Q: I'm in Architecture school (want to be a developer and design my own projects).I'm currently working for a broker and planning on getting my broker's license as well.Is this a good way of getting experience towards getting a job at a Real Estate Development company after graduation?I have an associates in Real Estate and soon a Bachelors of architecture. In the future I might get an MBA in Finance. Is this a good plan or what do you recommend?: No... the real estate agent route will not get you there. In most states, getting a broker's license takes 3 years of being an RE agent, and it does not really help you in development projects... you will save the 3% on buying of the land and selling of the properties, but there are other ways to recoup those costs (just being an agent, or having a referral license come to mind. If you want to be a developer: work for a developer, if you are learning architecture, you hae skills they would need. Other options; engineering (civil) firms, City or county planners office, Large local utilities (gas/water/electricity) in their development office. Real estate management company might help also.... HUD... a bank that has real estate holdings...lots of options... RE broker is not one.

Q: What do you need to have a profitable company dealing in Real Estates ?: A person becomes a real estate agent by attending a certain number of hours of training, passing a state test and obtaining a license to engage in real estate sales from the state where they will work.

Q: I am interested in Real Estate , Criminology, Psychology, and Social Work ! Which in your opinon is a better career to get into !How would I go about getting a liscense for real estate, and how long would it take? Would I be able to take criminology for my bachelors and social work or psychology for my masters?Would I be able to take a real estate course while doing one of the others?Please HELP!: Those are both lucrative and prestigious careers, so it depends on your aptitude and interest which is the better line of work you want to pursue. To get a real estate license involves in-depth study, and then you have to take and pass the exam in the state where you plan to work. Some states are reciprocal, which means your license may be valid in other states besides the one you're planning to work in. Let me warn you, however, that the test is not easy, and many people fail to pass it on the first try. However, you can repeat it as many times as you wish. With regard to the other careers, you'd have to check with the universities offering the courses to find out the requirements and what courses you need to take. I would not recommend taking too many classes at one time. The real estate course in itself requires intense study. You are to be admired for your ambition, but don't bog yourself down with too much, as it will defeat your purpose. Settle on one thing at a time, and you'll have better luck.

Q: I see prices are being driven up by investors buying houses 20 or 30 thousand dollars over the fair price of the home. In my area I see prices have gone up like 60K in 2 years and with all the ghost inventory I get the feeling this can't be good. I just looked at a house last week and I see the estimate on every real estate website is like 30K under what the sellers are asking for it. Now if this home sells for that or even higher is just going to drive the price up for all other properties in the area, it's insane!: the us dollar will lose its reserve status in the next year or two and then houses and everything else will be dirt cheap. if you happen to have any other denomination besides us dollars then, you can make a killing on houses.

Q: Our friend is a real estate agent. He just sold the house that we are living in. We have been looking for a new home for a long time, but can't find anything pre-existing that we want to buy despite his best efforts. We have decided to build new. We know the builder well and I am an attorney so I feel completely comfortable proceeding with new construction without the help of our friend. We could add 1-3% to the sales price so that we can give our friend a commission, but that would be stretching our budget more than I feel comfortable. Help?: I understand your dilemma and would be in the same quandary if in your seat. I’m certain that you can handle the transaction by yourself. Just a little side note- Perhaps you may be aware that in some states, an attorney may apply to sell real estate without taking real estate educational courses. Practicing attorneys (members of the State Bar) exceed the educational requirements for salesperson licensees, and meet the educational requirements for broker licensees. In addition, some state laws provide broker licensees expanded abilities for practicing attorneys. I just thought that this is an interesting fact. Being loyal to a friend is a very important and frequently overlooked virtue. With that said, here's my answer as follows: Stretching your budget to pay an unnecessary fee just isn't practical. Neither is bickering with your spouse. I would explain to your friend that funds are tight, but that you looked at every possible way to pay them a fee. Perhaps you could take them out for lunch and have a heart- to- heart discussion. Promise that you will spread their name around in a positive manner to friends, family, neighbors, and colleagues. A real estate sales person will appreciate your referrals and provide them with instant credibility. People who are not your real friend will not accept any excuse as being satisfactory; true friends really don't need an excuse.

Q: I am really interested in investment/residential real estate. I just started taking classes for real estate any tips or pointers or information you can share on how to get started in residential real estate?? I really want to own a lot of apartments and condos. However, is single family homes better to start off with??? So, I'm looking for any advice on how to get started inresidential/ investment real estate???: It's good to get to know people who are already doing what you would like to be doing. You might even be able to do some bird-dogging for an experienced investor for awhile which is how some people get their start.

Q: I would like to know how the whole process of buying real estate works. What I mean by this is house does buying a home to live in work. Also, I would like to know how buying land works, and where would be a good place to look to find inexpensive land. I have had a general plan for some time, now. What I am looking to do is buy some land and build my own house, myself. The only problem is that I do not know how the whole buying process works. I'm NOT a spammer, NOT affiliated with Carleton Sheets, NOR make a penny by saying this but I actually began my career by watching late night infomercials by him and Russ Whitney and bought these programs and the returns over the years are incalculable. I'm sure you can find these free somewhere now on the net, library etc. but suggest you buy since I think in those programs (I have the bank account to show it). Just seems fair for their time. Anywho, the biggest thing to remember is DON'T use banks if possible. I found partners, angels (private investors), creative financing, even trading a truck for a down payment on a rental, etc... and never borrowed a dime from a bank. It's common sense. Building/buying a personal home is TOTALLY different than investment real estate. I'll make it simple. EDUCATE yourself (I started before the net and now there are TONS of resourses available). I believe in basics. Beg, borrow, steal, buy, whatever Carleton Sheets course and just read it first. You WILL know where to go from there because it will open your mind. Q: I am fixing to take my real estate test with the economy the way it is would you reccomend it: It is always good to have the real estate education but remember this, if you take the licensing test you are restricted in some ways regarding real estate rules.
