- Hi, I do not do tax liens, however without a cash and no credit score, you'll uncover pre-foreclosed estate and tie up the estate with assignable acquire choice contracts and promote your contracts to different traders. I suppose with tax liens you have to have cash to shop for them and you then ought to wait to peer if the landlord finally ends up paying or now not. If they don't, you'll ought to evict them. I in my opinion can not evict any person from their residence. Good success and joyful making an investment. Regards
- Q: I'm interested in pursuing a career in real estate, but I'm worried about the possible lack of opportunities available in this career field during this economic recession. Are my fears justifiable, or do I have nothing to worry about? Also, what other real estate related careers are out there for someone who has a real estate license?
- A very important fact you must considered is majority of real estate agents are independent contracts not salary employees Therefore until you find a buyer, seller or renter you do not get paid; mean while you have accounts payable: MLS fees; your broker may charge fees of insurance etc; need a cell phone with lots of minutes; need a car to get around; need to pay marketing to get your name out, etc while no monies coming in into you land a sale in some manner or form also any monies you earned is taxable under a 1099, so you will owe state and federal taxes on the monies versus a salary employee where the taxes are taken out before you get your pay check
- Q: I am thinking about becoming a real estate agent and my college says I will need to major in finance. But that doesn't cover everything. Is this enough to pass the exam the state offers to become a real estate agent?
- Real Estate Agents are licensed professionals that typically engage in business through a broker. They are not employed by the broker, but are independent business agents of the broker. This business model will vary from broker to broker. The educational requirements vary from state to state.
- Q: Located in Florida now. After hours of reading, it seems the more certifications/licenses you have the better (as opposed to working your way up)Step 1 is attaining the following:- Florida Real Estate License- Florida Real Estate Appraisal License- Florida Real Estate Brokers License (Don't really see the point of this one)- CCIM Designation- (someone even mentioned a mortgage brokers license)And obviously in between read as much as I can on the field. After attaining these licenses, do I simply apply to work for a company?Should I try to get a job as soon as I get my basic license and get the others on the side over time, or is it best to get ALL of them ASAP and hit the ground running?Any advice here? I really want to make this happen, but it's a bit cloudy at this point and I would really appreciate some help.
- It is usually a RE salespersons license followed by a brokers license. You can obtain the salespersons one yourself but you must work under a broker for at least a period of one year before you can get your brokers license. You need to look up your states requirements before you do anything else.
- Q: After getting my license, is it possible for me to have a successful full-time job as a real estate agent. I don't have many contacts but I know I would love it. Any advice?
- It is always possible. Some real estate rookies come in and make huge sums of money. There are three things these people have: contacts, drive, and perseverance. The rule of thumb in any sales job is that it takes about six months to get a steady income. In real estate it can take years, but doesn't have to. I remember my first day as a real estate agent. Everyone told me it would take forever. I had floor that day and I had a contract in my hand before I left. I recommend, at least while you are getting started, that you have a secondary income. It is great if you are young and living with your parents, older with a pension, or if your spouse has a good job. If you are the sole bread winner, it can be tough. Make sure you have enough money in savings before you quit your job. Many real estate offices require that you pay them to work there. Make sure you are comfortable with your commission split. You can expect to see anything from a 50% commission split, but no office fees, to 100% commission split but you pay a large office fee. There will be many options in between. I could go on and on, but email me and I'll be happy to answer specific questions. Ultimately, your success or failure is dependent on how hard you are willing to work. If you want to learn how do really make it, find a job as a real estate assistant, once you get your license, it shouldn't be difficult. As an assistant, you will receive a paycheck while learning the ropes. What you learn in school is how to pass the test. But it doesn't teach you how to succeed.
- Q: I am thinking about starting a career in real estate. I just left my job due to too much time being spent away from home (4 days at a time). I don't need medical benefits and I really don't have many bills (probably around $1200 or so). So I guess my question is, is this something I can realistically do full time right out of the gate. I would be working with Prudential Realty.
- If you are looking to make a career change, we know that a lot of research must be done and many questions need to be answered. A career in real estate is not just a job, it’s a career. The interview process and qualifications are much different than most of the job postings that you see in the newspaper or on the various internet job sites. A career in real estate is more about you and your willingness to venture into an unknown field that you have no experience in. Real estate is much different than the normal 9-5 job. There are no specific qualifications that are required as many positions do. Some of the qualifications that are desirable in real estate are good people skills, determination, motivation, a strong desire to be successful and most of all, a genuine desire to help people.
- Q: My dad recently informed me about a career in real estate. Im currently a junior and its getting to that point where i need to really learn about what i want to do. My mother says that she does not want me to do real estate. I dont know why and i would like to know more about it.What are the downfalls? How hard is it to get into real estate? What are the upsides? How much money do you make?Is it a good profession?Any additional information would be good i really want to know about it in a simple way!
- Real estate business is not easy to do. There are many things should have to be cosidered. If you are real estate agent then its depend how many months experience you have. How many clients do you have, how much you charge from clients. A real estate broker typically receives a payment called a commission for successfully matching a seller's real estate with a buyer such that a sale can be made. This commission can be divided up with other participating real estate brokers or agents when applicable.
- Q: Does anyone know of an online program or college that will qualify me to become a real estate broker and take the test? I'm currently going to the university of phoenix for business marketing and wanted to know if the credits that I earn will qualify me. If not, does anyone have any suggestions of online programs or anything to become a reaal estate broker? Thanks
- The rules vary by state, and according to some previous posts on YA, the only thing your credits help with is waiving some of the broker requirements. Supposedly, a BA or BS waives the 3 years as an agent requirement to take the broker's test, but again, that is information that has been posted here and I have not verified it since I'm not in California and it doesn't effect me. I took my course through online ed, through a RE brokerage in my city. Contact RE brokerages to see if they offer the course.
- Q: Ok, I'm thinking about changing my whole outlook on a career, mostly because i HATE my job and it's going no where fast. I want to get into real estate because after applying for job after job that I know I'll hate, I've decided that would be interesting. Here's the thing, I don't know how to start. Should I get the license first? Would companies hire you and train you while you go to classes? How does it work traditionally? I've been on the big companies websites and requested information, but haven't received anything yet. Just need a little inspiration from someone who's been there. THANKS!!
