You would need a real estate license to sell and list real estate. You might consider attending a design school to get a diploma in this career field. - Stay with the job that you are at and start your real estate career part time. That way you will still be able to afford to pay your bills because when you first start out as an agent it may take you 90 days before your first transaction. The time is excellent to go to real estate school now so that when the market starts to climb you will be able to get out there right away. If you wait until the market is good, you'll be in school while everyone else will be hitting the ground. Do not take online real estate classes if you want the expertise of an agent who may be teaching a course at your local college or an independent real estate school.

- question. Did you take the course online or in person/classroom. I'm betting you took the course online. The only purpose of the course is to help you pass the test. Online they teach you all the materials, which you have found out is NOT on the test. In classroom, teach for the test. I would use the PSI exam questions online and in the back of the book. Also check to see if any large real estate firms that offer the class room train (LONG AND FOSTER?) have a 1 day review session. Most do. The way that I studied was to answer each chapter's quiz in the back of the book. And then study only the material that I missed. I did this over and over until I could answer all the questions without failing any. I would also check with the local board of realtors in Burlington county and ask if they know of any real estate schools. Maybe coldwell bank, century 21 or other large companies have schools for the review class.

- If flipping houses is your goal then you don't need to be a real estate agent. As a matter of fact being one might actually work again you as they have very strict laws and a code of conduct they must follow. For example, as an agent, you cannot put your personal needs above the clients. If you are trying to sell a house you own you immediately have a conflict of interest because your need to make a profit conflicts with the desire of the client to get the house for the best possible price.

- well im not sure, but just think if a house costs $300,000 with 7% interest - you're paying back a TOTAL of $718,560, in which $418,560 is ONLY interest. That means you've paid almost TWO AND A HALF TIMES the amount the house cost. so you're JIPPING the bank out of almost HALF A MILLION dollars if you pay ALL cash.

- Your mother should check to see what is required to be a real estate appraiser in Tennessee. Every state has different requirements. In Texas, the Texas Real Estate Commission web site would have that information. Perhaps the same is true in Tennessee. Here an appraiser has to take quite a few courses, and pass the tests, and then has to take a licensing test. After that, you become an apprentice and have to work under a fully licensed appraiser for a period of time before you can do work on your own as an appraiser. I would not recommend that she pursue a career as a real estate agent unless she has researched it thoroughly. It can be a very rewarding career, and there are some that can earn a good living. But, there are many more licensed agents that drop out the first year because it takes a while to get established enough to earn a decent living. If your mother has always been a salaried employee, she may find the stress of being an independent contractor too much to handle.
