- Here in Michigan you study and take an exam and are sponsored for your license by a local firm. Then there are continuing class every couple of years or so. As for the money, it is a strictly commission based job and very competitive you usually end up splitting 7-10% of the sale price of the house with the other broker in the transaction. Check your local papers sunday want ads (under sales jobs) for seminars on how to start in real estate sales, they are usually 1-2 hours long and explain how the system works in your area.
- Q: We had an interesting situation happen recently. We are selling our home For Sale By Owner. We had an interested party call us up, talk to us about 10 minutes, and schedule a showing of our hope. They came, looked around and seemed VERY interested. They mentioned they were working with a real-estate agent, and we said we didn't have a problem with that.Anyway, we haven't seen the couple since, two days later the real-estate agent gets a hold of us and tells us he'd like to meet with us tonight to discuss with us the couple and their intentions. I say yeah, he tells me he's going to call us at 6pm that night and come over soon after that.He calls me again 30 minutes later, and says he is about to meet with the prospective buyers. He then starts asking me some very probing questions, specifically trying to find out the exact amount we'd sell the house for. I quickly tell him it's up to the offer price, and who is paying closing costs/ his commission.
- I would not chalk this up to fraud. Possibly just an agent trying to list your home. You should have been able to find some type information on him if he was an agent. (In Pennsylvania you can look up the person's name online to see if they hold a valid real estate liscense ... check to see if your state has the same thing. You can also go to realtor.org and type in their name to see if it comes up .... but keep in mind not all real estate agents are Realtors so they may not be on this list.) You do need to be careful because he may have been a friend trying to find out how low you would go on their price. You did good by saying the price will depend on who is paying the commission. If things do not work out with these people, the next time someone comes through and says they are working with an agent, ask them for the name of the agent and what company they work for so you can check him/her out ahead of time (and so you know who will be calling you). Something to note: There are times when someone selling for sale by owner will pay an agent a comission to bring them a qualified buyer. But, they are still working for the buyer. Also, in some cases, you will still need to handle everything on your side of the transaction. Make sure you know how the paperwork is going to be handled and make sure you have someone to represent you, whether it be an attorney or a friend in the business. Good Luck!

- Each state is different and this is the World Wide Web.. You can get a lot of great advice here but I would suggest going to a couple local real estate office in your area and talk to them. Call make an appt. I am recently licensed and this is what I did. I was surprised how eager different broker were to talk to me. As far as pay, don't expect any for a while. Expect to pay out. I currently have a good paying job and plan on basically just advertising and marketing myself for a year before I make any decision wether or not to make this a full time career. In may area I figure I would have to selll 3-4 homes a month to beat my current salary. We do have large farms, if I could break into that I would only need to sel 3-4 of them a year.
- Q: I am changing careers and I want to obtain a real estate sales person license. I am considering Kaplan school as I need to take online classes. Thoughts, reviews or suggestions on this school? Does an employer care what school you get your license from?
- Law is the type of carrier that you will have to ALWAYS continue studying, updating, learning the new laws, etc. There are an insane amount of lawyers out there and the older we are the hardest it is to succeed in this field. Not to mention that like you said you will be in debt for something you are not sure you will get your money back for those loans + survive. I would go for the Real Estate or Loan Officer license because your investment is very little if any, most anyone out there can do it, the market is going to stabilize in about a year, and is very rewarding. (You won't have to defend a criminal knowing he/she is guilty) but rather help someone else fulfill a dream. Good luck!
- Q: I am just working on becoming licensed as a real estate agent in Michigan, I have found 2 brokerages that I really like and am working on narrowing it down to 1, any tips as I begin this career I have full researched it and know the risks and the disadvantages. - Good day TJ, Real Estate is a great career to persue as long as you have the patience. But I am sure you know that, I am not a Realtor but I do own a Title Company here in Florida, my background has been on marketing and I can give you a few tips. The one strongest and most effective method of marketing is Word of Mouth, make sure that anyone and everyone that you come in contact with knows that you are a Realtor, be confident when you speak to them, about your company, people sense your strength and weaknesses by the way you speak. Concider your business cards as little seeds, the more that you plant the most likely that you are going to have positive results. After you make a few sales and the customers are happy, ask them to send you some referrals, it never hurts to ask, keep in contact with them, do not be like many other Realtors and make the sale and forget about them, know their birthdays, spouses birthdays, you always want to continue building reports with them. Follow up and Follow through. Remember that you are what you say in this business. I would stay away from spending money on advertising on the beginning, but once you get rolling, then I would invest some money but if you have happy customers, they are the ones that will keep you busy all of the time. Find a company that is willing to teach you and continue training you on all of the marketing and selling techniques that are available for you. - Q: Hi, My listing on Yahoo Real Estate shows up on the search, but when you click on the picture of the listing the link does not lead to the details page. It leads to this message "Sorry, the page you requested was not found." So, no one can see my listing detail or contact info. I have tried to straighten out this with Yahoo for 36 hours now with no results. Any idea how to solve this problem? Thanks.Francis
- Yahoo okorder to get your listing fixed. The Help Desk is busy since there are so many other problems happening at the same time. Keep track of the number of days that your listing is not clickable. You can ask for a refund of your payment. You personally can not fix the problem.
- Q: Ok. I live in New Jersey. I have a full time job that is smooth, and I go to school part time. On the weekends I had a part time also. But I want to get into something else part time. And I'm not really willing to leave my regualar job.....yet. lol. I know the market is down, and who knows when it will pick up. I live in North East Jersey, and a co-worker gave me a brochure for a list of schools. I can get my training in 5 weeks and be done by August. My question is, will it be worth it? I know of a couple of people who've done it and are sooo sooo good at it and yea,....they have MONEY. lol. I want to make money on the side. My financial advisor suggested selling insurance, but I dont know about that. He said the market is saturated with Real Estate people so I don't know. Some say go for it, others say don't. I just need to make some extra money. More than what my part time job offers. And my degree is still a few years away. I mean something for now. Please help. Thanks =)
- I agree with godged. It's very tough to work real estate p/t and be even remotely successful. A good way to get a feel for the business is to work as an assistant to a successful real estate salesperson (not a receptionist in a brokerage). The wages will be crap, but you're there for experience. You want to find out if you're cut out for RE, and this is a great way to do it. Checkout CL for positions or be a real go-getter (you are one right?) or call brokerages and ask for their top producers who might benefit from an assistant. RE people are making less money now, so he/she will be worried about overhead. Offer to do it for 3 months for minimum wage. Then they can evaluate and see that having you around helps them make more money. In an ideal world, you'll get your license and start working their open houses, working their lower priority listings, and basically partner up with him/her to break into the game. Good luck!
