- Q:I have a job interview to become a real estate agent. It's supposed to be flexible hours and I can work part time. Since I like learning new things and improving my resume, I want to give it a try. I will be working a regular job and I am planning to make real estate part time for now. - Industry is in a leveling cycle. The real estate market took an upturn in 1990 and many profits were given to the sellers which were not earned. Now the market is in a give back mode which the sellers are in losing profits and buyers are the takers. The rents are high but the price of homes are low. this is a buyers market and will continue for another 2 and one quarter years or June 2013. As taxes are lowered new investors and buyers will move to fill the vacant homes and properties. New home starts will begin in 2013 again but very slowly as the builders are still at losses. Growth in real Estate is slowly growing as the homes are either destroyed or bought up. The only factor is resale and area.

- I would suggest talking to a Real Estate Company and find out. Contact someone who would know more about the requirements.

- I fairly dont think its that easy. I'm reasonably getting began in a similair field and there are tons of matters that have got to be included. You have to find real property people. You want lots of capitol or traders in case you dont have them. Unless you need to run a number of credit. You must have a good eye and understand what you need and what is gona make you money. I might be going to open residences on weekends and continually checking the mls. I would even be following the valuers of residences in detailed areas and see how so much flats are for rent so you recognize what that you may expect. I'd additionally recomend now not skimping on inspectors in view that surprising issues can turn an funding right into a loss. Good good fortune.

- Q:Hi, I'm trying to buy a restaurant right now. I already signed the purchase agreement. So far I don't have my own agent. The agent hired by the seller tells me what to do next. That is because this agent told me that since the purchase price of the restaurant is kind of low, I shouldn't hire my agent. Well she said so, so I didn't hire anyone, and I thought she is going to help me for every little thing as my agent as well because she is getting double commission. But she is not doing as well as i expected. When I ask help for something she simply tells me to figure out by myself. Also, i talked with restaurant owners about my situation, they all say I should have my agent. So I want to hire my own real estate agent But I don't know if I can do so now. I already signed the purchase agreement, and escrow is about to open. Is it too late to hire my own agent?? Someone help me!!!
- Hey come on.. there is no time limit on hiring an agent.. the other agent does not want you to hire someone because they don't want to share the commission... call someone in your area who calls themselves a buyers agent.. they will assist you and look out for your best interests.. a sellers agent cannot assist you.. it is a bit unethical if not a down right conflict of interests.. tell the seller that you will not put up the escrow money until you are positive about all the legal arraingments.. if it delays the closing then so be it.. STAND UP for yourself.. because no one will do it for you.. hire a buyers agent.. or consult with a realestate lawyer... I think once you inform the sellers agent of your intentions.. they will be a lot nicer.. there is an old saying If we are going to argue, I am going to hold the money.. remenber, you hold the money and do not part with it until you get what you want.. You have the control of the money.. keep it.. MONEY TALKS... as long as you hold the money.. YOU are the BOSS..
- Q:Chapter 1 the very first paragraph: "Only a century ago, buyers had few protection from unscrupulous sellers real estate agents. Instead, the Common-Law doctrine of caveat emptor (Latin phrase-let the buyer beware) prevailed." I've read it several times and every new time I read it's getting more complicating; this is chapter 1 and it has not yet covered anything about common-law. Besides that I also don't understand why the author is continuing the second sentence with the word 'Instead.' I already don't like the way the author has written this book. Please help if possible.
- This has nothing to do with common law, at least not current common law. What this says is: 100 years ago, buyers of real estate were at the mercy of anyone selling real estate. Since there was no licensing at that time, many people in the real estate business were not ethical people. The agents and sellers represented only the sellers of real estate. There was no buyer representation. Buyers were left on their own to find their way thru a transaction. Ignore the instead. A common-law doctrine simply mean the law of the land (at that time); how it was done at that time. Caveat Emptor does mean let the buyer beware. By this, it was meant that buyers were solely responsible for knowing everything they needed to know about the property; there were no disclosure laws. What that says, in a nutshell, is: 100 years ago, people selling real estate were all about themselves and that the buyers needed to know exactly what they were getting into because no one was watching out for them in a real estate transaction.
- Q:I see a lot of advertisements on craigslist re: real estate investment with no credit check, no own money involve, etc.. Is there any truth in this? I would like to get involve in real estate investing hoping that it will be a pathway to financial freedom, but i have no money to invest.
- It's a scam. They're trying to sell you a Get Rich Quick system. Run away.
