process the transactions yourself, you basically earn commission on your own sales. Plus you can probably work as a realtor for other buyer and sellers in addition to doing your own houses that you are trying to flip. My other advice is to become familiar with general construction practices. If you can do some of the work yourself, you save money by not paying contractors to do it. I recommend some business management classes, some real estate classes, and if you can find them, some construction management classes.

- Sounds like fraud to me. Look it up. Did you are taking the elemental licensing direction? Sorry, however I feel that if you're taking into account the way to cheat in simply getting the license then after you have it you are going to now not be an excessively well agent. But, I knew plenty of them in my day. Oh, incidentally, when you do have a license and do some thing that's said you'll be able to mainly be arrested for a prison. At least that's Florida legislation and I suspect that NY has identical legislation. I recommend you are taking the examination your self or discover another employment. Perhaps you would run for public workplace.

- depending on where you live, some colleges do not offer real estate courses. in most cases, you have to be state certified to work as a real estate salesperson. search real estate businesses and courses in your local area, then also look for your local government on the web. they should have an area of where and which schools are state certified to teach real estate. Sometimes they offer their courses online, for a fraction of the cost, as to actually attending a class room setting. Its really not that expensive. Actually, its a lot cheaper then attending a 'college'. Hope this helps!! Good luck.

- I wish to echo what Son Of Man and Andy stated about Allied, it is one of the best real estate schools in California to attend to prepare you for your real estate exam and license requirements. This is all the school do is prepare you to take and pass your state real estate exam. Taking a class through any school does not guarantee that you will be successful in any endeavor that you attempt. This include you attending a four year university such as USC, Stanford or Georgia Tech, there is no guarantee that you will be successful or even that you will complete the requirements of the school and graduate.
