Q: best way to incorporate for real estate?
It depends on what your asset base is, how that is structured, type of real estate invested in, and several other factors. Are you thinking of doing this for liablity protection or for tax reasons? is this commercial or residental property? What state is it in because each state has different tax rates, different incorporation rules and costs and taxs. Without knowing more; I can't tell you which if ANY form of company id is right or cost effective. As a general rule MOST rental residental property should be held in an LLC.
Q: I Want to open a real estate company in New Jersey, so i want to know the step by step procedures for opening Real Estate Company in New Jersey. I also would like to know what you need to study to work in Real Estate Company. Is having a Degree in Business Administration is Ok to work in Real Estate Company.Appretiate All The AnswersThanks.
You would need to get your Brokers license first.
Q: I want to flip houses full time when I'm older (I'm a teen now). How should I go about it? Do I need to become an independent real estate agent? Do I need a 4 year college degree or just a few business classes? Thanks.
Given the market and future expectations, start with a big bankroll. The days of making large amounts of money from flipping houses is probably past. Predictions are that the market will not recover for about another year and after that, appreciation will subside to about 4 to 5% a year. Unless you can pay cash for the property, it is probable that the costs of buying and selling plus the financing costs will eat up whatever profit you might make. While you do not need a degree or a real estate license to do this, I would suggest some basic investment courses and possibly some decent business management courses (where they teach about ROI, etc.).
Q: I have been in car sales and I cannot stand it. The hours are long and you are stuck in the same place for 10 to 12 hours at a time. I am wondering if real estate sales is similar or Is it much different?
The real estate career is much more gratifying. YOu come closer to being your own boss. But it is very similar to car-sales in many ways. The companies hire too many salesmen. Some states have 90,000 realty agents. You have to generate your own business. It's hard to get anyone to hire you when you have only been in the realty business for 1-6 months. Most car salesmen fail. Most realty agents fail. Not because they aren't good enuf or smart enuf. It's just that the competition is so fierce. If you switch to real estate, do it when you have built up your savings account. You will be living on that. If you last 3 years, you will have a wonderful career.
Q: Whats the best way to approach cold calling a large commercial real estate firm about career opportunities? I'm a recent a graduate with a Finance and Economics degree, but I don't have a real estate license...
You don't need a real estate license in order to apply for a job with a commercial real estate company, plenty of people work for commercial real estate companies in positions that don't require one. If you want to go into leasing then you'd need one. What position are you looking for, corporate accounting and finance etc? I guess just submit your resume and ask for a business card for the person who you could speak to then make a follow up call a couple days later.
Q: I am interested in becoming a Real Estate Agent. I live just outside of Columbia South Carolina. What I would like to know is how much does it generally cost to start up I have a friend of a friend that said as soon as I obtain my provisional license she can get me on with her agency. What is the avergae pay for a beginner? How do the hours work? Do you work mostly from home or an office? The hours, are they mostly weeknights and weekends? A general run down would be great. I have always worked an 8-5 job and am a little intimidated by the uncertainty that comes with this field. I guess just explain the details. Thanks
Look online for Real Estate Schools in your city. Take the classes. Anything you need to know about becoming a real estate Agent will be taught in the Real Estate Course. In New York City, once one has passed the Real Estate Test and becomes a Real Esate Agent he or she must work under a Real Estate Broker to become familiar with the Real Esate Industry. Ask your questions of the Real Estate School that you will attend.
Q: I'm 19, and I've been reading a lot about how investments in real estate make one rich. Is this true? I LOVE real estate and owning properties has always caught my attention and I now want to make it happen. How can I make it happen? Thanks!
1st get good paying job 30,000 -50000 yearly then live on half as u save the rest. 2nd read in library. 3rd find some one who is doing what u want to do. intern under them for 2-5yrs. 4 go out and do it. 5 bankruptcy is often a side effect of going tooo fast.
Q: What schooling and what not do you need to become a real Estate agent and is it a good field to get into? Also what does this job involve a person to do?
google your state's Real Estate board of licensing. it is not an employee business , u have to hustle to earn an income. the top 20% make 70% of the sales. the bottom 80% make 30% of sales. many do not get through their first five year. most need a second income their first 3 years. do your research.
Q: I'm looking to start investing abroad in Real Estate. I would like to buy properties in other countries say for example Japan where the Dollar is worth a lot and either rent these properties out and collect a steady profit, or selling them. My question is how do I go about doing this, does anyone have any advice, book suggestions, anything really? I'd very much appreciate it thank you.
Usually, you'll need to have access to considerable capital to invest in commercial (anything that makes you money) property abroad. I'm talking several million dollars or more. You'll have to engage a real estate lawyer, a realtor, and a broker in these foreign lands. They aren't going to mess with any one with small potatoes, so you're going to have to bring all your chips to the table. Too risky for them to do otherwise. You also usually have to have a partner who is a national of that country, as foreigners typically cannot own property in most places outright (100% on their own). The question is, will you trust that person with your investment? There are many horror stories of how people lost their life savings doing this type of thing. Usually an individual will not be able to tolerate this level of risk. Stick with the typical domestic investments and keep more of your money - stocks, bonds, funds, etc.
Q: I am considering this propgram, I want an MBA in real estate and no one in my area offers the real estate concentration. Marylhurst offers MBA in real estate online. I would like to get input on school, degree, employer view, ect, anything helps thanks
Why would you do such a boring subject? It might pay in the future, but money certainly does not bring happiness...Look at the UK's Open University, which is the worlds biggest online and distance learning university, with the largest research base. See if there are any subjects they are offering which wet your appetite...Also, a British degree is worth ten times more than an American one, its always been that way!
